Are you having trouble getting a septic permit approved? It's what happens when the people elect assholes and they hire assholes in the state and counties... I've seen places where the people had a 55 gallon drum for a leech tank that lasted for years and then the people wanted to put on an addition so they needed a perk test for a large tank and leech field.. the new septic ended up costing over 25 thousand..

We're on an island that is mostly rock without enough soil so most have to be "mounds" and here that type runs 45k to 65k. We are lucky, so far, our land is on the end of the island with enough soil to put in full basements, pools, etc and we think we'll be able to put in underground as all of our neighbors have.

I am one of those government officials who issues septic system permits (40 years experience.) Yes, there are terribly expensive septic systems but those are for properties, like this one, where the soils are very bad. Getting a soil classifier is an excellent idea. With some exceptions, you can't get a permit in Georgia without a report by a classifier. Then we go out with the report and determine if we agree and where and how big the system must be. Nobody wants to turn a property down so sometimes a high-tech system is needed. Thankfully there are many alternative absorption field materials and systems today. But remember, there are soils that just don't work and the system would fail if installed. The smaller the property the less options you have.

Why does government say it needs to monitor and regulate this? Like, it would be awful if people started pooping in their own living room. But government doesn't regulate that. Similarly, it seems with septic systems, people will naturally choose the best system for their own land and house and given their economic situation, without government telling them what to do. No one wants a septic system to break down on their own land more than the house owners. So what is government rationale here? Thank you.

@@danielashman1753 Heck, I can answer why the government gets into the septic process. Because many homeowners would choose whatever is cheapest, regardless of how well it worked. Others would install one that would be fine for them, but it would create problems for the surrounding land. Because it affects more than just the person who installs it, there must be regulations designed to keep the general public safe from any ill effects that could come from a poorly chosen system. The fact that it also helps the homeowner make an informed decision about the property they chose is just a bonus. The alternative isn't people pooping in their living room, it's people dumping it into their neighbors yard or the storm drain, the river, the street etc.

In NJ the septic requirements are strict for home sellers under contract. The moral of the story is to get your septic certified before you list your house. Because your realtor doesn't care. All they want is to get you to closing so they collect their commission. Sad now you're under contract the buyers want a new septic. So some aggressive septic contractors seem to fail a lot of septic systems in my area. It's all a scam!

Awesome , I have only 2 acres that I bought back in 87 . Now I want to move onto the land but it doesn't perc , I think this might help . At least I am more knowledgeable than I was before

Agree with Simon B ....great job! We currently have property in Scotts Valley Ca and the land is on a hillside with some small flat spots. We are facing the county and all the codes and so far its a no go. Your video sheds some light on what to do.

Build your house house and put in a septic system with out the county knowing anything about it. I'm so sick of government telling me what I can and can't do on my own property!!! They don't have to know everything

Yeah and try to get occupancy to live there. Put up an outhouse or use the more expensive composting toilets. I'm sure there is a place to put a leach bed. I did my own perk test before I called the health department to do the actual perk test. My hole was much deeper than theirs. I went down three feet they barely went down a foot. Most drain fields in Florida are above ground. I'm glad mine ain't. 73

If they catch you the fines are per day until you can get a permit, they can make you tear everything apart. If you don't comply they'll take your property or have the sherrif arrest you.

@@embededfabrication4482 most places it's illegal to install your own system with a permit let alone without one. I'm sure I could put in a system that is much better and overkill. My dad built his own tank and hundreds of feet of drain tiles we never had to have ours pumped but the neighbor next door had all kinds of problems with theirs. But those days are gone. The health department is involved in most of not all localities. It's best to hire a contractor for this touchy part of building. 73

Here's what Im doing when I build my cabin, An incinerator toilet $5k,ash is sterile and can be dumped on land and for grey water a line to a metal barrel $10.00 that sits in a fire pit and boil it off, screw a damn septic system,of course this is a cabin not a house

