I love the backyard area space leading to the pool...a great area for sports or a great space for pets to run around or just a good chill out space. I also love Master bedroom & that incredible views on the rooftop deck and see the valley views on a beautiful day definitely is nice. This is the first half me in Encino with awful black and dark brown tones. Encino got the best homes in L.A. just because the home are generally very relaxing in clear colors, that emanate such positive energy. Anyway is a beautiful home😊

It's a very nice house but Darren didn't show the pantry or the garage. But I do know the garage is only a 2 car garage, and the for the asking price of $12,995,000 MILLIION DOLLARS, I'd want more than just a small 2 car garage. At the very least when building this house they could have made it a tandem garage space, especially for that price point. But besides that, I do like the fact that the backyard is very large for entertaining.

Very nice. Not a cloud in the sky is your catchphrase. You can even use it blatantly when there are clouds in the sky :) Outdoor pool table is pretty nice, might need a cover. It's not wildly imaginative architecture but it has the features to say you've made it. Might have to come down past 10 million.

We are moving from NYC (after being born here and living here for over 40 years) and the number of neighborhoods there are to choose from in and around LA is so overwhelming. I suppose schools and work commute will always drive the decision on where to live. What is the price range for an ocean view property in Pacific Palisades? Quite high I imagine.

NOOO why??? Just speak normally dude. Whenever i here someone speaking with that up-down-up-up---up silly cadence i automatically tune out. JP does it, Enes does it and you do it. Trying to do a tour whilst speaking in one continuous flow results in a breathless sing song buzzword laden word salad. Just talk like your showing your best friend around the house ie, naturally. Jason matouk does it the best. You don't need to list off EVERY single thing. Quality over quantity is best
