Open plan renovations are over rated. I think its nicer to have defined rooms, not opening everything. Definitely prefer a kitchen that is its own room.

Kitchens for magazine shoots look great; kitchens in real life have dirty dishes and things on the counter (even if not dirty) and indeed have smells that I personally don't want filling other rooms. I don't want people to see my kitchen when they come by to visit....it doesn't have to be closed off with a door and all that like a lot of EU homes but....wiiiiide open to especially a living room is a no go for me. Open to a family room space is different.....

It depends where and how you live. Many families that have open plan kitchens treat it like the centre of the home where everyone congregates, that’s what it’s like in Australia where kitchens can also be an indoor/outdoor flow space due to the lifestyle

Dear Modern , youtube and architect yes he also seems reasonably priced and very good at helping redesigning space, seeing diffrent possibilities. In my experiance might be a smart move to live in it for a while get a stomach feel for it first and the flow. Especially the floors were gorgeous and Italy can get hot , is likely to get hotter also italian bearing walls are not always correctly described in the architect drawings same thing for electricity and water so might want to get someone who knows what they are doing expert with thermal camera (lived in several countries and have learned that the hard way) Gorgeous apartment as is but can see a little bit of what you are after perhaps there are tricks to do it tweeks, that the architect/ interior designer can show you as possibilities that can help handle time for construction and cost and maximise your enjoyment of the space. Tip also allow for time just like in France for things just without explaination and do one bathroom at a time make sure that if you have a disagreement it is still livable so that you have room for negotiation otherwise can get really expensive.

Just my two cents: It looks like the balcony you want to close in is opposite the tall windows overlooking the big street, providing possible cross-ventilation. In most American apartments, that air movement is not possible, because windows are usually facing one direction. Maybe “closing in” should still involve windows?

As someone who’s experienced multiple house renovations, be prepared for it to take at least twice as long as you want 😅 I don’t know what it is with renovations, but every single time, in different houses with different contractors, things take longer than you think they will. I hope that it is quick, my point being don’t have your hopes too high! And congratulations, it’s a beautiful apartment, can’t wait to see the transformation 😊

This is such a beautiful (and large!) apartment full of character and charm. I love the colourful tiles in the bathrooms and the ceiling medallions. I recently purchased a house built in the early 70s that had a number of the original features… at first I felt like I wanted to change SO much but as I’ve lived with it, it’s really grown on me. I love having little snapshots of the time period.

A friend of mine recently renovated his apartment in Bulgaria where we are from (about as much work needed as what we're seeing here) and he said that he should have planned for twice the money and three times the time. I'm afraid Italy is no different (it might actually be worse based on my own experience), so maybe those 3-4 months will stretch into a whole year. Not wishing you that but be prepared it might happen. It's good you'll get some of the money back as costs add up very quickly. The apartment is huge though, and it is very bright (I bet you have seen some with salottos of seconda luce especially here in Florence, ugh!), it's full of potential of you have the time, the money, the patience and know the right people to do the job for you.

Not gonna lie, I think the entryway/foyer and the living room are amazing just as they are (minus some of the armchairs/couch in the living room). I hope they don't watch too many videos of American trends of tearing down walls and making everything minimalistic with no colors and no character.

That apartment is beautiful! We have a home built in 1922 in the US, and we have a lot of separate spaces, which I actually really love. It makes each space feel nice and cozy. We also have a long, narrow bathroom, but since we can’t knock on any walls, we have just left it as is. There isn’t a lot of storage in the bathroom, but we installed a cabinet, and it is a nice light color, as it also doesn’t have any windows. I love, but it hasn’t been touched since the 70s, which means that you don’t have to rip out a bunch of weird stuff from the early 2000s. But I absolutely love all the old features currently there. Have so much fun making it your own!

Oh she's lovely. Very good spaces and very good bones! The kitchen space is good. So glad you will upgrade it! She needs a bit of love but you can make it yours. (Suggestion...put a Murphy bed in the third bedroom and a wall of mirrors...mini dance studio!)

