One thing I can tell is that you have a really good relationship with your son because when I was younger my parents assumed because I wasn’t looking at them in their face but I wasn’t listening to them when they spoke to me. He looks like he’s taking it on.

Please do more of these, this helps out so much cause i get so nervous making calls. I feel like i don't know what I'm doing at times, its either I'm afraid of the rejection or i just don't know what to say at times. These help out so much i can't wait till i make my first sale.

These are by far the most helpful videos, cause here you also mention actual stalling points like "So whats your offer" or "No, the seller isnt going to take anything under ...". Keep making these, get all your kids involved. 😀

I submitted an offer at 7:46pm and got a rejection at 7:47pm on a cash offer. The trick is to get the agent to actually present it!!

Some good advice. I would add …before you make your offer by asking them. Hey, what’s the lowest they would take? This way they talk them selves down before you even begin.

When they were talking about the realtor having sway over the client, it really drives home. The fact that a lot of times you hire a realtor and they do not have your best interests at heart. They have their commission as their best interest

Jerry, I hopped on a call yesterday for a fix and flip to wholesale. Agent instantly asked if I was wholesaling because I sounded younger than a “investor”. Gave him a great explanation of why I was calling and why I wanted to give a full cash over with a fast closing. They still had a lot of worries and didn’t trust me, any tips to try and make them more comfortable. Also why are these agents not aware of their properties, no info on the roof or utilities or HVAC

This is so funny because I did the same thing on my first call I got a property from 6k and asked the agent to do a verbal of 24k and the seller took it. I was using an agent I had met and Him and the seller agent thought it was crazy but the seller took it and agreed to all my terms. The family just wanted to get out of the property and move on with their life. It was so cool as it was my first deal. So yes it can be done and it will shock everyone but it is possible

If you were to buy that property and the property next door at a good deal would it be a good idea to maybe combine the two and build a multi unit considering the zone it is in. I know its a big project and a lot of construction work. What do you think of the idea and if its even possible ?

Can anyone help! Trying to get REO under contract with an LLC. Forming my first LLC, here’s my question… Should I be my own registered agent? What happens after I sell the LLC? The same with my address(Indiana doesn’t allow PO Box), if they reuse the LLC I don’t wanna be getting their mail lol.

They definitely overpriced the property, AND had the bad luck of the market turning south fast. Researching the property, it looks like the agent is related to the seller. They are trying to squeeze every nickel out of both properties.

Train him while he is young, so he will be a pro at negotiating with a realtor. I negotiate a deal in with a realtor yesterday on a 6 bed 3 bath 2,960 square feet house in Nashville.
