Id say majority of homes here are 2 stories with new builds. And yes the briarwood is nice but i really like its location

Another great video! Question. Does a CDD drop off after x number of years? We have special taxing districts(that cover infrastructure costs) that mature at either 10 or 15 years.

So years back it was standard for this to be a 30 year bond that would eventually get paid off. However current day many new cdd setups have the initial bond but continue to include maintenance of the upgrades. And thanks on the compliment. I appreciate it!

Adam, when you say the homes start at $XYZ does that also include a basic block of land? or is it the house structure only? Obviously premium blocks backing onto water, trees, gold course etc are an add extra. But are these prices including a staple piece of land in the development?

Its for the base price of the home. Then add a lot and design options. Lot options are usually not that much of an increase but most people spend about 10% of tbe purchase price on upgrades.

Do any of these homes come with a 3 car garage? I think I only saw 2 car garages highlighted in the video, but maybe I just missed it.

Hey dawn! Yes they do. Some have the option to extend and some like the home in the thumbnail is actually a 4 car garage but it goes 4 car deep not wide

We didn’t realize the lagoon communities sell tickets to non residents. Feels like a downside to those communities

They do but they limit the quantity. It get a little busy on weekends but pretty empty during the week. Its a newer concept so might change in the near future. Also, there are areas specific for residents only and most of the events like trivia night and wine nights etc are exclusive to residents only

Unfortunately we don’t work with rentals. Its hard to be a solid resource for rentals as most landlords dont list then in a central location like the mls.
