Great Video! I feel your pain. There is nothing more frustrating than when a tenant doesn't give you a heads up their moving out. I put on my leases "that are all month to month" that I need a 45-day notice on if they're moving out. Or I keep security deposits. I'm off to refinish some floors. I'll have to start uploading some videos. Love the content. I spend 1-2 hours on KZfaq a day just watching real estate videos lol. Give us more content! :)

I have been renting my house for approx 14 1/2 years. I paint when needed, update what I can, keep house and yard clean, fix small repairs, I take good care of the house! I just don't do major repairs or maintenance, like outside painting etc.

Sounds like u are a great tenant. I have several really good tenants that have been with me for years.

Another great video. When this happens and it’s less then a couple of thousand dollars I just keep moving. Mostly I just consider my self lucky that I didn’t have to spend money to evict them. If the exiting tenants damaged the property were malicious etc., I would consider doing a skip trace it costs about $550 _ I mail a collection letter to all previous addresses. I look them up on Facebook sometimes and usually you can piece together what happened,

Thanks. Agree to just move on. Last year I had so many move outs. I started sending the outstanding balance to a debt collection company my attorney recommended. Has to be above 2k. Not sure if anyone has success suing or if I even want to waste my time.

Nice video, what I have done when tenants don't pay rent or water and sewer bills is send them to a collection company to try and collect from them.

Thanks. Yep, this is what I started doing. I try to settle with the tenant before sending to collection. So far nothing collected.

If you haven't sued before, you should do it just for the learning experience. I am going through my first small claims court lawsuit now. Serving was a pain because there were 3 tenants living there that moved to 3 different counties. Thier dog continuously peed on a brand new AC condenser and within 2.5 years it was junk. Plus they busted the shower walls, busted doors etc. Court date was pushed back, but my plan is to file wage garnishment after. In my state I can go after their state tax return too. They admitted guilt and I have it in writing so I can't see how I would lose. Also, it should be easier next time plus I'll have a better idea if it's worth it. Also, c'mon man a Ryobi can drill that hole on the low rpm setting.

I have not sued before. Definitely seems like a process, then u have to collect. I just went down the route of turning over unpaid balances to a collection company. Unsure if it’s worth my time, plan to keep trying. Good luck on your situation. That job was way too easy to bring out the powerful ryobi drill. Haha I ❤️ ryobi

We have tried the collection company, never gets anywhere with Section 8 resident. They vanish like a fart in the wind. Besure to file the lease violation with housing. Don't be a Ryobi hater. I am sure you know the quick (not necessarily legal) way to get those to ground. We spray the bases of all our sinks (kitchen and vanities) with black flex seal.

Interesting I have filed several with collection company. No luck so far. What I have learned from making KZfaq videos on section 8 properties is that all housing authority offices are ran different. I’ve been renting section 8 for 10 years and have never heard of filing a lease violation. I know the ground trick but I do not practice that method. I install 2 prong or gfci labeled no ground.

@@handylandlord Most inspection companies or directly employed inspectors in ATL will just flat flag an outlet that is 6ft to a water source that doesnt have/pop a GFI, no matter the label. The lease violation doesn't get you anything, but they might (if the HA does their job, big if) get terminated. The other big trick that many don't know is the Notice to Vacate (NTV), we'll save that for another time.

That’s exactly what I did. I like the debt collection company I’m using they are very responsive.

You can try suing in small claims court. Doesn't do anything as these individuals already have shit credit. Can't get blood from a stone as they say.

@@handylandlord I couldn't get a collection agency to go after a debt. They all said they only handle large clients(property managers with hundreds of doors).

Cut your loses, you can try to recover your money but, highly unlikely, you'll recover anything.

I work for 2 landlords and do my own repairs. One landlord I’ve worked for off and on going on 10 years. If I was looking for work I would call every number on rental signs in area I was wanting to work. If no answer leave number. Name spreads fast.

Haha. I keep the bullets. Listed the incense holder of Facebook for $.25.... no hits yet. I think everyone just uses the little holes in outlets.
