New subscriber to your channel. Suburban Chicago checking in. Excellent advice for people considering purchasing a home in The Villages. I hope the prices stabilize as they have really jumped in the past 16 months. I still have 3 years to go before I plan on retiring. Please keep the videos coming.

New subscriber. We don’t even live in the Villages, we live a small planned community in Viera Florida but recently moved our family from Massachusetts. We love it! The Villages look amazing! Our checked boxes included being close to the beach. I still enjoy listening to all your advice and tips. Thank you.

I bought my pre-owned home in June and it’s about halfway to Spanish Springs and Lake Sumter because they are my favorite town squares plus all the vegetation and trees are mature. 6 of the 9 home I had were new and it took about 5-6 years to start to enjoying it but by that time we move and start all over again. The last 3 homes I owned were pre-owned for the maturity of the landscaping

Good to hear about the north- we have been a few times and don’t really like the south but we’re told the younger people were there- we are 55- we resisted the north because we felt tv had forgotten the north and focused all on the south Still trying to decide🤔🤔🤔patiently waiting for the prices to go down. Yes, the realtors all use that line about the younger people! Im 55 and have been in the north for 7 years….so there are at least a couple of us up there! 🤣🤣. Good luck on your decision and thank you for watching!

So hard to guess. We truly find that there are pockets of people in certain age groups here and there, but to say all of the north is young or old and all of the south is young or old, we just don’t find to be accurate. If you are considering buying, I would do a lifestyle visit and go to each area and kind of get the feel. Things will definitely be changing between now and 3 years, so I would plan to come maybe a year or 6 months prior to the move. If you came earlier, you would get a good feel for the established area, but the newer area will keep changing! Thanks so much for watching!

This was a great video. When you first try to get an understanding of what the Villages are about, you jump in to a mountain of disjointed information. This video was able to connect the dots for me on the North South question. Letting us know that is it not uncommon for people to move in the Villages more than once was a very interesting fact for me. Again, thanks for doing this. You both are so real, it is refreshing.

Thanks for your video. I’m interested in visiting soon from Colorado. You mentioned ranch homes. I don’t see this listed on the villages website. I do see Cottage homes, Cottage Villas and Veranda homes that were not discussed. Can you expand on the differences with these homes? Thanks!

Hi Jill, If you go on The Villages web site, check Cottage/Ranch homes. Some time a few years ago, the name ranch home was changed to cottage home. I don't think there is much of a difference.

Hi Jill! The ranch homes are now shown as ranch/cottage on their web site. The cottage villas are in addition to the patio and courtyard. If you saw in the video, those homes all looked very similar. The cottage villas all have more of a unique look to them We are hoping to have a realtor as a guest on one of our videos, which may help answer some more specific questions. Hope that helps. Just subscribed. Thanks for the good info. We'll be visiting next month for a lifestyle visit and trying to learn all we can before drinking the Kool-Aid. Even if we like what we see, I think your recommendation of renting in different areas before making such a big decision is a great idea. Have you done any videos on the apartments in the Villages?

Thank you for the kind words! We have not done any videos on the Brownwood Lofts. Their contact number is 352-753-6655 if you would like to get in touch with them. Unless they have changed things since I checked into this a year ago, they require a one year lease. Many people just want to rent for 1-4 months to try things out. The best way to do that is to go through a property manager. The Villages has their own and there are other private companies there as well. That way you can rent a home in a neighborhood, etc and really get the full experience without being committed to a full year. Thank you for watching!

The bigger question is when to buy. Prices will be going down over the next 18-36 months and probably not just a little bit. It is a great time to have real estate patience.

You got me, I subscribed. Found you guys 10 days ago. I live in Albuquerque, single, youngish 75. Have some college friends who live there. how us the social life. Is there a bus to the Gulf? I have a masters degree in economics and am one of those liberalish types!

Thanks for subscribing! Social life here is what you make it. There are tons of activities and clubs to meet people with similar interests. Many churches have singles groups. People are always out. It is hard not to meet people here. There is a bus company here called Workman. They offer tours, so that would be where you want to check for buses that may head over to the gulf. How far north is too north? It seems the extreme north is very inexpensive, are they annexing older homes/developments and calling them the villages? (Like up near Stonecrest)

That shouldnt be part of TV. TV ends up at 42. An easy way to tell if it is part of TV to see if there is connectivity for golf carts. They built some new villas up there about two-ish years ago (on 42) but that has been the extent of the building on the north end to our knowledge. Hope that helps???! Thanks for watching!

What is your favorite northern Village - and why

It is really hard to say favorite. For me, I like to have the grocery store and some shopping near. There are a LOT of villages that accomplish that. Some people like to be close to the square. There are almost 80 villages here to choose from. Important things to me were shopping, restaurants, and close to my activities. I think that is the most important when choosing a village that is close to what you like to do. In addition north of 44 there are three squares. Some people like to be near spanish springs. They like that feel. Lake sumter landing has a new england feel and brownwood has a cowboy feel. If you enjoy music and the squares you may want to be close to the square that you visit most frequently. Some villages are very active together (golfing, traveling, dinners, driveway parties etc). It truly is a place that you can find something that makes you feel at home and happy! Hope that helps!! Thanks for watching!!

There are probably 50 different villages here. We were just trying to show the different types of homes. In time we will be touring other neighborhoods as well so we hope you keep watching! We also have a video “cart almost gets clipped” where we show a different neighborhood and you can see the homes are a little further apart and are all very different. Yes, there are many. Freedom Pointe and Buffalo crossing, the Serranades. There are many others too. Most do assisted living to nursing care. Some also have temporary rehab centers. Thanks for watching!

This is the worst representation of the villages I've ever seen. You didn't show a true designer home and your descriptions were wrong. Your look of the villages is based out of the Spanish Springs area. Take your golf cart below 466 or south of 44 and see what the villages actually looks like. Most designers are block and stucco with golf cart garages which you didn't show. So next time specify where your looking since Spanish springs is the oldest neighborhood in the villages. I own a designer 4/3 so they do make 4 bedroom homes.

Dear Kevin! Thank you for watching. As Im sure you know, The Villages has so many areas and homes it is impossible to show all of the communities. I know our descriptions of the homes we showed were correct though, so we wont own that, sorry. This was just one example. Did you happen to watch our video on Fenney? Maybe not? And you are correct and we stand corrected that There are designer homes with four beds. Have a nice holiday!

@@thevillages365 you are right- my comment was over judgmental and poorly worded. The courtyard neighborhood you videoed gives people the idea of a “stepford wife” cookie cutter neighborhood- where every home was exactly alike making it hard to tell which one was yours- a complaint many people had of The Villages. The Developer heard these complaints and changed the courtyard villa communities to be very different in style and exterior paint colors. I LOVE my Charlotte courtyard villa which is in the Village of Fenney. My home doesn’t look like any other home in courtyard neighborhood I live in. Even patio villas communities have changed so each home looks different. Also, there is a third type of villa- cottage villas- cottage homes with fences around them. I am sorry for the rude comment. You are correct- everyone who lives in The Villages thinks they live in THE BEST home and in THE BEST Village- which is true - it’s the best for them!!

I also believe in the newer areas down south the garages are larger in the villas than up north. Thats why its great for everyone to investigate and choose what suits them best.
