Hey Ashok, thanks for watching! Sarah and I do not work the rental market, and majority of the realtors in Richmond don't either. Your best bet is to reach out to property management companies or use apartments.com to see what is available and reach out to those apartment communities direct.

I would disagree about Woodlake houses. We just had out thorough inspection done. Inspector told me “ This is the best and cleanest foundation on a house he has even seen, not a single crack”. Let me know if you want to see the report . Woodlake has thousands of houses and I do not see anything or heard any foundation issues. You want to back your opinion with some facts if you think they Woodlake house have issues . Like your videos but you might be wrong about foundation issues .

I am glad that your inspection went well, and you are correct. There are tons of homes within Woodlake and it is a gross generalization to say they all have foundation problems so I am glad you weren't affected. BUT I have been through far more homes in that neighborhood over the 8 years of doing this, and a large majority of the homes I have shown in that neighborhood have signs of significant settlement, prior foundation repairs, or current foundation problems. Given the heightened competition in the market and with many buyers waiving their right to do an inspection in order to win a multiple offer scenario I am risk averse and prefer not to entertain homes in Woodlake. The pictures shown in this video are from a home in the Woodlake neighborhood that I showed, so I am not making it up. Why would I share a negative opinion and eliminate dozens of potential sales, if it weren't true. I do my absolute best to protect my buyers and knowing about these issues going into it so that we can be on the lookout for the signs of settlement is very important.

Is it possible to find homes with basements? Husband has lots of tools and needs workshop. I want to be near a TraderJoe’s. No retirement communities.

Basements do exist here in RVA, but they are not the norm. In the past year within our entire MLS there were 5000+ homes that sold for under 500k, but when you add the criteria of having a basement it drops to 2100 sales. The Short Pump area had less results than the Bon Air area, so you might be better off searching closer to the Trader Joes south of the river.

Such a shame about Woodlake because that area is beautiful! Is it a particular age in that neighborhood that has foundation issues or is it all the homes?

Hey Taylor! I keep seeing HOA and immediately look away. Here HOA means having a housing board that controls everything from paints you can use on your house to how many pets you can have. I heard you say HOA there offers things like pool access, is the relationship there with HOAs the same as it is here where I’m from or is it much different? Will they be very “involved” with your house or do they just provide additional benefits? Thanks

It's hit and miss. For the most part if there is an HOA there is usually some type of rules/regulations regarding exterior modifications. Usually there aren't restrictions on pets for single family homes (some won't allow exotic pets), but condos & townhomes do have limitations on number of animals. Part of the purchase process with homes in HOAs are that you receive all of the documents regarding those rules & regulations and you have a 3 day window in which you can back out of the contract if there are any deal breakers. Some HOAs are very strict, others are lax.
