Go to the planning portal for your location and you can see properties where they've applied for planning permission and have either been granted or refused planning permission. It's great article 4 areas as you can see who is applying for HMOs within that area.

Great video Arsh, but majority of rooms I see on Spareroom seem to be people already trying to do R2R for example or have their rent at a price per room of what we would normally have it as or close to it meaning not much if any profit to be had
