I would have avoided that lot in Michigan once I learned it was part of an HOA lol. I got lucky last year and got nearly the same acreage in SE MI for 80k in a private area. Just around the corner from all the city amenities. I plan to build soon, so I found your videos informative. I'm been fascinated by all the building science content on YT for years (air tightness, ERV, etc.), so I'm aiming to utilize a lot of those materials, methods, and strategies.

I really love how authentic and genuine you are... and transparent. Your videos are great and helpful for so many. Having grown up in a construction family, we have built over 100 custom-family homes. Every single time we worked with someone we made sure they knew that we were now family. Whether they liked it or not. LOL Flash forward 20 years and my Dad STILL has the keys to most of their homes. They call him in regularly to check on things or to get advice. They usually just say "go on in, Dad". It's amazing, when you think about it. The point you said about knowing where you can add value is so incredibly important. That was my job... to tell people what we were good at. And if that's what they needed/wanted, then it could work. But I also made it a point to ask each customer if they had any value THEY wanted to bring to the project. We were always open to letting them play their role. In fact, it was critical to delighting our customers. Keep on keeping on!

That is truly incredible, your dad must have done great work for people to welcome him back into their home 20 years later! Let alone that they have stayed in the home for 20 years! We’ve learned that the home building process is so personal for so many people. As a designer I’ve worked with many different people. My favorite part is seeing what perspective they bring to the home build! Thanks so much for sharing your story, we love hearing how others build and design! Appreciate all of your kind comments ♥️

@@FarisandLisa You are most welcome. I'm glad you liked my story. Honestly, the first year I worked with my dad was not easy. He scared off 90% of the people that walked through our model homes because he was so brutally honest, with absolutely no filter. It's that old school Eastern European mindset. But then I realized, people were buying from us in great part because they were buying and believing my dad and the value he would bring. I just had to learn that. And I do believe that's why so many of the families kept inviting him back into their homes, kept him in their lives. Year after year they would find my dad in one of our model homes, give him a big hug, usually bringing him some baked cookies or cakes that they knew he would like. They just wanted to say thank you to him again. It still brings tears to my eyes. One of the things that I did, a bit more of a modern approach, was that I replaced the drywall in multiple rooms with plexiglass, labeling all the things that we did differently that people would never see, or even believe. They could literally self-educate as they walked through our model homes on how a home should really be built. How we built homes. Combined, my dad's old school ways, my more modern approach, was quite effective. And as you know, it's a long process. Most times it was anywhere from 4 to 6 months, and sometimes even longer. During that time we really got to know the families. They became family. We had an open door policy back then, when we could do it, but allowed people to simply walk on to their project and chat with us right there and then. And make adjustments based on what they were looking at in real time. They loved it, sometimes we did as well. Just kidding, we always wanted to help realize their dreams. But as those months went on I would gather personal information about them, in a good way. And when we handed them the keys to their home they would all walk in and find a welcome basket. It was filled with curated gifts specifically chosen for their family. To help kickstart their nesting and enjoy their new dream home. It also included a video from the first shovel that went into the ground and multiple hours throughout the build. Including the last day of cleanup before we were handing over the keys. Can you imagine me doing this on a handicam camera in the '90s, on VHS?! You might actually be too young to even know what that is! Haha. I'm pretty sure that that little welcome bundle, including the video, brought most of those families to tears. In fact, we ran into one of our very first customers from 1991, only a few weeks ago. We're talking 33 years ago. She came over to my dad, who happened to be having lunch in a restaurant. She couldn't believe her eyes, because my dad pretty much looks the same! I sure don't. She was in tears and she was smiling ear to ear at the same time. She said that she had been thinking about my dad just a week ago when they had found the VHS tape and had it transferred digitally so they could watch it again. How cool is that? Anyhow, I'm looking forward to your next video. In the meantime, take the greatest of care.

I am stuck on the "Why Michigan" question. Lol. I was born and raised in Michigan. Up north, though, not far as the UP. I love it here. Wouldn't never call anywhere else home. By the way, great video, and thank you both for sharing.

Beautiful house! I’ve been going back n forth between building or buying but have settled on building to get the in law suite I need. Anyway building will cost more but it’s new and will be more to what you need and buying will get you more sq ft for less but won’t be exactly what you want and will be older of course. Build if you want new, buy if you want more room for better price

Great Content!!! When the assessor was "guesstimating" the amount of progress on your build. Did they aim high and then offer (if you did say that's out of line?) to take a look inside at the "actual" progress? Did you challenge the assessment at either the '23 or '24 Board of Review meetings in March?

Hi! Thank you. You can use Zillow and filter for lots in your price range.There are other sites of course. Once you identify a lot that you like you can make an offer and ask for a period of due diligence where you can do various tests to make sure it is buildable land, perc tests, surveys etc...

Looks great, I would only recommend being a GC if your in construction or have a friend/family member in construction. I personally would not be doing work on the house other then clean up. Spend your time trying to get competitive pricing. At least three quotes per trade. As you said, time is money. My avg build time per house is 4-6 months. Building over a long time can become depressing. You end up losing the enjoyment of it. Wish the best for you guys.

Totally agree about your GC comment! There’s a reason builders make 15%-20%, it’s months of work! Lisa’s actually getting her builders license now to learn the more technical side so we can do it in the future. Yes the 2 years have become slightly overwhelming but trying to see it as a learning lesson 😁

The reason is said, don’t do the work. I’m a carpenter by trade but if I can find a carpenter more competitive then me. I’ll pay him or her. Does not pay for me to use my guys if someone else does it cheaper. I used to be the guy that did everything but learned that was the wrong way to do business. @@FarisandLisa

Hi guys, In one of your videos you said that you had a 14 ft driveway. Based on images, I don’t understand that measurement. It looks a lot longer. What is the length and the width? $15k is a steal for it!! Beautiful elevation!

And if Y.T paid for a few windows and a lawnmower, bonus LoL we all appreciate your transparency and sharing to compare costs and timelines. I can relate on many accounts.