A similar dilemma applies to homes that have sewer connections if they are in counties doing stormwater management. Here the rainwater from your roof has to be piped to an underground dry well and the water then filters into the ground. The soil has to have a minimum drainage of 0.52 inches/hour. Likewise, rock and clay are not your friends. I am struggling with geotech soil samples at 0.17 inches per hour. May need to checkout a soil scientist and the GIS system.

my land is all red hard clay, and all i had to do is put my tank in theclay ans import the feild, meaning had to have 2 feet of aproved sand halled in covering an area 65'x 100 feet and set my feild pipe in one foot. then build a clay berm on the down hill side to spot any wash or leakage,, didnfcost more then $5000 itis very comon to import the field

Some states like MD won't let you use Innovative technology or BAT for new construction, and essentially, you're left with acres of regret. Despite the fact that the innovative and BAT systems work perfectly fine, they shame you for even trying.

I purchased 15 acres and I’m in the same position, 1st I paid the county to perk the ground and came back that it wasn’t up to par per their standards.. The options given to me are as follows: obtain a High Intense grid map survey by a survey company ($1500) then I would have to pay $1500 for the soil scientist to conduct his test sites... I’ve been waiting 4 months now in TN for the survey to happen and may not be able to make it by this year due to busy year.. This is a big gamble to pay all the services done with a bad report saying we can’t build. We’ve been praying that it all works out in the end. Any suggestions on what to do if it doesn’t pan out?

it's true systems that don't use a drain field cost 30k, but you can usually get a very low interest loan and it will save you so much headache just pulling the trigger on one. You also won't have to worry about being outside any codes that way in the future and you may raise the value of your property as well.

Excellent video! Really nicely put together, with great narration and editing and packed with useful information and advice that I could envisage really helping people to save some money when it comes to istalling a septic system. I find myself becoming more and more interested in soil for various reasons recently. Maybe should have been a soil technician...

Ahh, that's a shame but easily done. Not had much luck with comments lately - I started having all my comments on Swedish Homestead being blocked or moderated by the channel or youtube for some reason, which is frustrating when I always try to provide respectful, considered comments that are on topic. KZfaq has a mind of its own at times... but it also self corrects. Your comments are thoughtful and irregardless of how often you post it can recognize that... especially if channels are responding to you... you shouldn't end up being moderated as long as people are being responsive. I do not like that in this particular case there is no way to undo our mistake I've been looking but have had no success :(

I was interested in a 2 acres land, but it failed the perc test. County said that it was too close to the neighbor's well. I am not so certain whether a scientist will be helpful since the lot is only 2 acres. What do you suggest?

Because people are not as logical as you might think and end up drinking water from their wells that came out of their septic. Which would be fine, if they want e:coli, I guess thats their business, but then they sell that property to someone else and don't disclose that the buyers are drinking poop water, and thats gross. Plus, their neighbors then end up drinking that water too, thats not fair to the neighbors.

what about if i have not brought the lot yet and the owners have not had a perk done i would like to have it done but if it does not perk then i will not buy it and i will but out of money any suggestions would help the owner said everyone in the area have a septic system

Gea J as the buyer you can have a perk test done during your due diligence period. I would suggest only offering earnest money and not paying a due diligence fee until after the perk test is complete, earnest money is refundable on most state contracts. I would speak to your closing attorney or realtor about making sure you only put down a refundable deposit in the event the perk test fails. A county perk test isn't very expensive. If it fails you could offer to the sellers for them to pay for a soil scientist...

Omg...i am currently looking at a lot in the triad that needs septic and when the development broke ground 40+ years ago, the lot failed the perc test...Now im wondering if I should even pay the due dilligence and test money

Rob Lo if it failed before it may not pass now. Depending on where it is located in the triad it may or may not be worth it. I wouldn’t pay a due diligence fee, I would offer some earnest money (refundable) in good faith and pay for the county perk test. You might loose a $100 but that’s it. The Due Diligence Fee is generally non refundable. If you need help I am a broker in the area.

