I'm a real estate investor and buying a house would be your first mistake. A home is a liability not an asset. Buy nothing less than a duplex, live in one side and your tenant will cover your mortgage and you will be basically live for free. A fourplex even is better because then that fourth unit will be pure profit. Saving money instead of investing it would be your second mistake.

@gandr.e.5136 not all investments work out and as a carpenter who has worked for plenty of landlords it's not all good. Try to evict someone and they basically live for free for 4-6 months while trashing the place so bad the owner has to redo the entire unit. You can buy a house live in it and spruce it up and 3 years later sell it for a profit. Buy a little bigger house and something and then within 10+/- years your in a $500,000 home with a $200,000 or less mortgage. There are many different ways.

Nothing will eat you alive financially like medical bills in the U.S. I lived in the U.S for around 20yrs, I got sick and despite having never missed an insurance payment, the insurance company told me: "SOL, You have a pre-existing condition." I negotiated the bill down, it still cost me mid 5 figures out of pocket. This was before Obamacare. Luckily, I was born in Canada, so I returned there and when I got sick again, it cost me nothing out of pocket. I got prompt world class care in Toronto.

usually the most money just comes near the grand opening, its not sustainable. thats why u see so many Onlyfans girls running discount promos once theyre a year or 2 into it. because buyers lose interest and move on to one of the other 1 million girls trying to do onlyfans.
