Buying a home or building one is actually cheaper when it’s from the owner and your Dominican yourself. I learned that they over charge foreigners a crazy amount. I’m trying to buy land in Samana

The thing with many "professionals" "burning" you is not just in real estate, it's in EVERYTHING. If you need a plummer, you go to their place and ask, and they'll say a specific day and time they WILL show up, does not happen. I've had so called professional plummers, electricians you name it say they will fix come and fix a certain issue, and never show up. Being here for 10 years, have taught me that if you can do it yourself, DO IT YOURSELF,. You will only get frustrated by having broken things that nobody cares about fixing or that you have to spend months of trying to get a "serious" person that actually shows up when they say they will. So if you are planning on living here for a long time, be aware of that, NEVER expect people to hold up their end of the deal.

Congrats on the house. Guess with all the refurbishing projects you will tackle to bring it up to a standard you're satisfied with, your time at the bar will be cut back quite a bit so you can be on site to keep an eye on the work being done. But hopefully those of us who enjoy coming down to your spot will be able to have a beer or two with you from time to time.

Small bit of advice, reno one room at a time or you'll get overwhelmed and after a while you'll pump a fortune in you home. Major expenses are the plumbing and electrical. Lots of hidden surprises with older homes especially ex rentals where the owners didn't give a shit. Good luck.

If you don't like living in DR why living there? You can't go to the DR with an American mentality! Enjoy life as it is, embrace it... That's why people LOVE DR because it is different, and people there are the happiest! Do yourself a favor and change your approach so you can live a long happy life! BTW you can't buy materials in the US to build over there that's when staff starts deteriorating. We have good quality craftsmanship just depending on your bank account and wallet! Friendly reminder BE HAPPY! FYI....

I just bought a house in puerto plata and the first thing was to replace the 1960 tile , when they attempted to take up the tile they found it was cemented in to place so the Concrete had to come out , just as well because there wasn’t any Rebar in the floor and it was sinking in spots ….. good luck

Totally love this house!!! Congrats. I understand that you want all the same amenities that we have in USA but I don’t think the electricity can handle all of it. Also, I think it’s insane that the HOA dues are same as in the states. Definitely want to see the upgraded version.

Those cabinets 11:11 - They look like good, solid quality. Just need to take the doors off and sand and refinish everything... add new knobs/pulls. If you don't like the natural mahogany look (I do!) you can use a stain to change the appearance.... a light coat of semi-transparent stain (light or dark depending on what you want) where you can still see some wood grain could look fantastic. Would be an easy job for a decent cabinet guy and not even hard for a DIY. It would be a shame to trash those mahogany cabinets. Edit: Haha... now that I finished the video I see you are going to re-do the whole kitchen. Oh well! 2nd Edit: A general word on Dominican kitchen cabinets.... I would only contract new kitchen cabinets there until seeing a couple examples of the builder's work. Kitchen cabinets are not the same skillset as building shelves for behind the bar. I've seen a few new kitchen DR jobs where a year later some of the doors are so warped you cant close them. And these were not cheap kitchen remodels. What I would be cautious in avoiding is cabinet frames and boxes built of pine. Many are there. That's one thing about mahogany -- it's very stable.

For me if I would have to buy property in the Dominican Republic I would chose a condo as my husband and I would retire there and we are not people who like to remodel. Besides when you are retired you don’t want to work hard or over spend money…it is my point of view anyway. To me it would be a place to enjoy stress free and I spent most of my life being stressed and working hard…

Are you concerned at all about the structural condition of the property? (In other words, enough rebar and correctly tied together on the corners, etc) Considering the possibility of seismic events throughout the Caribbean I wonder if it is not better to supervise construction and make sure a home is seismically stable.
