It's roof renovation day! It's a lot of really hard work and to be honest with you, I'm getting to be that age where if I fell off a roof now it would probably be catastrophic. Today I've got a crew out here, we're going to go through the entire roofing process and the materials that we need.

yes. Site protection is very very important. We just got a remodeled house with new roof and Roofing nails every where in the garden both old and new. I got a bucket full of them (about a gallon) and I still find them occasionally over a year later.

Just had my 20 year old shingles replaced. Opted for all the bells and whistles - similar to your choices and it was still at a very reasonable cost. Of course my roof has a much more gentle slope and the work was completed in 2 days just in time for the winter.

I looked at my roof today while up getting caulking and touch up painting done. I need a new roof. This was most helpful. I think doing a roof in late Spring is likely best because the shingles will bond better if they get hot over the summer. I want to put in better roof ventilation as well. My roof exhaust fan quit working and the thing is not bird or squirrel proof anymore. I totally agree - do it all at one time. My biggest issue is do it all at one time vs. start from scratch. I keep noticing shoddy workmanship in my house that I've owned for 25 years already. The technology of newer building systems is so much better if built by a person with professional knowledge. I certainly lack the knowledge to hire the right contractor but I'm learning.

These “honest” contractors didn’t remove down to the decking. Went right over the existing tar paper. On a roof in that bad condition there’s a very good chance there’s bad decking and it won’t be getting replaced due to them never inspecting it. Instead of making this video he should’ve spent more time on learning a little bit about roofing. Majority of the time you get what you pay for though.

I learned a lot from the video and will re-watch and take notes so I will have them at hand when I interview & get quotes when the time comes. I had metal vents written into my roofing contract. 5 years later I find out they did metal on the attic vents but plastic on the bathroom fans. They will skimp where ever they can get away with it so make sure you know enough to judge there work.

We got our roof done this year, decided on metal because we got solar installed on it and wanted to make sure the roof would last as long as the solar panels. Love the sound during rain/hail! We are reaching net zero on our 1886 property! woth surprisingly low costs!

Yeah metal is nice but as a roofer myself I've seen the rubber washers on the screws that hold the metal on bake from the sun and that's 1000s of potential leaks

Woke up to shingles blown off the roof this morning (Georgia), not too bad of a storm yesterday, so curious about the condition of the deck. Great video timing! This helps at least understand the terminology for when we get someone out to inspect the roof and get estimates to repair/replace. Its a 10yo roof, but looks in great condition. Bought the house 1.5years ago and roof inspection came back really solid. Was hoping to get at least 2-5 years out of the roof, but I guess we'll see whether replacing or repairing is best.

Jeff mentions upkeep costs. So true. There are some good looking houses in my neighborhood that would be really hard to roof. Lots of valleys, strange angles and high pitches. The last estimate for our simple 1600sf ranch with a 8/12 pitch was $5700 (Alabama). Back when we bought our house I insisted on a smaller, simpler house with a basement and a brick finish to my wife's annoyance. She's finally coming around as we have gotten older.

simple houses are much more efficient in both maintenance and energy cost and lower cost to build. Everything else is designed to impress only! The more folks care about being practical the lower the values of those impressive costly homes will be!

I just had an AS roof installed on my 1940s house (leaking and ceiling about to fall in!) I didnt see this video before I had it done, but after seeing this, I feel 900% more confident in my decision! $7800 for 18 square on an 8 pitch was not a bad price for what I got! Thank you for your fantastic videos! You're my go-to for my projects!

What I did to build confidence in my choice was to note addresses with newer roofs. I can search permits online. Then I noted the companies & their job prices. Btw, half the addresses never pulled a permit. I cross referenced the company name/owner with state licensing & small claims to see who is getting sued for bad jobs & if they're qualified. Lots of horror stories. I don't want to be another one.

Good points regarding the metal roofs. I've been considering doing a metal roof on my attached garage and asphalt on the main house. Could be bad news for my car parked in the driveway.

I've roofed for over 30 years and I do believe that your supposed to apply the ice and weather guard directly to the sheathing, plywood! Not over top of the old tar paper. Also, if your not taking the old tar paper off, how are you securing the old deck that will always come lose when tearing off the old shingles?

