I agree. That's somewhat of a perfect vacuum scenario haha. But essentially, borrowing money to grow your portfolio is the best way. Unless inherited, money saved up in the bank are being devalued with each passing year and they are not working for you. A mortgage at least allows for it to pay itself, slowly but surely presuming no damage of great cost has occurred haha.

You neglect the fact that the cash guy could've bought another house with the rental income and that the mortgage person would potentially be in a higher income bracket. So, effectively the cash guy is effectively paying £3,000,000 or so at the end for less risk since they have no chance of bankruptcy. It's hard to do something with that £3,000,000 if you've already got £8,000,000, but its also hard to do anything with nothing at the end.

@Red Rooster Not really. More properties means more tenants to manage. You'll be at a lower tax bracket with one property than with 4, and property tax can be more than half the profit alone.

@@R168Y he basically said regardless of how you want to invest, you should always plunge yourself in debt because equity will never be devalued. That's pretty silly. Not everyone wants to be hundreds of thousands of dollars in debt for 30 years having to manage multiple properties.

You would ONLY benefit from a mortgage IF the market goes up! But if the market value of the house stays the same, then you're gonna be saving money buying cash.

How do banks view age when you're a property investor? As an employee, they limit the amount of years, that I can extend a mortgage over.

In a recession you can be forced to repay the loan. If you can't repay you might be forced to sell at a loss. Leverage is never risk free.

I have a question. What if you buy in cash so you can get it 10% cheaper and then remortgage it so you can buy the second? Assuming you got all the money upfront. This would combine the best of the 2 methods, right?

I think it goes without saying this is an extremely simplified explanation. However, some people seem confused in the comments. So, we all know there are going to be other costs such as taxes and upkeep etc. etc. He just illustrating a point as simply as possible to get you thinking.

No recession in England? The Central Banks brought interest rates from 14% to 0 or negative. To keep this going for another 20 years and property values to double again requires rates to go much lower. Question is, is this possible?

What if for some reason someone cannot take out a mortgage, should he buy his buy to let all out cash, or wait and build his credit rating ect. Until he is able to take out a mortgage? I believe once owning a property it will be a lot easier to find a lender?

Remember to talk about inheritance tax if you are talking about people keeping houses till they die. It can be a lot if you are being left a large sum!

Luckily you mentioned that "in UK", because in some other countries the value does not go up. In some countries the property is expensive while rent is also really low.

Samual, you're way out with your figures and maths mate. Person 1 dies at 50 but person 2 dies at 60?? Also, you only appreciated the figures to 50 years old in both scenarios. You make a fair point regarding cashflow, but it's hard to accept your advice when you get such basic maths completely wrong.

Hi Craig. No, I don't think it was. If you're going to advise people on finance I think it's VITAL that you get your figures right. Imagine if his bank got his mortgages wrong by 50% and 10 years? It matters, and that's why.

@Red Rooster Everything is wrong with that, he said BOTH died at 60, watch it again! He also got the figures 50% too low on BOTH. I CAN do maths, that's why I noticed straight away. I'll ignore your personal dig, but the fact remains... when the figures are completely wrong it detracts from his point. I actually think he makes a valid point, so it's a shame.

Hey Bro, you did not include the mortgage payments of the 4 houses on the annual basis equation. Mortgage payments should further decrease the annual income on the 4 houses.

A rental yield of 10% seems very high. Here in austria an apartment for 250,000€ would never rent out for the needed 2083€ a month.

This is entirely contingent on your optimistic predictions about the market (and the rental return), which you appear to have pulled from nowhere. In the event of going into negative equity, in case 1) you have a house to rent, live in or sell for a loss. In case 2) you are SCREWED. And let's not forget that you're starting with £1 million. Properly invested without being too greedy you'll never have to work again. Who needs to be a billionaire? No one! You're already in a great position and the only way you can fuck it up is by over-stretching trying to get even more that you don't need. As in this video. And I haven't even started on what climate change might do to the property market over this timescale.

In south Africa the average interest rate is 10.25 percent and our property law tends to favour the tenant so it usually takes longer for a landlord to evict a non paying tenant. Wondering if it still makes sense to use debt when the interest rate is that high?

in my country mortgage rate is 6% fixed for the first 3 years, and 10% after that. Also renting a house usually 2%-3% of house price.. so with scheme like this, i would incredibly struggling paying my debt..

