We looked at houses and villas in The Villages, seem like a decent product, but prices fluctuated greatly, plus all the fees and rules and regulations were more than I was ready to cope with. We're just a simple couple from Franklin, Tennessee, we had a 2200 acre farm that we worked and made a decent living from, but the landscaping has changed in Franklin because lots of folks from Nashville have moved to Franklin and that has caused a boom in the housing market in Franklin, so we sold the farm to a developer and made a huge profit and we now call Florida our home. Because we are both avid sailors we decided to buy a sailboat that was large enough to live aboard. We have been in the Florida Keys for 6 months and really love it. No mortgage, no property taxes, no amenity fees, and no utility bills. Just a stress free lifestyle.....

So, I'm becoming more of a fan of the northern section. When we visited last, we stayed in Spanish Springs at the Town Place Suites and we just feel in love with it. It's so beautiful and I like the historic vibe. I also like what you said about the older homes having kitchens that are separate. I want that. My current home has open concept. I'm not as much of a fan anymore. I also need walls for our art collection.

Hi Robyn, I just bought and downloaded your book and I do enjoy your very informative videos. Our main residence is in western NY and we currently own a manufactured home in LaCasa located in North Port which I’m sure you’re well aware took a beating during Ian. Though we lost our new porch and carport thankfully the main structure is solid as we just remodeled the kitchen and both bathrooms. We have received a fair settlement from the insurance company and now patiently wait for repairs. We’re simply investigating options in the villages and learning what we can. I thought that Florida was supposed to be more affordable than other parts of the country. These houses seem overpriced.

Homes in The Villages are more expensive than the surrounding areas. We do not have a State income tax but homes are not cheap.

It is all misdirection. Yes no state income tax. Higher property taxes and other annoying nickel and dime bs. They get you one way or another.

Chula Vista home has great curb appeal. Agree that you are allowed to give your opinion if it’s positive. Last home for $400K stinks comparatively speaking.

Robin: you have a video from last year what 275,000 will buy, seems like the same homes to me, when do you think the villages market will return to a realistic value? I will be checking the area out next year but at this point it seems the only option will be to buy A new (1000) sq ft patio villa which you can get for under 250,000

Great series Robyn! I thought the houses under $300 were better values compared to this group at a higher price point. I don't feel like I was getting more for the extra money on most of these homes compared to the lesser priced options.

Great observation. Many of the homes are the same style and size. Location and upgrades make the difference....in some cases. Sometimes they are just overpriced.

It’s not the home prices that one should be concerned with, it’s trying to get home owners insurance… highest in the country if you can get it, thanks to hurricanes and scammers.

Nice reviews. Seems like they will have price adjustments coming. For 1600-1700 sq ft house, they do seem a little high. Most need about 50-60k updates. How much is a roof per foot in florida?

Wanting to get a place in the Villages, for part time winter home. If possible for 200K or less...since the CDN $ is crap......what are my chances? Looking for a move in with out major rehab to bringing it from the 70's to a more modern style. We hope to purchase this year and be in it winter of 2023.

Are the homes that are sold by the villages separate from the MLS or are they listed on the MLS in addition to the sales team for the Villages?

Our homes that are listed with MLS are only found there. The villages system is a whole separate system. You need to have both MLS and a VLS sales agent if you’d like to see all of the pre-owned homes on the market.

Again you have it backwards. A home with high days on market is do to not being priced right to begin with and a seller that doesn’t negotiate. If you are seeing movement it’s because the seller has finally come to their senses and moved the price to where the property it worth. That doesn’t mean you got a deal. The house was overpriced to begin with…. So folks high days on market is not a motivated seller. Homes that sold with low days and below average days, had a motivated seller. It’s not rocket science.

Once they reduce the price as they typicall have when they indicate Motivated Seller. Obviously, I do not see Motivated on a home that may be overpriced new to market

No way would I ever spend that enormous amount of money to live in that place..first off...I don't like nosey neighbors..don't like CCD fees...it is no one business as to my choice of color to my home..what I want in any of my choices, and most of all just might drop into a sink hole..no thank you..and those that do want to spend that much money..have at it...but I will never ever do this...

The Villages is not an HOA community. There are pros and cons to living in an HOA commuity. I think the plus outweigh the cons.