I roofed for 2 years and i know this as fact. It's supposed to melt onto the surface it is laid on over the summer, now if that surface is loose tar paper,your product isn't installed properly, it won't do its job properly, and you will 100% need to re install more ice and water shielding when you redo your roof, whereas there's a good chance, if installed properly, you wouldn't next time around. Also that grey underlay freaking sucks, it's like cloth and yes it fucking can be slippery. I've gotten more tears around nails with that product than any other i used.

Correct. I used gracie snow and ice right up to the ridge vent. Roof will not leak for a VERY long time. Cheap insurance.

Correct ice and water goes only on sheathing..if its put over paper it is pointless it leaves a gap in between and doesnt stick

the irc requires removal of all roofing materials before installation of new materials. self adhered membranes can remain, and you are allowed to put the new materials over the old.

Right there with you on not doing roofing anymore. I've done my share of roofs over the years, including my own. But those days are long gone. It's hot, it's hard, and it's dangerous. I have no interest in lugging shingles up a ladder, or climbing around on a roof ever again.

After a disasterous experience with letting some rookie replace my roof....will never make that mistakes again! Always hire a professional! Ended up having to have the entire roof removed and redone! Let the pro's handle it. Now, Jeff...what is the color paint you used in your house where you are standing? I love it and have been looking for that perfect bluish color!

Jeff, I am so glad you focused on the ugly realities of the shingle warranty. When is 50 years not really 50 years etc? In regard to metal shingle roofs, the installation labour component is 3-4 times as high. Each metal shingle is screwed in with 6 screws which takes much more time when compared to a nail gun installing an asphalt shingle. Contractors simply don't make as much MONEY with steel shingles. They cannot do the whole job in one quick 'payday' so they discourage a customer who really wants a long lasting product. Lastly, why is snow sliding off a metal roof a problem? Nobody with a metal roof worries about the weight of snow building up on their roof after a heavy snowstorm or a series of snowfalls. If the grading and drainage around your foundation is wrong, it is wrong regardless of what type of roof you have. Finally, when we drive around in the country we see lots of steel roofs which are far, far older than 50 years. You will never see an asphalt shingle roof attaining an age anywhere close to that.

the question is not which is better. it is which is better in each situation. a good metal roof install is still the Cadillac but financially it is not even a consideration for many people. so understanding the industry will help to manage expectations.

On the Risinger metal home roof video, he replied to my cost ask & claimed it was $400 a square. That sounded impossible as I paid more than that for asphalt install. I think he only quoted a labor or material number. He didn't reply to that follow-up.

In regard to steep roofs, I recently re-roofed my shed and it is amazing how much steeper it is today compared to when a younger me built it 17 years ago ;-)

I need to address my ice dams issues, I'm thinking about doing it from the inside. But I recently saw that I could insulate over the existing roof sheating..what method would you prefer?

Great video! It will be really helpful when getting bids. My issue is that I know we will need to replace our soffits, fascia, and roof. And I don’t know where to start. Roofing contractor? Do they do that? I guess I just have to start there.

Did you consider cutting in soffit ventilation? I am looking at an old farmhouse 12x12 pitch and plan on adding ventilation. Will rip open interior sloped ceiling to add in ventilation baffles and insulation then re-drywall...

Good video on shingle roofing technology. But pretty biased from an asphalt roof installer. If after 50 years your metal roof has a deteriorated coating, you can repaint it for a fraction of the cost than re-shingling the roof again. At least the house is waterproof and the panels haven't blown off. Exposed fastener metal roofing is very affordable compared to standing steam metal roofing. Asphalt shingles are not sustainable environmentally and frankly, financially.

You can’t just repaint a metal roof it has to be coated and coating a roof properly will cost more than installing a new metal roof. If it was the case that you could just paint a metal roof then no one would be doing metal roof tear offs

The problem is that quality isn't something buyers pay for when house shopping. They pay for interior renovations, square footage, and schools. A new 50 year roof isn't going to get you a significantly higher sale price vs a 20 year old shingle roof. Same with insulation, air sealing, quality siding, etc.

Love your show! I brought a side by side duplex 9 yrs ago. Today I had the roof looked at to get info of what kind of shape its in. Two different companies said its in good shape. But I can get Armorflex Roof Resin applied to protect the roof and get a 15 to 20 yrs warranty with it. My property is 2400 sqft and the cost of the resin to be applied is around 5k. A new roof will be 10 to 15k. What are your thoughts on resin applied to a roof to protect it? Is it worth the money? My roof has a lower pitch than your house.

