Content that some of us would love to see: - If doing real estate with ABNB, talking about how to properly furnish it without having to buy unnecessary stuff. Like what would be the necessary furniture that most guests would love/expect in the property without having to go above and beyond and adding a Sauna, or a gym (not that there's anything wrong with that). - If somebody's getting into Real Estate and looking to do the regular/classic annual lease, what would be the best way to approach the purchase of the property. For example, how to look at comps, what are the ideal down payments (10? 15? 30%?), how to know if the property might be over/under priced. - How to properly run the numbers on either of the Real Estate options mentioned above. What I mean is, if you choose ABNB, should it be managed by yourself or a management company? how much does the management company usually take form the revenue? how much do the cleaners take from the revenue? What is the minimum ROI you should be expecting with ABNB on your down payment and with regular annual leases before acquiring the property? - Regarding google ads, how do you structure it? What to expect from customers coming into google and seeing your ads? Some ad examples from other companies, and explaining why they are doing it the right way would help clear out some questions. - Regarding Crypto, most people already know the typical, buy low, sell high, but maybe talking about farming using perps as hedge to not be affected by IL would be a nice video. How to take advantage of the positive fundings on exchanges to do long spot and short futures to get paid in funding. Those are not the most profitable options, but they are still quite profitable, and much safer than aping in on something else (not that you cant make money that way, some people just dont enjoy the risk). Sort of treating it more like a sustainable DeFi business that profits off of the "earnings" generated, rather than just buying something expecting it to go up. Im sure some people would prefer to be exposed to crypto and earn while being Delta 0 All these topics are asked a lot online, but unless you dig deep into it, nobody's actually teaching it.
