Pt 1 Early in my channel I came across this shed that one could customize to a tiny house. I am considering purchasing it for my Homestead so we went back and filmed it again. This is Part 1 of another video where I will show you might be able to put this in Florida as a home.

Check with your local zoning laws before purchasing. Rural or Agriculture Land will be your best choice for something like this.
Wording your permits correctly can have an effect on the acceptance of this shed as a residence. The term Accessory building can be considered in some areas please consult with a Real Estate Attorney they may be able to guide you to get this accepted within any city limits.

take some advice from a Lowe's employee. order it without windows and checkout the markdown section the millwork department has for cheap windows, doors ect. my store has a few doors and windows marked down as cheap as $20.

12 yrs with Lowes Loved it and yes working there you can get some great deals.I wished I lived close enough to go in everyday just to check for the deals.Had to quit due to back injury.

Burr Rabbit wow seems to be the visibility of choice these days dident know there were still jobs around that would cause severe injury like back about 60 yrs ago before all the computers took over, but I can be wrong maybe everyone with so called back injury loaded and unloaded freight by hand for many decades you never know.

also, if you check out reuse / recycle centers they frequently have Windows that were donated to them that could be repurposed. personally, I have never been in the market for Windows, but they always seem to have a rather generous selection.

Just remember that the shell is only 50% or less of the total cost, add a kitchen, bathroom, insulation, electrical work, plumbing work, sheet rock, paint, septic system, etc you get the idea, I have built my own house back in Australia

I love this one. I saw a plot of land for under 4k. With this shed house or one like it in my area, and zoning approval I could own my own home. So inspiring.

How in the world did you find land for 4K? I have to get out of my ghetto apartment when my lease is up in 5 months and get into a home like the one in the video *with land* that I can afford. I do not want to have a morgage or pay rent any longer since I am now retired. I want to live out my remaining days with peace and no stress.

With most of these two-story shed/houses I'd put the bathroom under the stairs (with a washer/dryer combo under the landing) and use the rest of the first floor as an open kitchen/living room. The second floor would be a bedroom, or two if you've enough room or don't mind close-quarters.

I still plan to get a “normal” house but I’d save up for something like this to put in the backyard as a really dope recreation and storage space with a hot tub and mini bar and stuff. Maybe make it a guest living space. So cool.

Materials cost on this is 3500-4000 you could build it your self too. I say do it if you find you don’t like it sell it and move, life is too short to be cautious....go for it!

@Matt A cheaper alternative if you are ok with it would be free stuff from Craigslist.....if you are near a large metro area you literally see almost everything you need to build a house for free you just have to pick it up, but if you are in a rural area it is much harder to find those giveaways.

Com* It is a great one of a kind guide for building better sheds and woodworking without the normal expense. Ive heard some decent things about it and my cousin finally got astronomical success with it.?

I would keep the double door and in the future build French doors or sliding glass doors,it would also give a lot of light also.

use roxul rock wool insulation and do not for get under the floor .Try to rodent proof the floor also .I have a 1 story shed that I converted and built from a kit that I modified .I cut holes for my windows and built my own shutters and deck .Total cost was less than 3 thousand dollars for 16 x 24 .With all the drywall and insulation done by me .I am 62 years old and did it myself

Perfect. Downstairs = Living Room, Kitchen, Bathroom. 2 rooms. Upstairs = Bedroom, Study area. 1 room. Build a Balcony & Porch area outside the front.

Great video! We have seen an increase in sales with our sheds like this. We stick build them on site and can customize to your liking. If you are in the central or eastern US I can help you with one. We have installers from Maine to Texas for this same unit and we have other options also.

The New Day Classic Manor would be a Better Choice for you and your son. You still get two Story, Looks more like a House but the Up Stairs lends itself out for Two Bedrooms better Put the Stairs going up the middle and a Bedroom on either side. Small Bathroom Under the Stairs. Kitchen and Living Room on either side of stairs. I'm up in Walton County north of the bay. Got to Love NO Permits Needed for a Shed, no matter how Big.

Tuff Shed no longer offers a second floor option (unless you get one of the really big barns), they offer lofts only and the barn style has a head clearance of only 5 ft. Probably because of zoning laws, here in AZ lofts are fine by second stories require all kinds of permitting and inspections.

I'd put the kitchen under the stairs area with an island separating it from the livingroom. Put the bathroom in the dead space at the top of the stairs before you get to the bedroom area. I think that comedian Andy Dick lived in one of these for years before he got an RV trailer to live in. I saw him living in it when he had a reality show on tv. He was quite happy living in his shed home.

I actually looked at the tuff shed website and they don't have the other 2 story that looks like a normal house but they do have this model and you can customize the size I don't think you can make it taller but you can make it Is wider and longer Also some doors and window placements and I'm sure you can call them for some added features.

