It's still Hendertucky especially downtown. Somehow once ended up there taking a wrong turn several years ago. Not impressed. About as exciting at downtown Las Vegas,; downtown North Las Vegas and Downtown Hendertucky. Downtown Summerlin while new, fresh "upscale" and near my home is nothing more than a large casino (Red Rock) and a "topless" mall, Downtown Summerlin with it's (B) line Macy's & Dillard's and a whole lot of apartments. At least there is the new Whole Food's going in and opening next year and a Starbucks! WOW! Let's not forget, most developers are what I call "drive by" developers who are looking for a quick profit and move onto the next project somewhere else. They usually have no skin in the game once a project is sold out. No thanks. "Live, Work, Play" is a sham perpetuated by developers and local governments. Only large cities truly have that, cities built long before the car and that have existing extensive public transportation. A few gastro pubs, another Dotty's; another sandwich shop crammed in to yet another another soon to decline apartment complex, carwash, storage place won't cut it in my book. Las Vegas like most other western cities built on a section grid roadway system is car oriented and unfortunately, there is no way around that. We've locked ourselves into that format.

Honestly reading this is kind of a bummer that you are so down on newer towns. Nothing is perfect but the water street district is evolving fast and its not even the same as a year ago let alone two years ago. The grid system definitely takes a way of the magic from windy roads that break up the monotony. I am assuming this is why you may be partial to the master plan community of Summerlin, if you do actually live within the community and not on the outskirts of it you get the benefits. I love how they developed that place. A lot of thought and a lot of money. Developers are usually exactly what you described but there is one I know of who is building on water street lives there and has a number of news interviews where he does not want to leave but keep helping to transform the area. So far he has done a stellar job for his part of it.