Not sure how different things are in Canada, but for the US I went with Certainteed after quite a bit of research. They have a very high quality shingle (I was looking for hail-resistant class 4), and if the installer has the correct certifications their warranty is NON pro-rated and includes labor and disposal.

I live in Québec city and this is the product that I choose last year. It is the same warranty that you described. What's more the warranty is good for 50 years, 50 years ! and I can transfer it to a new owner durening the first 12 years following the installation.

Great info here. I wish I knew exactly how old our roof was, neighbors say it was probably replaced when they all got new roofs after some hail, which was 2013 or so. When selling, it just said less than 9 years old. I have architectural shingles as well. However, our attic up until last month had poor insulation and air circulation so I finally had that fixed up for ice dams. I'm guessing the multiple years of damming have dropped some of that life expectancy (thanks previous owners 🙄). I also am not sure whether they got it done right, judging from everything else I wouldn't be surprised if they got the cheapest bid so I have no idea how they built it and whether there's proper components for water diversion. So far visually inspecting the roof, it looks like it's doing okay, I've been up there a few times. Discovered some nutty things though like a vent going up and it wasn't aligned with the cap so there was gaps where rain could easily just go straight down into the attic 🤬 Replaced the cap on it to mitigate that but jeez.

Also if gettin roof done do it ASAP. Price has gone up 4 times since January. And is expected to go up to be 50 percent more then last year same time

Now I know why my plywood all around the edges of my roof had rot when I re-shingled. No ice and water shield was installed there.

You really dont need ice and water on your edges but most definitely want drip edge on your rakes..f5 on edges and f8 on bottom

Roofing is for sure a DIY thing if the pitch on your roof isn't too bad. My dad's in his 70's and he re-did his roof with no real issues aside from he's slower now.

I was supposed to close on my house on Tuesday, but the FHA said there were nail pops all over the roof. So the seller is replacing the whole damn thing. So now I close on the 6th, with a brand new roof😁😁😁😁😁😁😆. Can't freaking wait

Some estimates are freaking ridiculous. I needed 25 square replaced with 2 layer tear off & redeck. I had a steep one too. The craziest wanted $8K JUST for the redeck! Even using premium plywood that's a hell of a markup. Then they wanted $28K for archectural which I could buy all materials at less than $3K at retail prices. Again crazy labor markup. Many middle quotes were $20K. The $12K it ended up costing me was fair & well done.

i have an 8/12 roof and that is too steep for me to diy. i think that i could have handled a 4/12 pitch, but 8/12 was too much. i would be spending so much time worrying about my steadiness on the roof and trying to deal with occasional disorientation due to the roof pitch, that it would be a major distraction from the task at hand. as this video says, sometimes it is best to know your limits.

Jeff. 1955 house with false soffets (no airflow) so adding vents does nothing at this point. The roof is a hip type with a gable inside the garage (where they adjusted the attic access after adding furnace venting). Would you recommend adding a couple of power roof vents to maintain some sort of air flow, regular roof vents or something else? I just thought about it with this video so would need to see exactly what venting I currently have.

Just adding vents at the ridges won’t promote good attic ventilation. If you add vents close to the eaves as intake AND at the ridges as exhaust then you will be in good shape

i live in belgium, so we have baked clay tiles as roofing, and our roof has been on our house for 60 years now. still works great, and no leaks either.

Clay tile roofs last a long, long time in a mild climate like yours but they cost a fortune to install. In Canada with our severe climate, the best option for a long lasting roof is a steel roof.

@@rightlanehog3151 They're popular up in the Nordic countries too, where we have a similar weather to most of Canada. The problem with a steel roof is that they're reaaaaally noisy when it rains. Ceramic tiles are heavy, so they're very quiet even during heavy rain.

@@VortechBand I only spent a week in my visit to the 'Nordic' countries and what I remember most is that Norwegian wooden houses were actually made of wood not plastic . If your steel roof is too noisy your roof sheathing is too thin. I sleep like a contented log under mine but I do have 1 inch of plywood beneath the shingles. In a really bad storm I just snore louder to cover the sound of the raindrops.