Super cute... I can see that finished. Somebody needs to create a "tank wagon" for off grid living and no well. You can hook up a little covered wagon that is parked by the house with a large water tank. Then compost toilet and grey water irrigation system. Am I missing an easier way to get water off grid without a well?.

Unfortunately, many states will not approve these buildings to be used as year round residences and insurance companies will not insure them. Best to check with your local building code enforcement office before purchasing one.

In Florida we put in a fantastic shed with high ceilings, transom windows, electric , French doors, nice windows and a big porch. The building inspector had a FIT!! He was CONVINCED that we were going to have someone living in it and it’s NOT allowed here in North West Florida. Not really sure what he could have done to stop up but he was MAD. He thought we were trying to trick him.

I noticed that you are willing to have only one door for this home. I would seriously recommend have a second door (maybe on the second floor even?) in case of a fire, flood or other emergency.

+SimplyRVing I would check your local fire code/building regulations. Most areas require 2 door style exits for single family dwellings. A couple who lives locally used one of these are their starter home, they've now added one to it to expand. They ran into a little more work than they'd initially anticipated to bring the structure up to code but all in all are still thrilled with their choice. I've been in their home both before and after the second shed was attached and it's truly a lovely home. They added a small deck off the second level with stairs to the ground and door out to it to comply with fire code. To hear them talk that unexpected but required exit turned morning coffee deck is their favorite spot of the house.

I would be drunk falling up the stairs. Lol. I need me something a little bigger. But I am looking at cheap $30,000 houses in my city! I am excited to be a first time home owner. I am saving up a few thousand for a down payment. I have great credit so getting financing will not be a problem.

Before anyone buys or moves into a so-called tiny house, they should live in an Extended-Stay Hotel Suite of some kind for at least a week a month would be best, just so you have an understanding of what you are getting to live in something that small indeed!!!!!

What the average consumer isn't aware of is that you still need to add a vapor barrier to the entire "shed" or you will absolutely 100% develop MOLD !!! This happens to almost every shed that people will be living in !!!

Wow that is quite a stairway for such a small building. Seems like a waste although for the price that is pretty good amount of space. I love two levels for when you heat the lower level and the loft gets heated too.

Are these sheds made with pressure treated lumber? That would be a concern since they are not really meant to be lived in.

I don't live in Florida, So I don't see a fire happening if I lived in there. I could just repaint it, Add some carpet, Furnish it and yeah, I could be done and see myself living there.

It's awesome, but you'll spare yourself a lot of heartache if you're sure of zoning laws. More than a few people bought a shed, zoned to only be a shed, and they get slapped with penalties when it's all built out. If It's zoned "R" *(residential) as well as "S" (shed) you're good to go. Once I get the money scraped, I'm gonna get my little hobbit home as well. Good journey.

The roof on this Shed is not built to any sort of housing code - the joists aren't sturdy enough, there are no cross-members to create structural support and the framing is held together only with metal 'clips' and a few nails. I'd suggest checking the coding required by your county and state for getting an occupancy certification before you purchase. It may be cheaper to contract someone out to build it on site for you according to local/state regulations. THEN you don't run the risk of being evicted from your home. Otherwise, you may end up spending another few thousand dollars on 'upgrading' the shed to meet the standards required to get the occupancy certification. You can risk 'just doing it' and potentially, eventually, having someone report it or having someone inspect the 'house' and finding it unsuitable for habitation. Then, you are out $10K or more and still dont' have a place to live. Approach shed conversions with caution. You will need to have the building reclassified from 'Storage' to 'Residential' if you want to LIVE in it full time without the risk of being kicked out, and that could prove to be more costly than simply having it framed out, engineered, approved and built by someone from the ground up as a Home. If you just have them do the shell and do the rest yourself, you might find you're still in that same $10 to $15k price range and will pass inspections. This is an oldish video so I"m not sure what happened - but for those watching these videos thinking about Shed conversions, be aware that they usually do not meet building codes for residential purposes and may need potentially costly modifications. Check with your County Zoning Agency and City Planners and they can help you work it all out. Be prepared to spend money on inspections, an engineer to modify plans, cost of materials and contractor to do the modifications, permits, etc -- or to run the risk of being evicted from your home if someone finds you out and disapproves. The risk might be lower if you are in a very rurual setting, out in the woods or on a large tract of hunting or agricultural land. Just a fair warning for the curious Tiny Home enthusiast or, like me, financially unable to afford traditional housing.

This type of sheds aren’t made to the air quality standards required for living. The type of wood used releases chemicals that are very hazardous. You would have to COMPLETELY seal off all the OSB wood from the interior air. The safety standards are different for storage than living.

