Please mention whether the neighborhoods have Mello-Roos tax and what the HOA monthly cost is. Thank you for mentioning the flooding in Wilton. What is the temperature range for the year. What is the ratio or percentage of single story vs two story homes? What is the range of home age? How's the zoo coming along?

I live near the Bradshaw side of elk grove and i love it. It's a little more rural, with abundance of open land. Hopefully we do not build on it, as the open landscape is beautiful to look at.

Also, can you guys explain in detail what a mellow roos tax is and if it's slapped on every property in Elk Grove and Placer County? Thanks guys!
