Prices do not come down for the following reasons. 1) Government makes more on Stamp duty. 2) Banks make more on interest payments as prices rise 3) Builders make more profits 4) Agents make more in commisdion 5) BMC gets more as development charges. Only one suffer is customer. All others make money on high property prices.

Erstwhile Bombay was a capital of Bombay presidency in British rule which was spread from Karwar to Karachi , a part of Sindh, hence one will find Sindhis, Gujaratis, Marwadis contributing in development of Bombay, which was renamed as Mumbai. Parsis, Jews, Bohri Muslims and Gujarati, Marwadi, Sindhi traders have a big hand in development of Mumbai along with Marathis like Nana Shankar Shet and Marathi Pathare Prabhus. So Mumbai belongs to all these communities who were here for almost more than 100 years along with Marathi people.

11:00 Mumbai history is much older than Portuguese.. there is one marathi video where one guy who conducts historic walks in mumbai was explaining that nala sopara is mentioned even in bible.. there were small ports in mumbai areas. It got a major boost when usa - england cotton trade shifted from mumbai uk.. after the boston tea party. So mumbai is definitely very old in terms of trade and history.

Out of how many under construction buyers did get home is very less Under construction small developers is biggest benefit for budget home buyers because they sell in small margin than big developers If there is only big developers and buying is after only completion of project then think what will be rate as supply will be controlled by big developers This is nobody thinks

From 53:54 to 54:12 😂😂😂 Two points to note - the sales process has become more glamorous now. Posh office with smartly dressed professional sales folks. Buffet meals and coffee and whatnot!! The problem is that all this increases the cost of sales and that cost is passed to the buyer. A very small 2 bhk costs almost 2 crores in most decent parts of Mumbai; a 3 bhk is 3.2 crores and up. In well-to-do households, my guess is that average household incomes are between 25 lacs and 50 lacs. How on earth are people taking loans for 2 crores and 3 crores on such incomes when they have so many responsibilities?!! What would happen to them, their houses and their families if the earning members lost their jobs? RERA - This is one talking point that is repeatedly touted as a huge benefit for the buyers and consumers. But, I feel that while RERA may have been intentioned correctly to protect consumers, the biggest benefactors today are the developers and builders. Here is my analysis: Earlier, UC properties used to cost half that of ready-to-occupy flats. The logic was that one paid a premium for eliminating risk associated with whether the UC property would get finished and handed over on time. But, now UC properties cost the same as ready-to-occupy flats, or they cost more by a significant margin. The difference becomes even more stark if you factor in the fact that you are paying almost in full for a property that you will get maybe in 3 years. I think this is happening in the following chain of events - 1.) Builder's engineering team gives him an estimate for finishing construction. Let's say that this is December 2025. Now any of us in engineering will realise that the engineering team's estimate already has hefty cushions built in for contingencies. So in our example, the engineers would have actually estimated that they will finish by December 2024. But, they add another year to protect themselves. 2.) Next the builder's admin team goes to RERA and submits a finish deadline of December 2027 to give themselves even more protection. So, now the actual cushion built in for the builder is 3 full years. So there is very little probability that the builder will miss this deadline. 3.) Then comes a 3rd layer of protection for the builder. However improbable such delays may be, the builder assumes that he will use up the 3 year cushion that he gave himself and end up missing the RERA deadline in December 2027 by another 6 months or an year. He then proceeds to build the RERA penalties for such infractions into the price of the flat. So, in the final analysis, a.) If RERA penalises the builder, then it is the consumers who ended up paying for the builders' mistakes. b.) In the more probable scenario of the builder not overshooting any RERA deadline, he pockets the penalties that he charged the consumers. Win Win for the builder all through. Buyers were getting hosed before RERA and they are getting hosed now after RERA. So RERA hasn’t made an ounce of difference to consumers; but has become a huge boon for developers.

If you go back to late 19th century Kolkata was the preferred place for the English as well as traders from across undivided India including Burma. This changed around 1940s and later after partition when there was large scale movement from Pakistan to India and the most attractive commercial centre was Mumbai by proximity. Kolkata was still very relevant till the 60s but the Communists ensured the steady decline of the city

Now only 25k parsis are living. Most left india. And gujju and marwaris have mostly baniya businesses not tech, service based, healthcare even Bollywood also most have businesses who give jobs to up, bihari and bangladeshis not to locals. Cuz they want cheap Labourers who work for more hrs. And locals dont work in cheap salaries. Due to less pay marathi actually go abroad. Hence now marathi send 35% remittance cuz due to low salary most marathi go abroad and settle there. Mumbai is also not good for business excpet retail, real estate and finance. Hence most startups from Banglore, pune, noida and Hyderabad.

We need all of businesses smal to medium size - not evryone should get into service industries. Not everything can be run on medical or IT industires. Moreover economy SHOULD NOT depend on medical or education coz they should not act like greedy corporations - they should have higher purpose and integrity which should be for knowledge and service - money should be enough to sustainably run the services. It is umpirtant but should not be a primary focus. Hospitals should be rated on level of service, integrity and research - people wilk automatically flock there.

Mumbai has very poor infrastructure with overcrowded local trains, lack of buses, overcharging by Autos, Taxis, Cabs. With water logged roads, sewage water is open & overflowing, overflowing garbage bins nothing looks livable.

Prices of Mumbai houses will not remain between 20,000 - 50,000 square feet. Prices of houses depend upon demand & supply. Demand will slow down as families have only one child and rich & HNI move to developed countries.

Why can't one acre not be 40 crore? In one acre,nearly 25k sq.feet to 30k sq.ft feet can be sold. If a land has 50 thousand per sq feet price, 25k feet can be constructed(one acre) at 125 crores. Building can be demolished anytime and owner get paid for that.

Per imaandari se Kam karte hai Gujrati jaise kisiko loot te nhi. Fraud nhi karte.Hum bharat mata ki seva karte hai army Mai jyada ter Marathi army hai jaise Gujrati ek bhi nhi hai.
