The problem of condos, houses or apartments prices keeps going up is that most foreigners just keep taking whatever the seller says, and that makes prices higher! That is happening even here in the US. They just clean, fix a little and replace most of the things inside and jacked up the price or rents.

Hehehehe, my ex neighbor was trying to sell his house for 3.9M, after 3 years he didn't manage to sell it, probably cause it was a little too expensive, right? Now he's again trying to sell it, for 4.5M this time........very common "business" practice here....just gotta shake your head and wonder!!!!!

I think the best for temporary travelers for a short period is airb&b until they can find the right place they like to stay. A little further but cheaper but as long as water, internet and electric is provided is okay. Just rent a motorcycle.

They are idiots thts why. They charge ridiculous prices for trash condos. Even the ones in so call affluent areas are trash and poorly built, with tons of issues. Lived in newtown 1 year , 6monts each between 2 seperate condo developments.. Not worth the price. Thailand, vietnam, malaysia much better quality for 30% less in rent

People are limiting information about the properties because other people will copy and paste the listing on their own page and redirect the buyers to an agent that in most cases isn't licensed or even have permission to post the property. It's best to find a real-estate agent that is reputable in the area who can represent you in the purchase or rental.

My Filipina friend went to the bank to get a new updated ATM card. It took her hours to fill out the paperwork for an account she has had for years! Even she was frustrated and these are some of the most patient people I've ever known; if they're not driving 😂. She had to go back because they had forgotten to give her, her ID back; lost it under all the paperwork.

On Facebook market price I always like taking a screenshot when they private message me the price they want and then posting it on their ad. It usually doesn’t stay very long before they remove it. I agree it’s one of the dumbest marketing things I’ve ever seen.

As living in the Philippines for over 10 years now with my wife. A lot of times people will not put the price up because they want to find out if you’re a foreigner. A lot of owners do not want to rent to people from certain countries because they trash their place and leave. My recommendation if you’re gonna stay a month or two if you’re going to be in Manila, stay at a nice hotel book it for like a week like Marco Polo. Then take a taxi to BGC or Eastwood something like that, wherever you want to stay in the city and talk to your taxi driver most of them will know a broker , and a broker will show units. depending on what you want. And if you’re looking for something where everything is included, they can help you with that also. And always remember, you can deal with the people over here. their first price is always going to be higher than what they will take. And cash is King.

I've found that in the Philippines that the sellers will spend way too much effort to eek out the maximum possible profit from a single sale instead of working off of basic economics to sell the most volume they can at the best profit they can. It's like businesses and individuals don't understand that selling stuff at slightly lower margins allows them to reinvest capital to sell even more goods.

@@tonytour4377 It's a little bit higher than that, but not by much, admittedly. It's more of an issue of trying to get the best price for what they have (which is limited), which is a pricing model for luxury goods, rather than making profits on high volumes, which is the pricing model for regular consumables and staple foods. The median income isn't even 4k USD yet, so most everything falls into the category of a luxury, especially in the provinces.

From what I can see, pre-existing condo rental prices are going up, but pre-existing condo purchase prices are going down. Maybe people are sliding into negative equity / higher repayments, and trying to cover it with higher rents? Only thing I can think of.

stores in the Philippines do not list prices on merchandise they want to jack the price when foreigners shop there they have different prices with locals. Just like Hawaii, they have local prices compared to jack prices for foreigners. Item post for sale for you contact them first, be careful a lot of scammers and hackers trying to acquire your info (Phone # Cell #, email, etc).

If it is a post on FB I contact them, get the price and then post the price myself. :):) On one occasion I posted "Hmmm, 30k seems a bit expensive". They deleted the ad a few hrs later and resposted it. I commented "Is it still 30k". I think they then blocked me. LOL

IMO, the inefficiency problems in the Philippines has to do with poor infrastructure system and in the logistical process. Everything is micromanaged. More authority needs to be given at the local level. It’s crazy that you have to go to court to correct an error on your marriage or birth certificate.

It doesn't make sense because the competition can simply send a message and ask for the price. Now the completion knows, and the poster has annoyed any potential renters or buyers.

its also away to safeguard there prices so other rentals places could not just copy there price which is either lower or higher. You need to message them for prices and other information like locations, phone numbers etc. some have there price shown some have there's not shown the allowed listing value of Facebook is 3 pesos so to inlist this they just input the smallest number they can list.

Even worse they post false prices. There was a house listing for 1million. So I PM them and ask when I could see it. I got a reply with more details and the actual price was 4.2million. Bait and switch, false advertising, liars and scammers etc. This is why I don't trust anyone there. In all fairness it was like that here a long time ago here in the US. When laws were passed where they have to honor the posted price, all that went away. Nothing is going to change until it hits them in their pocketbook. Laws has to be passed.

This is standard expat thinking. Step 1. Find a nice location that's inexpensive. Step 2. Move there and tell anyone who will listen how great this new place is. Step 3. Many more expats come and they do the same. Step 4. Crowds form, prices go up. Or there's a coup or hyper inflation or currency troubles. Step 5. Expat complain how crowded and expensive paradise is now. Europeans moving to America... streets are paved with gold, free land. Aspen Colorado. Portugal now going thru this process. Every spot super popular today went thru this process. Some Americans retiring to another country have 20, 30 or more years to live. They get off a plane in a new country and 2 weeks later are on social media trying to make money and tell viewers what they want to hear. This isn't on the Tubers, it's on the viewers. Ya wanna believe. So believe. But that won't change reality. For me owning (or leasing well beyond my life expectancy) a house is key to slowing down inflation. This does NOT mean buying a home for a Filipina and hoping she allows me to live in her home. As many expenses as I can pay upfront the better. And I need a plan B to handle the coups and other instability risks.