I think you should have no problem living in one, though there are some considerations to consider. You would probably do it in a very rural area. I also assume you would be living off the grid? It is something that can be done with work and hard sweat but it is very possible...Have you done it yet?

There is used mobile homes for about 7 grand, single wide fully ready to live in. I personally would do that.

Many, Many older early 90's ones that one can move or move right into on the ground. It makes more sense to me to get one and refurb anything that it might need than to make a shed into a house.

well mobile homes are really shitty insulation wise. they also tend to need alot more maintenance than a built house. Plus with a built home you know it's new and never abused. so theirs that

Better make sure they are legal in the county you want to plop that on. Most every town/county has a square foot restriction of 500sq....no to mention other by-laws about what the "officials" deem safe and livable.

MVIsland - good point. Where I'm at, a bldg has to be "x" number of square ft (varies by county/city) to be considered a home - which has to meet code. But smaller than that and you're off the hook - though this is true more often in rural/ county areas.

County code here is minimum size of 600 sq ft. Hardly a tiny house. But no one wants to live in the middle of nowhere if they get injured or as they get older. Just sayin' that's something no one ever considers.

Good content, Camera work needs some work. Please take the following as constructive criticism from a trained professional, not a youtube troll. Camera work suggestions: 1. Slow everything down a notch. This is not a football game you're shooting, so slow down your tracking movement. Remember this is the first time we are seeing the content you are presenting. You have probably seen the inside of this house a few times, and if not, at least know that you can come back or stay around and take a better look at the details after you are done shooting. Your viewer cannot do any of these things. For the most part, this is the one and only time the viewer will see this content (i.e. the inside and outside of the house. As such, we need more time, per scene, to absorb the details. Try this trick. Shoot a scene as you normally would without looking at a clock/timer. Then review how long it took. Let's say it took 5 seconds to show the stairs. Now reshoot the same scene but this time make it last three times as long (15 seconds). Now review the two scenes back to back, pretending you are a viewer seeing it for the first time. Most of the time, you will find the longer version is more satisfying. Keep track of your results, try out different intervals and see where your happy medium is at. If nothing else you can edit out at the front or back end of a scene if it takes too long. This is the same trick used when displaying text on a screen which you intend to be thoroughly read (e.g time for you to read the text x 3 = amount of time to keep text on screen.) 2. No Jump cuts (going from one shot to the next shot abruptly, often by cutting out clips in the middle of a scene) Transition shots are your friend, just avoid wipes and transition times over 1 - 2 seconds (most are 0.5 - 1.0 seconds long) Don't forget to have some quiet time just before and just after a transition. Many a perfectly good video transition has been ruined by failing to ensure the audio is transitioned as well. 3. When walking around DO NOT use the camera to look where you are going. One caveat to this is if you are shooting a fan vid for the Blair Witch Project. LOL. Keep the camera steady and pointed in the direction of the action, focus of attention, or your general direction of movement. We don't expect you to get a steady cam or some DIY gimbal but we do expect it not to look like the cameraperson is standing on a magic-fingers bed filled up with a roll of quarters. When you used the camera to see where your feet were while you were going up the stairs i just about barfed from vertigo. If you are having trouble walking and shooting, I suggest you stand still to shoot the scenes, work on your transitions (video and audio), and end your scenes with transitional phrases built into the script. Example: "... and that was the view from the bottom of the staircase. I'm going to shut the camera down for a second while I climb up the stairs. When I come back, I'll show you what the shed house looks like from the first landing. [TRANSITION - Fade to Black/Fade up] Here we are on the landing. As you can see...." 4. Re-shoot your scenes several times each. This will help with your confidence and delivery. It appears you did not shoot each scene over a second or third time or you never got a decent take when you did re-shoot. Shooting a scene several times let's you essentially follow the min 3 take rule (practice, for real, just in case). When starting out you may need several practice takes before the "for real" take and may also given yourself a couple extra "just in case" takes, I know I tried for 5-6 takes when I started in college, and only go with 1 or 2 takes when forced (live action, sports, time crunch, etc). Viewers will not notice unless you point it out or make an error of continuity (shoot 1/2 the scenes on a sunny day and the 1/2 on a rainy day.) This gives you plenty of material to use in editing and helps you to avoid the sin of jump cuts mentioned in #2. As shot, it was very nauseating for me to watch your video. I had to stop watching it in full screen about 2 minutes in, finishing off the video in a thumbnail. The content was good; you went over useful information and gave out good advice. Keep up the good work and hope you keep learning and teaching!

Zoning regulations and building codes will prevent this in most places - even if you buy your own land. A use variance (exception) is almost impossible. Codes have size requirements if you intend to live in it. You don't want to waste money on this only to find out this has to be torn down or removed. Use quality materials. Do it right and your land will increase in value with a quality tiny home and insurance won't be an issue. Do it wrong and you've got a costly nightmare.
