There may still be a housing shortage but the amount of buyers able to buy is even less due to inflation and interest rates which is why home prices have been dropping

Completely agree. Dave said it pretty close to correct, but movements along the demand curve will, in this case , at least partially act as a function of the average consumers' financing abilities (i.e. interest rates)

Basic supply and demand clearly indicates these two phenomena are directly related. Less supply, you raise the price to drive out demand until the only people left are those who are willing and able to pay.

There is an affordable housing shortage. The big cash buyers are still involved and the little cash buyer investors are still seeing dollars signs that are not there. this is becoming a renters nation and that is not good for the young. Or the old who want to pair down.

I don’t think housing prices will crash but at least from looking at websites the overall value of my house has dropped 10% since September. Still way up from what I paid in 2018 but I find it hard to believe housing prices are actually going up right now

Well in all fairness idk where you live but in general houses tend to go down in price during the fall and winter months and increase in the spring and summer which is when most people are out house shopping

Prices up another 7%-8% on top of 2x-3x on interest is making it a nightmare to buy a house at 20% down on 15 year fixed. Especially considering lay offs are insanely rampant, inflation is still at historic levels and raises are at around 2%-3% year over year

A lot of people are doing that here in the Bay Area. Selling at $2M. Retire somewhere cheap and buy a $500K house in cash.

@@jcrowley1985 this is just my observation. In my are there is a big discrepancy in price just a 100 miles away. Heart of Silicon Valley homes can sell for $2-3M, move 100 miles north to the north Bay Area or Sacramento area comparable homes are just $600K-1M. That’s still within reasonably close proximity to relatives and friends.

Dave is giving us the median FOR SALE asking price, not the price that the homes are selling for. He isn't giving us any data on what prices homes are selling for.

Dave is right but certain cities are definitely not going good for instants like Tampa Florida inventory is up 300% is above average levels. Every city will be different.

Private equity & hedge funds that owns all these home are starting to sell & buying Tbill because they are less of headache to own & bring in more yield than owning all these houses.. no shortage for long but I see lots of homes for sale in my area

Because he is not a financial advisor, so he can’t give “official financial advice”. Giving suggestions like paying down debt using the snowball, percentages to save etc…doesn’t exactly constitute financial advice, more like best practice suggestions. Naming mutual funds would be considered giving investing advice. Advising about a certain type of fund in general (ie. S&P 500 index fund, growth stock mutual funds etc) isn’t exactly advice, since they aren’t naming the fund…just what it’s tracking, or it’s intent.

We get calls everyday with people wanting to buy are home. It's a nice home. Paid for. I'm thinking about asking some crazy number for it and see what happens.

Peter, the vultures that call and send out mailings offering to buy a home for cash generally offer between 40 to 60% of a homes value. Which is bad enough but also stiff the seller with all of the closing costs. So worst case scenario you walk away with 1/3 to 1/2 of the homes value.

Over 40% of all the mortgages in the United States were written in 2020 and 2021 with rates around 2.875% to 3.5%. You think a bunch of people are going to sell their houses with rates like that? Prepare for prices to rise for years to come due to housing supply issues

Not really. It would only be a contradiction if he thought the shortage and ridiculous prices were going to get better in the near future. His position is that while the prices are ridiculous, they are only going to get worse, which means this is NOT a countradiction.

Housing won't crash but certainly some areas will have a price correction more than others. Problem with housing is financial institutions are also buying homes so it skews the demand.

The only thing that changed is it's now the home buyers instead of just the home renters who are losing their lives and having their families destroyed and they are starting to discover just how painful and unacceptable it is for the very first time.

Exactly we have roughly the same number of homes as in 2019. The problem is people and firms buying up multiple properties for rental income. I can afford a home at old prices, but I literally cannot save enough money fast enough to account for the rapid rise in prices.

My friend sold his house for $800k in Dec 2022. His neighbor sold his house for $920k in April 2022. The crazy part is the person who bought the $920k house has a lower payment

Wrong houses are going down in prices I'm seeing the data. New construction is cutting prices to get buyers and houses are coming online from that sector and resales are happening.

Given a person a buy a home, if it's a new home it likely comes with a HOA and HOAs can foreclose on a home even if it is paid off. It's far better to purchase a home without one.

My co worker did the same in December 2020, bought a townhouse at $825 with asking price of $900K. His rate is high at 6.3% 30 years but he didn’t have to compete with other buyers. He will refi when rate goes back down.

@@jml9550 I paid a little over 300k for my home (wanted to pay less). I got outbidded on offers on some other homes, that was fine, because I was not going to purchase a home I could not afford. I cannot imagine paying 900k for a townhome, which is an insane price.

I would sell the one with the lowest cash flow. Selling more may lead to higher capital gains taxes.

And the bad part is people NEED shelter. So you’re forced to pay the obscene rent because the only other option is homelessness. And because you’re paying so much in rent it hard to save for anything. My job went from supporting a middle class lifestyle, with homes, kids and a car. To me now spending 50% of my take home on a one bedroom. I have no debt so I’m not drowning I’m merely treading water that’s at neck height.

Dave is right as long as we are looking at homes costing closer to the median sale prices in our area. If you are at double the median, you may need to really price it right. If Biden's inflation and recession become worse, it may change things in many locations.

My house went from the sales price of 184k in 2018 and today the list price of the same model with less upgrades is going for 399k. 😊

Dave is right. People messed themselves up listening to other KZfaqrs who told them to wait for a “wave of Foreclosures”. Mortgage companies are very lenient now. People with missed payments may not be able to sale because they owe so much. Why would they sale and have to pay more in rent. Other people won’t move because of the low interest rates they have. I don’t believe it will crash but will be surprised if it does. Increasing rates will make people think more strongly about moving.

@@unelectedleader6494 how is that a problem for him to own and rent 500 properties? How many homes in your neighborhood are rented? I know there aren’t many in mine and we are in a very middle class type neighborhood. There will always be rental properties.

When all the land is gone and all the skyscrapers are built there will still be a 'housing shortage" Our country simply cannot sustain unlimited growth. We only have so many resources, i.e. food, water, etc. Look at the west coast, in drought for years.

@@Waltaere Just an option on the coastal areas I would think. I was in Dubai for a few weeks ten years ago and I still miss taking those showers with desalinated water. You feel so clean and bar soap lathers like crazy. I think this weather is a repeat of what happened in California over 30 years ago. They could have engineered something by now to collect some of that water that's mostly going out to sea.
