You can sell the created owner finance for a discount.

You can as long as the seller receives what you agreed to. But, it can always be assigned to another investor for a fee.

Yes buying seller financed is a good way so long as you can find the seller. If listed retail on MLS you will have a difficult time getting list broker to get seller to negotiate with a buyer seeking this. No title company can do the deal. They are not equipped to handle the paperwork and SAFE act compliance. You have to have a loan service company, RMLO firm that will handle documents and service the loan. In my State state’s safe act has more teeth than the Fed’s so best to have licensed firm handling the documents and servicing.

I value your feedback. I want to clarify that most deals that investors finance through the seller are not listed on the Multiple Listing Service (MLS). However, it is still possible to do so, and we have successfully closed several deals like this over the past few months. Depending on your area, title companies can close these types of deals. I hope this information is helpful for my viewers.

All that you did is true if it's individual to individual, but the rules all change if it's b2b or b2 individual, the business (LLC) can be the servicer. Title companies can close this, but you don't need one even though I HIGHLY recommend using one.

@@ChrisGoff Yes, finding off market under market deals is always my goal, but that are not plentiful in a the hyper inflated markets where multiple offers over list were the norm until the bottom fell out after the 2022 peak, of past several years in my buy box sub-markets. Most real estate listings are retail real estate listed on mls. My hope is more distressed seller deals will be coming to pass. Please let me know of the names of title company that will do seller financed deals in Texas, NM, or OK. I deal mostly with statewide firms such as independence title or national firms such as Stewart. They are goog on some deals, but reluctant on creative deals. They also don't help with loan servicing. In my home state and the other two states I use licensed RMLO firms that handle the docs and service the loan. Buyer usually paying the loan service fee. In TX executory contracts are not favored so best to use the RMLO firms to be in compliance. State law also does not allow for any early payoff penalties

@@thrivecartuniversity Not in my home State, Texas, does not matter who is seller or who is buyer on executory contracts. A person or a entity on residential real estate or raw land. Best practice is to use a licensed RMLO firm for compliance with State and Federal SAFE Act and usually service the loan. Easier and less time to let another firm service the loan, issue statements, keep records.