Hi i purchased a house 2 years ago and my septic has failed. It is 25 years old which seems to be the average for my area. The problem is that my perc. test has failed and they are wanting to charge me 18k for an engineered system. I can not afford this. What options do I have? I dont think this is something I can take on by myself. Thanks

If you have first hand knowledge of Presby, could you please tell me about it? I've been looking on KZfaq and making calls to septic installers, and so far it's been all good feedback.

@@eliecervargas9800 Thanks for the reply. I've seen the youtube video with Lance, and I was on a 3 way call with him and the sales rep. It was a good call and I felt like he was wanting to help me get a system up and running and not just make a sale. First step is getting a perc test on my acre.

Who the in the world is spending $30,000 on a septic system? Granted I don't know what the rest of the country is doing but I was just quoted around $5000 if my perk test was good.

Super common here in NJ. Engineer design, reinforced concrete septic tanks, disposal field, it adds up.

Yeah, that's if your perk is good. If your perk isn't good, you'll need an engineered septic system it's going to get expensive quick...

I live in eastern Oklahoma and it's all clay and rock. I have two uncles that only had to install an anaerobic septic system for $5500. What are you talking about ? ? ? $30,000 , sounds ridiculous to me what you are saying.

I really tried to watch this video. Actually I was able to finish it although having to suffer through all the horrible video cutting and edits. Just gives you a headache trying to watch it. Which was unfortunate cause he has a lot of good information to share. I was going to go back and count how many times he said "soil scientist", but I don't want to turn this into some troll comment. Tip: Try to "cut out" all the video cuts. They are extremely annoying.

James Henry I think that's the only video that was done like that... when you fail a percolation test the key to getting a pass is to hire an independent "soil scientist"

ok. I'll check out some more of your videos. The soil scientist thing was kind of a joke ( cause you said it like 50 times in the space of 3 mins). One serious question though. You named it "when you FAIL a perc test, but I didn't really see where you actually failed one. It looks like you just failed to find a site to preform one. But now I'm just nit picking...I know what you meant.

James Henry lol most of our "how to videos" are made to coincide with our Spirit Hill video series which follows the renovation of a 1900 farmhouse... so we talked about failing the perk test there, I guess I forgot to mention that in all the edits

This likely would have been a much longer video without the edits so thank you. It was noticeable and slightly negative effect but I value time and efficiency over comfort. Kudos. Highly informative on a critical subject that most don’t realize the options, and that there are engineers who can walk the talk with the county. A good soil scientist is like having a hotshot attorney. Truly epic video on this subject. ❤

Agreed! I really wanted the info on this video but the constant cutting was unwatchable. Shame, because it seems like it would have been very informative.

This is generally an okay video, however I would seriously question the training of a "soil scientist" who believes dowsing rods actually do anything. If all else fails, the soil scientist could also try asking a Ouija board or some local ravens where the old septic is.

You must only be accustomed to sandy soils. Once you get into multi chamber and irrigation systems the price tag skyrockets especially when you need to mitigate soils

I’m a distributor for Norweco and a standard ATU costs $7000. Then those most expensive way for disposal is drip and by far the most expensive one we’ve done was $14,000 and that’s rare. Here in Arkansas we have a lot of clay loam soils. A typical system is 4 lines at 64 feet and that’s between $3,000 - $4,000

Tate O'Connor On average you can expect to pay $4,000-$6,000 for a conventional septic system, $6,500-$8,500 for a conventional septic system that requires a pump, $10,000-$15,000 for an alternative septic system that requires pretreatment into conventional drainfield lines, and $20,000-$24,000 for an alternative septic system that requires pretreatment into drip irrigation. There are also design fees, soil scientist fees, and engineering fees associated with alternative systems.