How about long term ill and unemployed. How do they get buy to let mortgages? Seems like a huge grey area but long term ill can't get buy to let and have to bridge to sell unless they find someone to co-sign? Am I wrong?

Good question. You can't get a residential mortgage without at least some earned income, and it's very difficult (although apparently not impossible according to Samuel) to get a BTL mortgage without owning your own residential property first. I was working approximately 4 hours a week when I bought my house though, so it isn't as difficult as many make out.

@@peachent any income will do I hear but if your only income is disability? I know 13 people in the city hospital who are intelligent and motivated and also completely hacked off that they're in and out of hospital but they all want in on buy to let's and bridge to let's. I showed them all over a few hospital visits everything I've learned about how to find and calculate deals, different strategies (missing out lease option agreements) and more and they have some savings and a LOT of time. They dont qualify for the buy to let or the refinancing part of a bridge to let although we're told that the lenders are interested in the properties and net profits etc. I just feel, probably like thousands of people on either benefits or on zero income, that property KZfaqrs are deliberately missing them out because that's the group (long term ill or long time unemployed) that kill the momentum. I'd much rather see Samuel get someone who is housebound and on benefits into a buy to let deal than putting out another video about an employed person or an already established, healthy director of a company creating even more wealth through deal sourcing. I think it's time for that video series and I've already started filming it.

I think you make a good point. This video is based on an assumed sum of £1,000,000 in liquid assets to invest, which is not relevant to 99% of the population. As I understand it, out of work benefits are not accepted by mortgage lenders but some do count in work benefits, such as working tax credits.

Hi Samuel or Team, so let's say you have this 1 million pounds you mentioned and you buy 4 properties with cash then pull out the money by refinancing them and use that to buy more properties with cash and refinance again just repeating the same cycle..Is that possible and is it quicker to build your portfolio that way ? O another question I bought a house 3 years ago the house is valued at £330k with a mortgage of £180k but I bought it with help to buy (£60k) can I remortgage an pull out some money for a deposit to start in property. Thanks John

You can remortgage but there may be fees to do that before the end of your fixed term. You can borrow upto 4-5 times your annual salary .

I can tell you what happens if you have 4 mortgages for £750K each. You'll lose a crapload of money.

@@MrBonified66 as long as the properties you buy cashflow, you shouldn't care too much about the value of the house going up and down. During recessions, rents tend to actually go up, because people can't afford to buy homes so they rent.

You will be charged Interest on Mortgages. £3m debt will increase over that time.

It all depemds on your risk appetite, i think owning 2 properties is quite reasonable , For me while 4 is too risky, especially this pandemic wave cones crashing all normal life operations, its ideal for me to have 3 or more source of income, a job and other sources of income apart of the rentals . I would rather have 20 years max of loan and pay as high deposit as i could. The context he is pertaining too is to to have multi-factorial earnings , but he doesnt necessarily said it should be the exact investment. In the end you have to know all risks and benefits and save as much all the income in the first five years of the rentals, keep it as an emergency fund ready for the low seasons of rent and a possible economic turmoil.

To all the sceptics, I have 2 things to say: first, don’t worry the life will end, worry that it will not start. Second, I guess Samuel’s point is in taking risk with knowledge, ensuring your property is good, not just blindly buying everything on leverage. But, your points that leverage increases downside as well is fair. Let’s see what Samuel says on this;)

Rich Dad poor Dad. Houses are liabilities. That is assuming your properties go up in value. What if they go down? 4 houses worth nothing. I mean you are renting them good but too risky. Plus 4 million at retierement is nice. Nice video mate, different opinions. Cheers.

If you theoretically had 4 million and bought 4 houses for a million. Wouldn’t your cash flow exceed that of someone paying mortgage for those houses. Also having to fix anything wrong with the houses on top of paying mortgage prospectively with your tenants money would decrease cash flow and make you have to come out of pocket at times not to mention end of the year taxes on each individual property still being paid on top of mortgage. Sounds like an unnecessary risk IMO. Thought he would have said something about your credit going up from mortgage payments

Then you have to cover the mortgage payments, plus court costs, having the house repossessed ect. Thats the main reason I don't buy property in the UK, here in Texas the law is on the landlord side, which means if the tenant stops paying you give them 30 days notice, if they don't leave they get arrested.
