What is a VA loan? A VA loan is a mortgage loan in the United States guaranteed by the United States Department of Veterans Affairs
VA loan requirements
✅Active Duty or Served 90 Continuous Days/Met length of service requirements which is generally 90 days in wartime and 181 days in peacetime/completed 90 days of active duty or 6 creditable years in selected reserve or national guard/surviving spouse of a veteran who died while in service or from a service related disability and have not remarried.
✅ FICO® score at least 580 (there are exceptions but they come with a cost)
✅ No Down Payment Required
✅MIP (Mortgage Insurance Premium ) is NOT required on VA Loans.
✅Debt-to-Income Ratio less than 41%. (Actually you can go much higher than this)
✅Condos have to be VA approved
✅The home must be the borrower's primary residence.
✅Borrower must have steady income and proof of employment.

Just bought my first single family using va loan. Moving in by the end of the month. Saved a bunch of money on closing costs and my mortgage comes to about the same as living with roommates in this part of the country. I was gonna wait until I was more more established career-wise to buy a multi family, but by that time I would've given tens of thousands of dollars to some landlord to pay down his mortgage. I might as well get into a single family and pay down my own mortgage. Plus, living in an apartment with a bunch of people sucks royally. Too bad that I can't use it on rental properties.

I had a shitty year after getting out and became extremely poor. I thankfully got into a tech school and now I’m a traveling telecom tower electrician and make a killing! I just started but by 2023 I wanna take out a VA loan and start renting the property out near Texas A&M (lots of temporary tenants with rich parents) I’m sitting at 580 at the moment and my truck is about to be paid off so hopefully with a little boost I can accomplish buying a home and turning it into passive income. I’m 25 and have no family. I am extremely excited for this endeavor!

I'd check with a mortgage broker as sometimes companies like Veterans United have overlays on their programs that require different things than what VA actually requires.

Some questions that came up were : - Are there any pros for veterans with a rated disabilities utilizing their VA loan? - Does the VA Loan wave closing cost or even possibly decrease it? - does the Montgomery GI BILL / POST 9/11 BAH compensation count as additional income?

Hey Andy, to answer your questions - if you have service connected disability through the VA, they waive the VA funding fee which can be up to 3.6% of your total loan amount. Depending on what rate you go with, most lenders can give you credits to decrease or even eliminate the closing costs that you would have to pay out of pocket. Unfortunately the GI bill does not count as income since the VA classifies it as temporary so it wouldn't help with qualification, but your Disability income from the VA would, and it even counts for more than the actual amount because it is tax free.

Hi, thanks for the video! I have a few questions I’m hoping you might be able to answer-what are the stipulations for utilizing the GI bill as proof of income? My husband and I were dual military and our source of income is primarily through the GI bill along with working a part time job on campus. We both work in our campuses’ vet center (work-study), which is also paid by the VA. Would we be able to use this information as proof of income, or would we need to establish a 2 year work history elsewhere once we graduate? If we can use the GI bill and additional part-time job as proof of income, would that change if we were looking to buy in a state other than where we are currently going to school (California)?

@@cyanpanolin383 from other veterans I’ve talked to that are in the process of buying a house, they’ve all agreed that the GI bill doesn’t count as income. So my husband and I will have to set up a work history once we graduate.

Be aware folks. Only 12% of all Veterans that qualify for a VA loan through the military actually qualify and get a home. Why you ask. Great question that only the VA can answer other then you still need to have an income high enough to support a regular home loan. It's a promise that they know few will qualify for yet it's a great recruiting tool.

I'm not sure I understand your question but you can qualify for a VA loan while in the military or after leaving, either is fine as long as you have the income to qualify. If I'm missing something, let me know.

If the bank wants to see income and credit score, how can I provide future income past the 45 days when I will be separating from the military? Or do they just need to see income at the time of requested VA loan?

It all depends on how big of a fixer. Typically VA wants to see the home in livable condition. It can't be a gut for a VA loan.

I am joining the military and I’ll be leaving to boot camp soon. It will be awhile before I start doing any military assignments. My question is should I wait till I meet the requirements for the VA loan then speak to a realtor about purchasing a home? Can I purchase a home now and use the VA loan later? I wanted to have a home to come back to and for my wife to stay at while I’m gone.

I have been working part time as a nurse on and off due to school; however, recently I have been working consistently due to COVID and school being online, but I do not meet the two years requirements you mention yet. Good Day! I'm getting out next year and going to use my GI BILL for school. I live at the bay area. I know the GI BILL will not qualify as income. Since it is temporary, and not a permanent source of income can my parents co-sign the contract or make them the primary source of income under my name? Would this work? There has to be someway around it. Now I feel like I should have worked first then got my home and went to school.

Is there any catch with the VA Loan? Like any hidden fee's that are not up front? You get to skip paying the PMI because you can have 100% of the house financed, but not paying the PMI saves you a ton of money. Is there really no strings attached with the VA loan when it comes to no additional expenses/charges to offset you not paying for the PMI?

No hidden fees...........but keep in mind, you'll have the upfront that's due unless you have a disability

I was discharged from the Airforce training due to sickle cell, I was given papers and was told to hold on to them because they would help with a VA loan, I was medically discharged do I qualify?

I think you covered my questions, but I just wanted to clarify. My daughter in law just finished Basic training and is now in Tech school waiting for orders to the specified state. Is it 90 days active for a VA Loan? Credit score for both her and my son? Waiting period? Job history for both?

If they are both going to be on the loan then the VA will require all information for both of them. Just thought I would help answer some of your questions. I am currently going through this now that's how I know the answers. And if they have not applied yet my I suggest Veterans United. They are great. Good luck.

Needs a minimum of 90 days qualifying active duty time such as title 10 orders or Covid orders. Training time does not count until you have two years of qualifying active duty time

I live in N. California in a town the 2018 Camp Fire destroyed. I'm hoping to build a stick house on some property I bought. I prequalifed for a VA loan, but because I'm only working 95 hours a month, (due to covid) the amount I prequalifed for isn't enough for what I want to build. It's about 1/2. As soon as I get vaccinated for the virus I will go back to full time. Any advice?
