Neither am I. For 11 and a quarter million 2/3rd of the space is under low ceilings in the former basement and servant’s quarters.

Everything featured on this channel looks like a hotel rather than a home.. Evidently targeted at those with loads of cash and little taste, or property investors who'll never live in these places. This particular house is a nice mews cottage tarted up in the blandest possible way. Shame, really. And the descriptions - "walk -in shower". How the hell else would you get into a shower? Lowered therein by helicopter?

Agh you should see my monstrosity, a Chicago two flat. It consists of a concrete basement where I have my washer and dryer. There’s water heaters and storage room down there. At the very top is a large empty attic. Sandwiched in between are two tiny apartments. I guess that was normal for a house built in 1896.

Because of the legacy room layouts it's enclosed and feels like a modest old apartment yet costs 11 million pounds and change. Historic appearance and location but... I know the british economy has taken a few hits but last I checked 11 million was very real money.

@@BH-2 I think he is moderately tall but it's not high ceilings. Not sure what purpose it served originally with that strange layout. By the little stairs below there is a double door that can't be opened because of the glass railing.. kinda strange.

@@DanFrederiksen Properties like these with a high price tag but not quite 'perfect' will be hard to sell in this climate. Years ago, you would be lucky to see one house for sale in Chester Terrace a year, now looking at Rightmove, there are at least 15 £10m+ in Regent's Park that have no buyers .

Thank you for a fascinating video. The exterior is outstanding. The interior is somewhat like a rabbit warren, with so much space dedicated to halls. The master bedroom is nice, but so much space is spent on a superfluity of reception rooms. Altogether quite intriguing.

Really not worth the price. Can buy a comparable freehold in St John’s Wood that’ll be twice the size. You’re paying £11 mil to lease a property near Regent’s Park for 125 years. Think about that.

To be fair, the lease can be extended an unlimited amount of times, meaning the leasehold is never lost

I think it’s okay, feels and looks a bit dated. The kitchen looks pretty basic and would need some modifications upgrades. £2/5m no way is that worth £11.5m

Why do people always say this. "In a lower cost of living and less prime location, you can have a bigger house, more land and a helicopter". Like, yeah of course you could, but almost all £11m of this property is because of it's location. If you want a massive amount of space, live in India where you could probably buy the state of Goa for £11m

You simply cannot use the word "lounge" when describing sitting, drawing or reception rooms. Lounges exist only in airports and hotels.

The wine cellar downstairs was really nice to see and have!! And i really like the way the washer and dryer are closed into the compartment with a door to close. Nice!!!!!! The total flooring of this townhome is very also. Now, where was the garage for the cars to park?

Certainly not worth BP $11 million -- the furnishings are nothing special. Perhaps the pricing is based on John Nash, the architect of the residence. The architecture itself is lovely.

The house is lived in; the furnishings belong to the current owner. It’s a Grade one listed building; a superb example of Nash.

Please call things correctly, that herringbone flooring is actually parquet flooring and those two 'lounge' areas are sitting rooms. Also, if I bought this house the first thing I'd do is take all the tvs out of the bedrooms, that's so very tacky.

Ooo, I might be in the minority here, but I loved this house. Anyone who pays £11+ million for a house will make changes. Beautiful artwork, soft furnishings with splashes of colour, and no doubt rooms/staircases repainted. The bedrooms on the top floor do leave a lot to be desired. However, one could make the 2 empty bedrooms into ones with en-suites, by turning the bathroom into a jack and Jill ensuite. Developers create neutral tones, monochrome looks, and as a buyer you re-jig, you re-paint and create a home, not a house..

Really didn't like the corridor/staircase/elevator area. It made it appear like you are stepping outside of the flat into common staircase area, where you are gonna run into some neighbour. It didn't feel homy. And the seating at the bottom while interesting made it appear like public cafe or uni lounge area.

Add to the price tag the cost of reversing the incongruous obliteration of its historic interior architecture. There is something positive to be said for interiors that agree with a house's exterior architecture.

Sadly that is never explained in this, and other 'high-end property' videos, along with whether lease or freehold, or what communal gardens there are, or not (and of course, show them). There is an obsession with bigging up the accommodation in these videos, no doubt the pay off for the estate agents' allowance to do the filming, but how far can one go? No matter how many times the presenter refers to 'this large room', if it isn't, saying it is will not make it so. Also ' look at those lovely bedside tables', ' some decent artwork on the walls', 'a great sitting area' etc etc are what we hear in all these property videos, but half the time the place has been staged and those sofas will be removed (or paid for additionally) and if not staged, often the sale does not include the seller's furniture. Please tell us ALL the relevant details, not just some cherry-picked ones. If there is no parking, tell us. if there is no garden, let us know! And if there is...show it all. My £11.2M is staying in the bank for this one
