I definitely agree summerlin is definitely the cream of the crop as a living community. Peccole Ranch is nice also which happens to be next door to summerlin.

Yes, I agree Peccole Ranch is a nice community just outside of Summerlin and is still close enough to take advantage of most of the communities shopping and dining deveolpements without paying the prices that Summerlin commands in home ownership.

I Found out that there are zero Home Association Fees , in section 10. Not sure if that’s a good thing or not. What location is that in?

Hello. Section 10 is just outside of Summerlin and many communities there don't have HOA's. I think living within an HOA is a personal preference. I tend to like HOA's because they regulate what can happen within your neighborhood which tends to keep home values up. They prevent living next door to someone who decides to paint their house pink or decides to house a bunch of broken down vehicles out front and also prevents neighbors from letting their yards go rogue with a bunch of unmanaged shrubs or weeds as well. So you can see it really is a personal preference and depends on what type of lifestyle your looking for in your community.

Summerlin is more expensive. Henderson is cheaper. Here’s the magic quest which one has less scorpions and less wildlife Animals like coyotes?

Hi @fatrace. Yes Henderson is less expensive. In all the years that I lived in Henderson I never saw any scorpions but that doesn't mean they don't exist there. I find that theyre more prevalent where there are a lot of palm trees which is where they tend to nest. As far as coyotes go they are all over the Las Vegas valley communities that are against the mountains. Summerlin as a whole has more communities along the mountains but I wouldn't go as far as saying that it has more coyotes than Henderson.
