@4:10 the search would always show the orginal owner's name, if the Land Commission spends over 5 years to register lands for a new owner. The actions of tbe lands commission is what gives land owners the opportunity to resell lands multiply.

This is dishonesty practice, why person needs to sell a land for multiple people? Most Africans were the most hypocrisy people on this planet. African continent has Churches and Mosques than any other countries on this planet. At the same time we're the most wicked and dishonest people on earth 🌎🌍. You'll see an African person calling God name every seconds, whereas their heart is trillion miles away from God.

Registration takes a long time. By the time it is done, the original owner would've sold it several times, since any search would still show the original owner.

​​@@therealestateshowafricaNot always Afia. In my case, I bought a land(fully paid) from a reputable real estate in 2018 and I'm still yet to receive an indenture. Land acquisition is problematic in Gh. I guess you just have to be lucky and find yourself in the right place at the right time. Very educative content, keep it up!

I would advise you fence your property after the land search to verify the ownership of the land. After that put a signage with the inscription "This is the property of ........ For further inquiries contact....... Please keep off this property." in front or at the middle of the land. When done, then you can go ahead with the registration. If you don't have the funds to fence the property, please do not buy the land yet. Any new buyer of the land would not risk buying that land when the land is fenced with the signage.

I hear a lot of scamming here. How can you BUY an apartment but its under a lease for 50 years? The word buy should not be being used if you can not own... that's very misleading.

Afia, great interview! However, some tougher questions could be beneficial. The number of people at the Lands Commission asking for bribes to process my documents is insane. It's truly disheartening. I wanted to ensure everything was in order before starting construction. I began the process nearly three years ago, and they keep telling me it's pending on someone's desk, waiting for a signature. To proceed, they say I need to pay a bribe. It's just madness.

Small advice: My brother take action, start the process of retrieving your documents from the land commission before its too late. 1) Your documents might end up missing at the lands commission 2) Before you realise someone will encroach your land, the seller/chief might change their mind as the prices of your area increase in value 3) You will end up wasting more money fighting another person claiming ownership on the same land 4) Someone with more resources will start building on your land If needs be file a complaint with the police(against the person who took bribe from you). I lost 3 plots of land at a prime area trying to do the 'right' thing before construction. I wonder why a simple signature takes months and sometimes years. There are good people at the land commission but the bad ones are really denting the image of the institution. Until leadership takes land litigation issues seriously you just can't trust the system and process of "doing the right thing". The best thing to do is save money, get your documents back(as you will need it for the issuance of a building permit) consult the person/chief who sold the land to you, build a good relationship with the chiefs/elders while simultaneously drawing a building plan(This will cost you money as well but will save you a lot of headache)...lastly gradually start your project even if it's a single room but be ready to sort out landguards. Note : The aforementioned is based on my personal experience. I'm not here to dent the image of anyone. This issues must really be dealt with seriously, it's causing our country dearly.

Way too much wickedness and greediness in Ghana. First of all the housing prices are as expensive as in Western countries. And secondly you don't have even near the infrastructure nor security as in western countries 😢. Thirdly the law doesn't work!

Ask why those are to sign the documents are always asking for close to twenty thousand Ghana cedis before your documents are signed? Those in charge,were they not told how much they were going to pay? They go to work and the whole day just one paper will sign. Who supervisor them to make sure 8 hours work is done for the day,

Thanks for the interview. But I was waiting a specific question. As a foreigner, you purchase a land with 50 years lease, all is good. You build a house. And at the 45th year you want to do the renewal of the lease but the land do not want. What has the law says about that case and what become my house that I build on the land?

One year now waiting on our documents!!!!! I'm calling and visiting there always we live very close by... No problems with our register.. did the work to be sure before and after registration.. its like they always say the sane thing we sent it to Accra still waiting please give us time should be ready in a couple weeks now its been more then a year. If you bought a land and been told the land is a virgin land, and when the search done on the land , the search has no history of the land, the land was bought from the chef, the chef and elders signed the land documents, I also have the indenture and site plan. Can the land be registered???

My family land which was won through conquered since 1733 we have not registered it ,we did seach report 2014 and it came out that some people that our fathers leased some to have registered theirs and the was no declaration on it but suddenly when we did another seach 2019 it was reported that there is a declaration on it since 1986 how is that possible?

A lot of leases have renewal clauses which makes it’s legally binding for the land sellers to renew for you. It’s why we keep preaching, ‘Ensure your land seller puts a renewable clause in your indenture’.

A lot of us buy real estate like we would buy groceries from the shop, we rush, don’t run checks, do it all by ourselves without engaging professionals and only come back to complain when we fail…..😅 Just spend some small money to do checks, you won’t do, take your time to get a professional help you, you won’t do. Like this is an investment, get help and you will be fine. I have bought acres of land in Ghana and never had issues 😊 Do we expect government to do that for us too? Again, there are bad people everywhere, even In Illinois where I grew up, bad people will be everywhere and that won’t change😅 Just get thing done right and you will be good. It goes without saying that not every country is for everyone.

Please with the search he’s not being honest and sugarcoating things unless he being a leader is not aware of what those beneath him in leadership are doing, it does not take 14 day and even after 14 days there’s not one progress to be seen on the the online website, you have to pay bribe before an action is taken, unless he’s not aware this is going on, I was a victim please get to him in my behalf and let him give us reasons and if action needs to be taken it’s done so. The employees are not forthcoming, if it will take even a month it should be communicated so you see there’s is progress that you application just being left with no communication

Sorry, I made a lot of mistakes whilst typing, please ask the greater Accra commissioner ,that, don't they informed those lawyers who they employ to sign the land documents, about how much they were going to be paid at the end of a month? Who supervisors them, to make sure they are doing their job? They have been creating artificial pile up so they can extort money from those who want to register their lands?

Those at the top, should please,make sure those who signs the documents are doing their eight hours work in a day , Because I promise you they don't come to work early, and when they report to work, with in a few minutes,they are off to launch,they don't come back to the office and that will be the end of their work for the day.In Ghana, public officer's have no supervision and that has created problem for the citizens.God help Ghana.

I am reading comments comparisons between infrastructure in the West and what's available in Ghana and how that does not match up prices of real estate in Ghana.... My question now is why do people want to still invest in Ghana anyways?🤔 If the country is that bad then why don't the people complaining rather buy their real estate in the West since there's better infrastructure, there's no corruption and everything is perfect over there? I won't move an inch from such an 'all-prefect' situation. We expect all lands in Ghana to be sold freely when we know we'll that that's not done even in the West that we so compare Ghana to If the country is that bad, why do you still want to buy real estate there?
