You should clear out the gravel in the culvert its like a giant sluice box ,you might find some gold 😎🇬🇧

Favorite feature, wow I would say the rock on top. When you have a viewpoint and can to there and soak up the view it's priceless. Enjoy your time at home and doing things to make it comfortable for the two of you.

Lost Pond Shelter, with propane heating, and water carried in, would be my art studio!

Repair fallen roof and make that for storage, wood house then becomes bike shop, and finally, lost pond shelter is guest house - studio.

BTW, the shed along the road near the meadow was originally a wood shop/workshop.Anne then converted it into a guest cabin. In the summer I stayed there as Anne's guest. In the winter I stayed in the little cabin or in the cottage when it was finished. The little structure closet to the cottage was a garden shed. And Anne had a garden in all that grassy area. Along the main house were beautiful, out sized hostas growing.

Oh please consider keeping "Lost Pond Shelter" as a place for your company to stay. In the original owners memory refurbish it as close to the way she had it. It would be adorable. Make it so that you can do other things that interest you too so you wouldn't feel it was wasted space.

@@CottageandCompany yes. Please keep “Lost Pond Shelter’s” for guests and keep the previous owner’s memory alive by selecting some pictures from the memory books the previous owner left you. Enlarge them (adding the comments she left with each picture) and hang them in each section of the “shelter”.

The first thing that I would fix would be the shed with the missing roof! The structure looks great and you will probably never rebuild one that has the basic bones that that one has. Awesome video!!

Y’all are so lucky & I am so jelly. 🤗 I would keep the off-grid cabin for guests. The wood shed could be use for your work shop. And repair the roof on the little shed for storage. It’s all so beautiful. ☃️💕❄️

A artist retreat for summer or winter . I can see a novel being written in the lost pond shelter or some great paintings painted , or a new song may come about. Who knows what may happen when a artist relaxes and can really be inspired. By the way your voice is very calming.

Lost Pond Shelter should stay a cottage for guests. The other two buildings would make great workshops and storage. It’s a beautiful property.

I personally would renovate the Lost Pond Shelter = AirBNB (aka passive income), Remote Shed = Remote office or vice versa. To electrify your cabin, start with a generator and even retro fit an AC unit, and mini frig.

Would keep the Lost Pond Shelter as a guest house. Put a small wood stove in there. Does it have an outhouse? In the future you could add a small room with an incinerator toilet. Make the wood shed your bike/ski shop, and if the walls are sturdy, put new roof on shed and use for storage. Remember, none of our suggestions need to be accomplished right now. You can do some of them later, when the budget allows.

You could seriously set up a tiny home bed and breakfast with Ann's orignal cabin, the wood shed, and fixing the collapsed building. The collapsed building would need more work. But the other 2 building would only need a wood stove for heat and funiture. Then make a shared bath house for them. You could make serious money that way as your property is beautiful.

Air bnb would create income stream but eliminate your privacy...so purpose is driven by your needs. The first 2 buildings you showed would be a cool combo of guest cabin and bathroom. You could bring water up from the creek for a shower and sink, have a composting toilet and keep a section of it for wood storage. Put skylights on the roof and you would have an awesome off grid bathroom for your own use as well as guests.

So many people are involved with Airbnb these days. Extra money there, you guys!! That’s an awesome spot for fellow woods lovers! Pay off loans or convert one of the other buildings for your bike and ski shop! This is all awesome for you two!!

OMGOSH.....It's beautiful. My son lives on 13 wooded acres in a 100 year old home, it also has a creek "Potter's Creek " , his family has added on to the home, with a stressful job he loves to come home. Would he want strangers staying on his property. NO way. Family yes. Our time here is short, whatever you do, enjoy. ❤

As several others have already said, Lost Pond Shelter would make a great guest house. The other storage shed could be a workshop, artist studio, or in warmer weather a place to read or meditate. You're fortunate to have these outbuildings ready-made.

