Prices are completely insane compared to cost to rent. You would save millions over your life time if you rented and invested your income instead of buying at current rates.

Since you’ve made comments about my wardrobe, I thought I would help you out and let you know exactly what I’m wearing in case you wanna up YOUR game. My jeans are AG $235 My T-shirt is Co Thirty six…Not expensive. $42. but I love the fit and the material. My briefs (you can't see) are man-made $22. (Probably the price of your shoes you wear). Speaking of shoes, mine are Salvatore Ferragamo $795 And my blazer (no it’s not a suit jacket) is Giorgio Armani $1,450. What is pretty sad and pathetic is you have nothing better to say. How miserable must you be with your life.

So glad to see Pacesetters included in this video. FYI there were many 2-story models included in the development when the building took place in the mid-1960s. Also, that park at the top of the street where you ended your video is not part of the Pacesetter tract or even a public city park: it belongs to an adjacent HOA that recently installed signs to make sure that everyone knows it is private and belongs to them.

Thank you for your comment. It is hard to justify the affordability in our area. However, we do have tract homes selling over 3 million. We still have a shortage of inventory and buyers is still consuming our inventory and homes for sale at a rapid pace.

thats not true, The closet freeway is the 5fwy, which is always packed, as for the high schools they are about 2 to three miles away from Laguna Nigel. its not far from the beach, but LN is a small city. Crown Valley Parkway is a main thoroughfare that leads to mission Viejo mall. font get me wrong its a nice place, as Ive lived in this area for 30 yrs. but in the last decade there has been 2 new cities built in the area that has made traffic insane, as the highways haven't grown with the new homes. it makes for alot of people, jammed into small areas.

Thanks flashbang for your comments. I’m still scratching my head a little bit to see what you disagree with with regards to the traffic. I drive in the city every day and compared to every other community around us. There is significantly less traffic in Laguna Niguel than any other city I know. I never have a challenge in commuting from one place to another. Yes the five freeway is the closest freeway and a times especially rush-hour it does get busy like any other major highway in southern California however, living in Laguna Niguel is still a dream

Due to the fact that it shares beach and Coastal access with the Montage resort, the Coastal commission would not allow it to be a gated community. Having said that the security is at a very high level. There is a guard at the top of the driveway that examines every car that goes into the community and will literally follow you if they do not know who you are.

I'm local to the area and I can personally say from experience, security is high and they're very serious about their jobs. They come out of nowhere in full force looking like swat officers.

Gorgeous home and an architectural beauty---The home is spectacular but because there is no home built between it and the actual water does not make it ocean front---Too much in the way of public access between the home and water---The landscaping impedes any real ocean view---32 million may be a bit pricey for this

If you like French food I really like Gemmels in nearby Dana Point. They have been there for many years and their food is wonderful

I truly appreciate you taking the time to comment. I do understand that out market area is one of the most expensive in the country and affordability does present a challenge. Not too certain about your comment "fear based"? There is uncertainty in the market and interest rates are very high compared to just 8-10 months ago but I was only commenting on the flawed approach to awaiting a "buyers market" as the right time to jump into a purchase. I guess we shall see where this all takes us and thank you again.

You realtors really crack me up, blaming this all on interest rates 🙄 The REAL PROBLEM here is that the houses are EXTREMELY OVER PRICED!!! PERIOD END OF STORY!!! We moved here during the pandemic and it was like a feeding frenzy of insanity between sales and rental prices! People were putting up 🗑️ houses for almost $2 million and they were getting snatched up. Now those “buyers” are suffering from “buyers remorse” because they’re “house poor” with huge mortgages and they can’t afford to do any necessary repairs. 🤦🏼♀️ We chose to rent and now we’re not even considering buying until people come to their senses and drop their prices!!! We have neighbors that bought their houses for a little as $450k and now want to sell the same house they did NOTHING to update, for over $2 million!!! That’s just INSANE!!! Good people are being forced to look around in other towns because of the extreme GREED of these home owners and the GREED of realtors LYING to clients!!! The only ones “buying” are wealthy foreigners with loads of cash or corporations who will rent out the properties for astronomical rents. Won’t even consider buying here until these old sellers GET REAL!!!

Debbie, I am sorry you feel this way but need you to know just one thing.... I have NEVER lied in my 28 years of being a Realtor. No reason for me to do so. My clients like and trust me because I am an honest person. Why the market is the way it is today is open to opinion.... interest rates, supply, demand, weather... the list goes on and on but one thing is certain; I will never be dishonest in this profession or in life. PERIOD. IF I can ever be of assistance please feel free to reach out if you need someone honest you can trust.

Interest rated linked to Inflation . We watch inflation, untill it goes back to 2 % or less I believe there are hard times coming on the horizon. Just my opinion. We are getting False Signals from our current Government that unfortunately we will pay dearly for. Many holding on by maxing their Credit Cards for Gas , FOOD, and expenses. BLACK NIGHT Home price index , 1.7 trillion lost in home equity in 2022. Don't forget the OMNIBUS just passed for another 1.7 TRILLION...
