Randy Ora takes Takes you through the community of Rancho Niguel. Rancho Niguel is a master plan Community consisting of approximately 1400 homes. Approximately 1,000 are single family residents with the balance being Condominiums. Entry level starts at a community called the Expressions. The Expressions would start with a one bedroom one bath selling today for approximately $500,000. There are over a dozen subdivisions within the Rancho Niguel community and the Expressions would be considered entry level. Entry level for single-family detached would be a community called Tampico. Tampico is actually located in two areas known as Tampico 1 and Tampico 2 (later renamed Sea County). Some of the larger home is built in the community of Rancho Niguel our San Luis and Tesoro. Tesoro was actually the first community that BUIE built. BUIE was the major developer in the community of Rancho Niguel during the mid 80s. Building continued to the very late 80s which is when they built the later homes known as San Luis. The smallest four plan in these identical communities is a single level four bedroom home approximately 2,500 square feet they are rather rare to come on the market and are very high demand when they do. The largest home is just over 3,000 square feet selling for approximately 2 million dollars today where the single story hovers around 1.5 million. The most expensive community in Rancho Gale is a small Enclave of custom-built homes known as the Estates of Rancho Niguel. This gated community has just over 30 custom home sites ranging in size from just over 4,000 square feet to about 5,000 plus square feet. Interesting was the developer actually purchased a double lot for himself and built the largest home in the community. I recently listed and sold a home in this community that recently closed. We listed the home for 3.1 million and obtained an offer for three million that successfully did close escrow. It is the largest recorded home sale in all of Rancho Niguel.