Maybe. But a "25 year roof" in Texas will last 12-15 years. The first big hail storm will cause too much damage, at least here in central Texas.

I love how the salesperson told you they needed to inspect the wood but in the video, they just left the previous felt on and put synthetic over it..... a good way to suffocate the wood.

Hi Jeff, do you have recommendation on remove moss from roof and moss prevention after cleaning? I live in the soggy PNW :-( Do you recommend kill moss with bleach, or Zinc powder? Did my own tile roof 20ys ago, but paid for tile loading and a crew 1k to do continuous hotmop on a 43lb paper with 105 lb premium then tile, shd last 60+ yrs. Today they put garbage 1 layer 50lb junk under tile. This 25k roof cost me 4k in materials in 2000. Doing it yourself or a portion can really save and you can put much better materials, example a peel and stick self sealing under this shingle with a genie lift might be doable and still cheaper in the end?

The roofers did not inspect the wood deck like their boss was just preaching. That's what worries me about hiring out work, the sales guy /manager can promise everything, but at the end of the day the lower level guys determine the quality you'll actually get.

WOW Jeff, I usually enjoy your videos on home reno projects, but I have to say this one was way, too inaccurate!! After 35 years in the roof industry, as an inspector, specification writer, and director of sales and marketing for a Toronto area roof contractor, I have to say this video was bery misleading. You start out saying it is a GAF system, then use the name CertainTeed, while all the while, one could see the contractor was installing BPCO products. There was no sign of eave or gable/rake drip edge, the foundation of a roof system. Then, they were placing Ice & Watershield, without peeling the backing off, on top of old underlay (tarpaper). You talked to the contractor about getting down to the wood deck to inspect it, but there was no wood exposed. The synthetic underlay was also applied on top of the old tarpaper. What gives?? I know that if a GAF or CertainTeed system is installed by one of their certified contractors, then the warranty is registered by them, AND the warranty is non pro-rated for 50 years, and can be transferred to one new homeowner in the first 20 years. Yes, just as good as a metal roof!! (Both materials have their place in the industry. I have installed both.) I usually like your enthusiasm, but this time, you spoke over and interrupted the guy from Roofmaster, over and over. This video needs to be removed - or done over properly - before people get the wrong impression. C'mon Man, YOU CAN DO BETTER than this JEFF. Very frustrated and disappointed, Dave

My UK house has a slate roof, the tiles are very heavy. It appears to be a long lasting material but a expensive option in terms of the tiles + installation.

@@tay13666 I meant design wise, like simple double gable or 4 side hip roofs. I've seen em on 12/12's and 5/12s. I have never seen one with multiple valleys or dormers, i'm assuming, because it's a pain in the ass and costs more lol.

I really appreciate all the instructional videos you are doing but I strongly suggest you make a supplemental video to this one as critical factors such as drip and rake edges were neither installed nor discussed and no comments either about step or kick out flashing. You are so good in discussing code changes and innovations but a few key points were missed here. Without proper flashing the roofers are going to use a lot of caulking to try to seal roof/wall joints which will never last as you know. These items have to be discussed upfront and can explain pricing differences between some quotes as well.

I am confused with the sequence in video. You first show ice and water shield and then shingles. Then it suddenly goes to the synthetic underlayment making it look like you are putting that on top of Shingles !! So now I am not sure if the sequence is ice and water shield underlayment 3 feet from eaves and then synthetic underlayment over entire roof and then shingles ?

Question....if I'm putting up a 3 inch crown molding up on my just newly sheetrocked wall. Do I need to technically mud the joint were the wall meets the ceiling????? I only ask because I'm a firm candidate in doing things the right way. I'm also putting up a two inch wide chair railing. I purposely put all my "butt joints centered in the wall were we are installing the chair railing. I also need to know if considering my chair railing is going to be completely covering the butt joint is there any need in mudding the butt joint? I already pre filled the joint so it will be sealed. Is there a down side to not finish mudding the butt joint considering the chair rail will cover it as well???? Thanks ! I also want to give you a huge thank you for all your videos as we have learned so much and our Diy remodeling has gone better than we ever thought it would!!

