Option two for the exterior would be my choice. Stone look fireplace would be beautiful. Second option for bathroom.

Since you really don’t like shutters I would go for the wood above the windows and I really like the eyebrow above the garage. Loving the front porch idea and maybe bring the flowerbed out some and I don’t know what to tell you about the front yard except do what you like. I really like the wooden mantle and shiplap or the stone would be gorgeous. The board and batten with the plaid wallpaper would look great. So many ideas and so much work which is the normal for you! Maybe since summer is here out off some of the outside work until fall. 😊❤😊🪴🌻🍃

Can I suggest pulling your garden bed under your window out like a water drop, then wrap it around so you don’t have to use so much turf. Elongate your flower beds. I suggest looking at Mediterranean landscape. I like pea gravel instead of turf. The sound I love when walking on and its cheaper. Just a thought. ♥️

Have you thought about a clover ground cover? Grass would be my last choice. Maybe some burm style beds with drought resistant plants like fox tail agave, or large clustered bushes to bring in the green, but without using grass.

Front of house: Option 2, Living room: Option 2, Bathroom: Option 2. I love the idea of the pavers in front yard, you could also use pea gravel, which would mimic the wood on front of house ( in between the pavers😊❤

Instead of shutters around the windows, how about adding wood trim around your windows and painting them to match your front door paint color?

The plaster and stone options seem overwhelming for the rest of the room. The first option goes best with the rest of the house and is perfectly cozy. All your rooms look just great. The backyard at night is stunning!

For the front : mini roof over garage, wood above windows, and full lawn. I think the cost of the stones would expensive, and while it woo look great at the beginning but not over a long period of time. For the bath, option 2

First of all your house is gorgeous. With the front I really feel like something to add some visual interest and warmth is what it needs. I love the shutters and I also love the warm wood headers. With your living room.I think that two different paint colors for bookcase and fireplace adds more visual interest. Love the plaster and the stone. Both bathrooms are beautiful. Go with your gut!

Wooden shutters that match the post of your front entry, it would bring out more of the wood accents especially if you are looking to achieve a more rustic look. Adding another light on the other side of the garage would give more balance. You have mentioned it gets hot where you live, so does the tree shade the house? If so you may regret getting rid of the tree, removing can be expensive but replacing it can expensive as well, not to mention cooling the house could increase. If you are not using your front yard for play space, how about planting plants that tolerate your weather and shade instead of lawn? Maybe some kind seating under the tree?

You have such great ideas! For the half bath I vote for the wallpaper and board and batten. The fireplace I my favoites are 1 and 3. The outside I like the option with the wood above the window and the "roof" above the garage. I agree taking the tree out would help with the grass. you asked and you shall receive...lol. EXTERIOR: The wood headers with the eyebrow roof over garage. Removing the tree would definitely help with any landscaping. The grid stone look is timeless and a super elevated look, love it! LIVING ROOM: The shiplap in same color as your bookshelves or the stone, depending on your budget. I feel like the plaster is too modern for the space. POWDER ROOM: both options were so good it is hard to pick, but I tend to like a lighter, brighter for the long term. Personally, I would tire of the darker bathroom faster than the light plaid and green moment you drafted. Can't wait to see what you decide!

I like the wood header over window option. I live in north Texas and find that St. Augustine grass does well under trees. I would hate to lose the shade! Our Bermuda grass died after we planted trees. But that was 30 years ago and the St. Augustine in still going strong.

I love the 3rd option for the outside of the house & the stone on the fireplace without a doubt! Drooling over here! I think i prefer option 1 for the bathroom but they're both nice.

I don't think you can go wrong with either of the three options for the fireplace. They are all beautiful and you have proven you can do anything!!

I love the third option for the front exterior. The shutters and wood header look great together. Also, the mini garage roof added a lot of character. I would definitely remove the messy tree and try growing a lawn. If this is not successful then perhaps the stone and grass option or no grass with pretty shade tolerant landscape. The stone fireplace is my first choice with a wood mantle. This would tie into the new wood exterior accents. Either option for the small bath. They both looked great! For the front of the house outside I really like the second and third option. For the fireplace I think the first or third option is best, I also love the plaster look but it doesn’t seem to match your overall esthetic, in my opinion. I absolutely love stone work on fireplaces and I feel like it is such a timeless look. I am obsessed with wallpaper right now, so I love the idea of wallpaper for the bathroom. However, that dark and moody is a lot of fun and ties in your bedroom esthetic a bit as well, which is also nice when designing a cohesive home overall.

Second option for exterior and for the yard pavers with turf. As for the 1/2 bath wood panels and dark color.

I would do the shutters (in the same wood tone as your post) with the eyebrow roof over the garage and add a second sconce on the other side of the garage door. For the fireplace, leave the white shiplap at the top, but on the bottom, do a plaster surround with a wood mantle going across to break it up. I would do the dark and moody option for the half bath. You are so talented at design, and I think any of these options will truly look amazing. Can't wait to see what you decide!!

I like the wood lintels over the window and little roof over the garage door. I really don't care for shutters on your style of house, but that's just my own opinion. I really like the stone fireplace with wood mantel. And I like the wallpaper in the bathroom. I'm not usually a fan of wallpaper but I really like what you picked out.

