It seems like in Michigan lately all the buyers only want home run deals every time, I understand the market dip but I've had to cancel 2 deals this week because of it. I know they were great deals to. Trying to build a bigger buyers list as well as group them up into A list buyers ect. I want nothing more than to become a massive flipping genius! Not an average flipping genius anymore. Thanks for the information Jerry

Great video. Only thought is the 20% is discussed but you never bring up the repairs which can be another 30-40%

Most hard money lenders will fund up to 80% LTV (loan to value) and 100% of the rehab. One thing I have noticed is people will say they didnt use a dime of there own money but they have to come up with 20 percent of the loan to value almost always and if you have no money well then you are screwed on the deal

When finally contacting the listing agent about a lead. Since I am new and am not looking to start flipping. when I talk to the agent do I tell him\her that I am just wholesaler and am looking to assign to a cash buyer? In all your live calls you talk with the main purpose of flipping but what do you say to the agent when double dipping when your main purpose is wholesale?

Mr Norton great subject, would you explain how to become credited/experience without them allowing you the opportunity. For example no matter how good my deals are no one allow me the opportunity to fail because nothing is guaranteed. So i miss out on those deals how to gain trust when you dont have the name or wealth. how to market myself for them to take me serious even gurus dont even after they say we will partner with you. And even finding cash buyers is hard to find using your quick start kit advise to market for them. Even asset funding i was told its another word for hard money, can you help me become credible using your experience paying you for the use of it only on paper. I know im asking alot you dont know me as others dont if you dont my question is what would you do in my case. Thanks i apply things you teach but results are slow but not giving up.

Jerry I’m actually speaking with a private money lender who is telling me they will finance 100% in all my deals at 3% fixed interest rate. No closing cost. No early prepayment penalty, what’s your take on the loan details would you say it’s a good deal??

I have not done deals with him yet but we chat for a bit on messenger he did tell me the name of his company and his team did reach out to me via email with all the details of the application to start the process. I actually came across him through a real estate investing Facebook group that I’m apart of

Hey Jerry. I deleted my comment because I ran through the math. I was thinking annually on the hard money, but the flip should ideally be 3 or 4 months so it changed the numbers significantly. I was just curious on the 6% breakdown, but in the end it's pointless because I'll just use your other video on how to calculate holding costs. Sorry for being annoying. I have a huge fear of doing things wrong and losing the little money I have.