The shed: man cave/she shed, get away nightly rental, studio, work shed, storage for outdoor activities equipment (ie: camping, canoeing, bikes, and so on. There’s so much potential for a lot of things to do with your new shed! Good luck! Btw, beautiful little cabin.

The house with the roof that fell in I would repair with Tuff Tex panels and make a green house. The wood shed is a great work shop. I would make The Lost Pond Shelter should’ve a guest house / BandB. Make some money from her being an author to authors wanting to be alone and write, etc. Help pay for upkeep and projects on the land. Why not? Put her original gas stove, microwave , whatever else and an old wood stove. Sure you have things from her to put in the kitchen. A good purple mattress or whatever. Fans of her or others would appreciate it and you’d have a spot for guests (Family and friends).

I love tuftex. The clear gets very hot inside if in direct sunlight but the grey is the one I used for the high noon area of my greenhouse and the clear of the sides. I'm enjoying that set-up a lot 😊

That's what I was thinking as well. Turn the Lost Pond Shelter into a Guest Cottage/Rental, maybe bring a couple more tiny cottages for extra income. Maybe put in some cross country trails on your property as an extra enticement for guests. @@CottageandCompany That is exactly what that building use to be. You can tell by the shape, the high shelf, and the missing roof. Just throw up some plastic windows, put a door on it, throw the Tuff Tex pannels back on, and tada you have a working greenhouse once more.

Love the brook!! And put a roof on the small building without a roof and place it closer to your cottage. Put locks on out buildings unless you want company!

Do another tour in the spring/summer so we can see the property with all the trees filled in. I bet it's amazing out there. How far away are you from the nearest town for shopping, groceries, etc? Home Depot, Target, etc.

If you want to attract some wild life to your property go to a feed store for alfalfa hay and/or deer corn and a mineral lick. Before you know it you'll be hosting meals for a few dear. Baby season is soon. Imagine watching them play from your cozy cottage. Also hang lots and lots of bird feeders to fill the trees with bird songs. Imagine being a kid with your very own 100 Acre Wood and Pride Rock watching Bambi and Thumper play. String or hang some solar powered lights in some of the trees. The woman who homesteaders the land on Beech Mountain had planted hundreds of daffodils and irises up and down the creek and hillsides. In the spring it was mesmerizing. Add some fruit trees (more spring flowers), lilac trees, beds of peonies and climbing roses and honeysuckle vines near the house and out buildings for fragrances to fill the warmer night air. Finally, I can't wait to see it decorated for Christmas!

Use the two off grid cabins for summer rental cabins.. You have a beautiful setting and you are close to amenities. Lots of city folks would love to spend time in the woods. It wouldn't take much to make those cabins into really cozy settings and would add some income also.

You are so blessed! I'm sure family and friends would love to visit and have their on little cabin to enjoy the beauty of the property with you and your girlfriend. I'm to old for snowboards and bikes but I love the beauty of the woods.❤

Wow, such a lovely properity. Simply beautiful taking a walk in the snow. So many possibilities for the outbuildings. I'd suggest using them for what makes you happiest at this moment. The woodshed or off grid tiny house could be used as guest space, bike/snowboard workshop or studio space. Could be renovated in the future as needs/desires change.

Whoa! Nice woodshed, it would be some sort of studio or guest house, and reroof the lean-to for wood. What a nice cozy building in the woods! The pond shelter would make a great guest house or studio, too! So many possibilities!! I just love it all, you are both so lucky! What a beautiful property. There are so many deciduous trees & it’s Vermont, are they sugar maple trees? I agree with you about the sound of the flow of the water in the creek; it is relaxing & pleasant. The pride rock is special, too. You & Alex have been blessed with much. Thank you for sharing. Favorite feature is the whole place, it's a beauty. Special feature I really like is the Honda Element parked by the house. Driving an 08 myself, you might say I have a case of E fever, lol. Looks to me like the woodshed is crying to become an Air B & B. Have a great time with whatever you decide to do.