That's a beautiful apartment! if you'll be replacing some of the flooring, floor heating might be a nice thing to add, for example in the master bath, and then you don't have the radiator problem. I'd personally leave the bottom of that big bathroom as a washer/dryer corner with a nice hamper with separation for different clothes colors based on how you separate washing, and have a bath/shower combo in one bathroom and a shower in the other. Might also be nice so stick that at the bottom and have the washer/dryer where you have the bathtub currently

It's a major job and I am confident you are gonna do this. If your partner is anything like the Italian man I know...he is gonna work wonders in that place. Friend of mine renovated a whole house a few years back. They were ready to move in in under a year. Which is good, cos the second baby was in it's way. But with pandemic and war next door... Supplies were delayed all the time

Congratulations! Renovations are take time and patience. It is stressful. One thing I can recommend is making sure to take time to come together as a couple when you feel that renovations are getting to the two of you. Take a walk or share a moment. It will take time, but ruining a relationship because the stress eats away at communication isn't good. Good communication will keep your relationship and love alive with work and the right amount of effort. ❤

Suggestion - why not try living with it for a while as it is? You may find there's something to learn from how people used to organise their spaces - coming in with an idea is great but you can crush what's special about a place that way... It's like picking out clothing for someone you've just met, you gotta take time to know them first

Oh the water heater😢🙈🫣 This is gonna be so much work. Though... it's really nice. Everything is clearly 70s, but so lovely and well taken care of. The kitchen looks brand new! Everything so tidy and clean... ❤A little something inside of me breaks.. hearing all the cupboards and stuff is gonna go. The floors are vastly different, but also in good condition. I still see how you get that tax deal, cos the water heater alone... it's not up do date and not energy efficient at all. Which reminds me...I didn't pay attention to the fittings. Is that the word? The faucets etc. It's usually where you really see the age I can't believe you really doing this. It's gonna take 2 years at least, right?!

Love the entryway , tiles in the bathroom & the living /dinning room except I'd probably put the dinning table on the other end of the room . I kinda like the flooring of that room too . Not a huge fan of the tiles in the bedrooms but damn they look sturdy as f*** if this hasn't been renovated since 1972 .

Congratulations! You apartment is a dream! My advice: get a architect/geo. And a designer for layout. They know better than architects since they focus how you live in that space. My suggestions: close open to master bath and have it open only in the master bedroom. You can add both a shower and bath if uoundo that. As for main bathroom, you can always move a radiator. Note: contractors tend to be lazy and say you can’t. Thus, designer/geo. person is a must! As for the large closet. You add 1/2 bath and or laundry room.

Some thoughts… 1. Walls and floors tend to be easy to redo together, so don’t stress out too much. That’s an easy one and will make a huge impact on the space 2. Consider if walls really need to be torn down or if taking out wardrobes will give you enough space. Taking down walls is a pain, and when you first move in, you might find the space more usable then you thought. I’m specifically thinking of the bathroom, totally understand a larger kitchen given Dario’s job 3. Congrats!!!!! It looks like an awesome space And a question… do Italians usually do central air or pumps or units???

Radiators in Italy can be moved, so putting a shower at the end of the bathroom is feasible, especially since it is near the window which will GREATLY cut down on the mold. Whatever you believe to be the timeline for the completion of the renovations, double it and you might be closer to the mark. Remember the key rule of renovations in Italy: Ci vuole pazienza. Congrats. Looks like it has great bones. I actually like when rooms are kept more separated. Your kitchen would be awesome a bit larger with a hearth area or keeping room attached-like a mini-sitting room. Hope you explain what you meant by closing off the balcony for a veranda. 1:18 😂Kitchen and Kitchen...As a German I was confused for a moment. Yes, in Europe you hardly ever get an apartment or house with the furniture. Everything that can be taken down and into parts, like for example kitchen cabinets and washing machines, are YOURS. And yours to bring along. Seeing how these 2 examples are great for horror bug invasions or mold...I can't imagine apartment shopping in America 🫣🙈 Anxiety...But also, the money you can spend on a kitchen or a washer here are sooo different. You get a normal sized washing machine for 350€ to a couple tausend euros. It really depends on what you want. Kitchens? Start with a used kitchen for about 2000€ and there is no limit. You can get kitchens for 100.000€ and more if you just want to. I always guessed this is the same in America. But that would make such an impact on the rent. What if the rooms are just fine but the kitchen is too new and pricey? You gotta go for another place then? And what if that forces you to take another job that isn't as good at the one you already have?! I just couldn't deal with all that. It's a mystery to me how you all do it.😅

Old Berlin (germany) bathrooms are the same. I often see bathtubs (smaller ones) or showers at the end. Rerouting the radiator (and make it a towel dry one) is actually not that expensive, but depends if thats sth you are allowed to do. If yes, do it, as it gives you more freedom for the layout.

For the narrow bathroom: if the neighbouring room will be your bedroom, you could consider moving the door to the bathroom there and optimize the bathroom layout with a more centered entry.