Update: lol! I watched your master class drywall video "again" and it answered my questions! Sorry, I should have been more diligence. Lol! I drywalled a house i owned about 15 years ago and I was not happy at all at the results then. But this time I doing as close to how you teach as possible and I am just amazed at how good its coming along! I had a buddy come over and when he saw the results he accused me of hiring a pro to make myself look better! Lol! I can't thank you enough for your videos. Your an excellent teacher! P. S. My wife says when we are done dumping obscene amounts of money into our remodeling, she wants to send you a gift 🎁 😉 for all your help. You have literally saved us thousands of dollars 💵 !

Didn't see it asked, but if they were stripping of the old roof, why didn't they do it all? I noticed at the 3:10 spot as they started installing he membrane, that they were installing it over old shingles. I've always been told you can cover an initial layer, but they took the time to strip off the top layer, why not give you that extra protection by getting "all" of the old stuff off.

Just looks that way. Its a very old house with board planks instead of plywood. Youre seeing the gaps between the boards. They're stained black from 100 years of various tar paper.

My roofer cousin and I put the 3d " architectural" shingle on my double wide 2yrs ago. I chose to put the "ice and water" over the whole roof. I figured better safe than sorry since I live in the cone of uncertainty in NWFL. It still looks great and has no leaks after Sally.

I don't quite understand why the old tar paper didn't get removed considering they used a better synthetic underlayment anyways but I'm not a pro roofer so must be a reason...? Regardless, I'm in the process of re-doing my 9/12 pitched roof and with 3 layers of asphalt there is absolutely zero chance I could save the old tar paper.

This video is perfect as I am going to need to redo my roof in the next few years. I'm wondering though how much of this weather proofing applies to a contract in Phoenix, Arizona though. Are there other factors to consider in places that rarely get to freezing temperatures but are regularly over 100 degrees with little wind or rain throughout the year?

I'd wouldn't worry about ice&water barrier too much in your area, unless you have a low pitch. And would go for owens corning surenail shingle this is the best wind resistant tecnology

Jeff you keep saying gaf roof when its a bp roof. I wish you installed anything but a bp roof. One of the worst shingles out there. And this guy says to inspect the roof decking for leaks or rot?? They installed their underlay right over the old one without checking anything!!!

I agree about ice and water shield. It should go right on top of the plywood and not on top of the paper, old paper and the starter strips. The black stripe should be on the bottom not on top of the starter strip shingle your boy put it upside down I think he had no idea what he was doing.

Hi Jeff. I have a question about mold in my attic. About a quarter of the attic has black spots. My question if I can eradicate the mold myself with cleaning solutions, painting with mold killing primer etc. or is this one of those things that I should leave to the professionals? Any thoughts would be very helpful because we are getting quoted at 2k to clean the mold

Absolutely first thing to do is find the CAUSE of the mold, or you will have a never-ending battle with it. Also, remember some of it will be hidden in areas you can''t see or easily find, causing continuing damage. BTW, I've always use ozone treatment as part my mold remediation strategy, but if you do be careful of the health affects.

mold is usually caused by condensation and lack of ventilation. especially in high humidity environments. The solution is to reduce condensation and increase ventilation. Temporary band aides won't work. don't waste your time.

Make sure that none of your bathroom/kitchen vents exhaust into the attic. They MUST vent to the outside.

Since the email is down, a quick question: I am looking to add a door from the house to the garage, so an exterior wall of the house (garage was added a little later I believe). From being in the attic, I know the attic joists run parallel to that particular wall. Am I still looking at some sort of support requirement due to weight bearing or is this not weight bearing specifically because this is a West wall and the rafters are sitting on the North and South walls?

Cool video! BUT they didnt remove the felt paper! This is an old home, so it might even have 2 to 3 layers of paper. The Ice and Water needs to stick to the plywood and not the felt paper! Minute 3:46.

At 4:33, you say that the last layer, the finish layer, is the shingles, step 4. Then at 4:57, you say that step 5 for any roof is the synthetic membrane. So I'm confused already. :(

Love that. They have to put "life and limb on the line instead of using a roof ladder. I would be pissed if I saw a contractor unsupported on my roof even if it was to save an extra few minutes at the start and end of the job. Owner needs to put some basic Health & Safety in place. Safety first guys. No client wants to feel bad if a worker falls off their roof when it can be avoided.