Lost Pond Shelter would be my “she-shed”....nice & cozy, lil woodburning stove, craft bench, mattress still in bed nook with books...guests could still sleep in it if needed 😉

Nothing like the calming sound of a babbling brook ... Just beautiful. Hmmm the wood shed would be great if either of you are into drawing/painting or nature photography 🙂

Suggestions for the little cottages; I would like to see them fixed up and used for Guest Cottages, especially Anne's original one with the built in bed nook; much history to save and share with guests. The larger one could become an Air B & B later on if you don't mind strangers being on your property. I think it would be great projects to fix them up, recycle materials that's already on the property and salvaged from the remodel from the larger cabin; then shop for thrift store furniture and decor. The one building, where the roof fell in, If the remaining parts are not too damaged could be rebuilt for your work shop. Oh, and the rock - I would plant moss all around that area, maybe some wild flowers and a bench to sit to enjoy the wonderful view. I love the cottage and enjoyed the property tour. Thank you.

All great ideas Linda! Thanks so much for your thoughts! We like the idea of the Air Bnb, and the extra income but we'd need to think whether we'd want to have "strangers" staying our if we'd just like to keep it to friends and family

Nooooo! You must keep Lost Pond Shelter for its original intended use! What a beautiful little tiny house it could be with a little TLC! It would be perfect for when family/friends come to visit to give them their own space. It’s just lovely!

We bought 8 acres in East Texas in October. My husband has been naming landmarks too. "Let's walk over to check on the strangled pine." He's having so much fun walking and exploring our property. It makes us want more land. You have a beautiful piece of property and your cottage is adorable. Was the former owner there in the winter? How on earth did she heat it?

Ha! It is a blast having a piece of land to call your own. Congrats on your purchase! she was there in the winter! I truthfully am not sure how she got heat. She must have has something against burning wood, because there's no sign of a wood stove on any of the structures on the property. We're planing on installing one in the cottage by next winter 🤗

Yes if it was mine I would make the little lost pond shelter into a place for friends and family and the other I would make into a shop and demo the building next to it to store your bikes and snow boards cool video nice property thanks for sharing

T Awesome property! My retirement dream...that is around the corner. Your "woodshed" should be turned into an Airbnb. The cute little cabin next to your home, your idea is great...you can't forget your needs for what you want for yourself. Your friends and family, well the basement that you have redone, is set up for your guest, I love your place. Many happy memories to come.

What a great property. Best of luck in your future, making it your own. If it were me, I’d fix the roof on the one building and make that the shop area. Keep the lost pond house for guests and plop some yurts up by pride rock. Thanks!

Hi guy's Love the tour and the snow just adds to the feel of the true magic of the place! I like your idea for the lost pond hut sounds great and the woodshed i'd use for photography you could capture some stunning pictures of the wildlife may be even a bear coming out of the tunnel, you could read and write in there too and edit your vlog's what ever you choose enjoy and I look forward to seeing it's metamorphose!

Great property and nice couple. I keep thinking about the previous owner who lived in that small building for 2 years alone, she was so brave. I'd probably go crazy without electric, water and TV. She must have been an interesting person. I would try to build a small dam in that ravine for summer dips to cool off, could be fun.

We agree, she must have been an amazing woman! Love the idea of creating a nice swimming hole, we took a couple of dips in the creek after our runs in the fall but the goal is to be able to tube through the tunnel next summer! 😁

Beautiful, looking forward to seeing what gems blossom on the property this spring. Awesome idea for both outbuildings, use it for what you two need; although It’s always nice to have a separate space for visitors. Just need to weigh out the costs to add heating (tiny wood burning stove) and maybe a full or half-bath. Although, if a certain area could make you both a bit of money, go with that 😉.

I'll be sure to make a spring time property video 😊. Yes lots of opportunity for the outbuildings. I think if we converted one of them to a "living space" it would be more "Glamping" than a proper cabin. In the future if we're interested in building a more substantial building for friends and family to stay in I think that would be the most comfortable for everyone. We'll see what the future brings!
