I wouldn’t buy off of vls just because of the secrecy. They don’t even list the per square foot price. There’s more than enough inventory on mls

Is 'in between the sixes' still the most popular portion of The Villages or has that distinction moved slightly south along with new development?

Most buyers still want to purchase Between the 6's. My opinion the Fenney Area is a great place to live and close to the new "Eastport" town center when completed

Is Zillow useful for searching for a pre-owned home in The Villages? Does Zillow match the MLS?

Zillow gets all their information from the MLS

Do you have stats on days on market to sell a home for both MLS and VLS. That would be great info.

I can only provide information from the MLS. The VLS is very secretive about days on market.

Corrections: Regarding VLS vs. MLS (pre-owned homes) - I have personal knowledge of a Villages sales agent being able to show MLS homes, and Ira Miller produced a video on him (an MLS realtor) being able to show VLS homes. The statement "you will not find any new construction in the north" is not accurate. New home construction is currently underway near Cordoba rec center (it's called Marbella Villas), as well as in Richmond.

Thank you for sharing and you are correct I forgot about the courtyards at Hacienda and Richmond. Regarding showing a home. To my knowledge you still need the VLS person to accompany you on the tour and Ira, as would most Realtors, charge a fee for this service. MLS showing a VLS is not as simple has requesting and showing.

Move to the Villages ,because you will grow old quickly when retired! Enjoy life now no one promise us tomorrow ! Good locations are never cheap! Also a lot of inventory means a lot of choice!'

New home realtors are not licensed and are on the builders team.

Does not make a difference, going forward buying in the Villages will be a mistake. Period.