My suggestions: For the outside (front of home) I suggest option 2 with the wood treatment over the windows and garage, removing the tree, and growing grass. For the living room, I suggest the option with the stone fireplace and wood mantle. For the bathroom, I like option 2, but with the dark wood color vanity to match the ceiling verses the painted green just like the walls.

I would definitely put shutters on the windows and build a small roof over the garage. I think it would look sharp and really dress up the house 😊 and also definitely add a second light to your garage. It always looks better with a light on each side! I def think you making your own wooden shutters is going to make your beautiful house give it the wow factor! like a cedar shutter(batten). And elongate your garden beds to wrap around the tree so there is less grass. Under trees no matter how much sun you have, plants don't do well. It can add interest to a problem area tat nobody else will have! I do love the wood headers too.

The stone on the fire place for sure, the first option on the half bath, and the lil mini roof on the garage! Oh and remove the tree

As well as the brick entrance. 3. Lawn: someone suggested clover, that is definitely an option. As much as I like the stepping stones with turf in between, that will be a very busy look in such a large area. Not to mention that it would be a distraction to the rest of your home. 4. The exterior I like the option with the wood headers (looks great with the wood post by the front door), the mini roof, the roof above the door. I really like the stone look for the family room. The half bath I really love the ceiling, but I’m not into the moody look, so that’s a personal preference.

I like the wood above the windows look. Don't cut the tree - you live in Tx and need shade! The cement checker board/turf look is very cool. Stone fireplace. Plaid wallpaper bathroom.

Yes to the extra light by the garage door and tiling the stoop. I was going to mention a pergola over the garage door before you said it. Here on KZfaq, Home With Stefani's latest video is on building a pergola that would be perfect. Maybe add a second one to the first floor window and the wood header to the second floor windows. For the yard, turf might just look too artificial because. What about a river bed look with stones? For the fireplace, I like option 1 the best. The plaster look is very Mediterranean to me. And I've never been a fan of stone fireplaces. Too rustic for me. For the bathroom, maybe option 2. Carry the wood tone from the ceiling down to the vanity. I've never been a fan of plaid but since it's what you like it will work nicely. Anyway, that's my 2 cents!

I prefer Option 1 for the exterior. The other options seem to add more clutter than warmth. I think the stone is best for the fireplace, as long as the stones don't overpower the design of the room. I don't like dark and moody rooms. Admittedly, all white is too white, but I would choose, perhaps, a nice sage green and plan around that.

Was totally going to ask what it would look like with the shutters & the wood accent. I love that look! Also, initially I didn't like the examples you showed of the mini roof above the garage, I like a pergola. But the Canva mock up looks good with the mini roof. So I vote for wood accent, shutters, mini roof & the turf/stone front yard. As or the living room, I torn between the painted shiplap & mantle option (1) or the stone option with mantle (3). I like them both. For the bath I like the wallpaper & batton wall. I think the vanity should be wood though, like the ceiling.

I love the second option that you've chosen, no shutters, I love the grass in the front yard but that's up to you if you feel like mowing it all the time otherwise The stepping stone option and remove the tree that would be less to have to rake every year as well* I like the second plaster idea for the fireplace. The first option with the wood frame would be traditional. The brick would be too much for your style of home. The plaster would be more modern..

Kelsey, love watching your channel. You have great design ideas. As for the outside choices, I think shutters that match the porch post would really bring charm and character to your home. Also adding the small roof over your garage doors with corbels in the same matching wood of the post and shutters would be a gorgeous feature! There is grass that grows in shade. Maybe that would be a good option to try before cutting down the tree. I would keep the healthy tree for shade. The bricked porch will be a stunning feature also. In your living room, I think the stone fireplace with wood mantel would complete the look for that room. In your half bath, I think the plaid wallpaper with the board and batten looks better. You might consider taking the bnb up to 5’. I think that would look really nice. It’s got enough darker color for the moody feeling but some lightness in the wallpaper that it doesn’t feel so dungeon-y! Just my thoughts… I’m positive whatever you choose to do will be fantastic! The turf and stone for the front yard would be amazing, low maintenance and beautiful. Removing the tree and trying to get grass to grow is both expensive and would mean bringing in topsoil for a good foundation for grass to grow, then maintenance such as feeding, cutting, re-seeding. Do love the wood option on the outside of the house. Fireplace wood also I think the stone may make it feel cooler.

I have that same exact metal bed however I cut that top bar that goes from one side to the other off on the headboard and the footboard. I got four 2 inch in caps and four large round curtain rod finals . I drilled a hole in the top of the PVC cap after I painted them black . I put the fennel through the pvc caps then I placed them down over where I cut the bar straight across and it made the bed looks so much better

Have you thought of using wood shutters? I would keep tree, like paver/turf look. Like ceiling option in bathroom with plaid/simple sink option. Final solution (wood on top of the windows and mini roof over the garage) for the front of the house. Keep the tree and enjoy the shade it provides, but you seem determined to get rid of it. ;-) First solution for the half bath. Stone for the fireplace.
