I do all of my own furnace changing every 6 months because it allows me to go inside the rental and having a look around plus I want to know it was done right and MY furnace is not being overworked

Can you require the tenant to do cleaning for you under threat of eviction? While they're living there? Or is that peonage?

So what if the tenants started to do upkeep on the yard but the landlord didn't like the work they did and landlord agreed to do the yard until reassessment

Mind you the yard was not done sloppy, it was cleaned up but not the way the landlord wanted it done 🤷‍♀️

That is always a tough one, what standard of landscaping is to be performed by the tenant or the owner? It is my preference that the landscaping be low maintenance and that tenants be responsible for basic lawn and bush trimming. However, if it gets more involved it is best to include a professional service or at the very least be specific in the lease about expectations of the work to be done, how, when and to what degree. Whenever you are in a situation lacking clarity it is best to engage with curiosity and goodwill to reach a mutually agreeable solution.

I’m seeing landlords are passing ALL of the maintenance costs to the tenants.