But most other SE Asian countries have more foreigners and prices still lower. So I don't think that's all of it. My gues is foreign ownership like Chinese nationals buying many units at once during pre-build, and the very high number of OFW sending money ey back home to secure an investment when they return. .

Older condos will have collapsed prices soon. Nobody will want to buy such, since new condos are going up like crazy. Even that is dumb now to invest. Don’t believe Airbnb is an option to rent. Property managers rule your condos completely and don’t want such. U can not rid of such property managers and owners are at their mercy

I've made a presale purchase for a condo in Cebu Mandaue. While I acknowledge that buying a condo in the Philippines may not be the wisest investment, as many have pointed out, my Filipina wife and I-both in our 40s and working as nurses in the USA-have substantial disposable income. The condo is relatively small at 60 square meters, with a total cost including fees of 7,020,000 pesos. Payment is not due until its completion in 2026. Fortunately, the exchange rate has been favorable, reducing the cost from $130,000 to $119,958. I'm hopeful that by 2026, the exchange rate will be 62 pesos to the dollar, although it could fluctuate. Generally, renting might be more advantageous for the average person, but we prefer to own a place in the city and a small home in the province. A Filipina nurse colleague of mine has purchased five condos in Mactan with cash and has experienced a modest positive cash flow from renting them out. She confirmed that she publicly lists the rental prices.

If you invest $130k into conservative bond and dividend portfolio and earn 5-6% present a year - it will cover your rent payment or close to it. And no headaches and you can always move.

I look up the median rental rates in a particular area. Once I see the size of a unit in the listing I'll have a rough idea how much the rent will be. For example, rental rates in BGC is around 1,000 pesos per square meter. So if the unit in the AD shows 45 sqm, I will expect the rent to be 40K to 50K pesos a month. If I can get the unit at below 40K then I know I'm getting it at below market rates.

If they are putting price games into play then it going to be just that. It will be them trying to game you for everything that they can. They don't realize that trying to game the wealthy people puts them at a disadvantage. Just tell the price upfront. I definitely would just hit that next button the second it seems a game is being played.

Thailand overbuilt years ago then had a real estate bust which drove down prices and they never really recovered is my understanding. Also they don't need to build for earthquakes and typhoons. Additionally, they are much closer to China and can get cheaper materials and loans for new construction. Last of all it has to do with culture, instead of taking less which earns you more a Filipino would rather let it sit empty, but maybe that has to do with how bad renters treat property in the Philippines and I am not talking about foreigners.

I required everyone to maintain absolute secrecy that there was a foreigner involved, but a bank employee spilled the beans. Suddenly all the list prices in the area went up 6-10 times and people began showing up at my family's home on a daily basis trying to unload their land. 😆😟

@@OfficialAsiaNow And half of the properties aren't even real I'm guessing... the last beach lot we looked at we asked for all the paperwork... they sent title and property legal description, etc... when we mapped the location it was 20 miles away, inland, from what they showed us... 12 meters wide by 120 meters long, and most of it was right on top of a Barangay Road 🤣

I always use my wife to check things out for me.when it comes to land or house's. She takes pictures, get a price and then if I like it go check it out the next day.

If you complain about the Philippines go to other South East Asian countries and you'll learn that they sre worse... After 35 years living in SEA and most of the time 22 years in Indonesia and the rest and actual in the Philippines I am used to this because I always send my wife to all institutions. She picked up 400 k pesos at the Bank and she needed 5 hours... Immigration is very quick. In Indonesia it's worse....

JESUS! i been having nightmares of deep, dark, psychotic frustrations about these pm me for the price tactics! on the other hand, if you sell something and try to have an honest business everybody thinks you're a goldmine including the scammers who scam sellers. how the filipinos thought about scamming from people who sell stuff is beyond me.

Eventually the Philippines will burn itself out, through this over pricing and people will go to other countries. Befor the pandemic it was Thailand then Mostly due to the influx of vloggers heading here and painting a rosy picture. Its not doing the PH any good for the people who already live here! Ofcource every foriengner is automatically looked upon as rich, which doesn't help!

lol sellers that ask to be pmed are most likely not Pilipino probably chinese and about the paperwork in the bank , its the law in the Philippines its all about anti-money laundering. if you dont know Philippines is one of the strickest bank law in the world. I give you some example if you manage to get a bank account here in the Philippines and you got into trouble the Government can not open your acc. not like in the US the gov. can just easily freeze your acc. So before you complain research first.

No. Chinese always use a philippino agent they never post anything on FB because they don't no neither language not how FB works and they don't have time for that nonsense. It is always philippino agent. Second: Philippino banks have the worst customer service in the world and it has nothing to do with the laws - its the banks themselves. Go to Philippino bank and "research" this yourself.

Do your research in Philippines banks. we're been living with the chinese for a long time, i know how chinese people use propaganda all the time, what!? failling investment abroad? jealous of Philippines Economy!? failling all your cambodia investments?! thats why you do black propaganda here! ahaha

According to a Philippine grad professor, "the root cause of all problems in this country is the low quality of education". And i agree & it makes sense. You get university grads who are inefficient & lack of know how; voting, driving, & selling houses according to what they learnt from the streets & not the schools; lack of discipline & common sense; narrow minded, don't want to be taught, etc.
