One point that should me mentioned IMO is that the 2 bedroom Fairway Villas units have the AC compressor on the Lanai! Very bad plan. We have stayed at Kolea. Absolutely loved it. Beach Villas. Great experience. Vista Waikoloa. Surprisingly nice. Would defiantly stay there again. And at Fairways 2 bedroom. Never again. Have to turn off the AC if you want to enjoy the Lanai.

Kolea is our go to when we are on the Big Island! The beach area just beyond the pool gate, the top floor ocean views and the amenities at Hilton (as a guest of Kolea) keeps us coming back. We dream of owning one day but I think the HOA will keep us from getting there as owners....

They do cash flow good though, and that eats up those HOA costs.

Excellent rundown of Waikoloa Beach Resort. We have only stayed at the Waikoloa Beach Villas (which also have elevators) and the Fairway Villas, but I would rank them exactly as you did for exactly the same reasons you stated. Price points loosely follow that ranking too, as one would guess. Kolea is gorgeous and some of the buildings have stunning (and pricey) views. I love the whole resort and when we're there, it reminds us of Ko Olina Resort on Oahu, where we have lived twice in the Coconut Plantation complex across the street from Disney (which wasn't there when we were).
