Hello Jerry & Cody... this is one of the Best conversations that I have heard on "Addressing*Objections!" I especially appreciated your Terminology. ie. "Approve (your co-created) Aggreement" vs "Signed the Contract". In addition, reminding ourselves that we are "Serving*Others"... by addressing their needs, concerns, questions, and stress. I lost 3 properties from a single seller, because he wanted to show my contracts to an attn. they had friends, so it didn't cost them anything. He was a older experienced property owner, and his wife was an retired attn. Sooo disappointing!

Hey jerry if u see this I have a question, have you ever done a buy and hold investment? Im trying to figure out if I can use my assignment fees to fund (the down payment)and qualify for a loan. On almost every loan (I’m sure you know) they require to see your source of income for the past year and I’m not sure if they will consider wholesaling as my job/source of income

Hey jerry, I know a lot of properties on prop stream don’t have an pictures of the inside of the property. Do you still go after those deals? Or how would you approach that. Do you make the offer, or sign the contract, before you see the inside? Or do you ask them to take pictures? Especially when your virtually wholesaling, and I can’t drive 3 hours for a showing

Had an agent back out of writing up a deal purchase and sale agreement after I had sent them my proof of funds, EMD, and preferred clauses because I said no money down on the Purchase & Sale outside of the EMD itself. Is this normal or is this agent just skittish? I'm newer to wholesaling.

If you click on the offers tab then click proof of funds, you'll select a property and enter the purchase amount. Then your POF letter will be generated.

That's in order to get a signed contract with an off-market seller. You'd have to be very comfortable that you're closing this deal. But it doesn't have to be $500. Do $50 if you're just getting started. Cody does more deals than us, he can do $500.
