A half million sitting in the bank is insane. When my emergency fund grew to a mere $45k, I moved it to an investment account via the same bank. It is not immediately liquid, but close enough versus allowing it to erode due to inflation. But hats off to them for what they have accomplished.

I have almost 39K in cash myself but I would way rather get a better job and use the money to survive and pay for travel current housing and other responsiblitties than have it invested. By almost doubling my income I can have another 45k in likey 1/2 the time if not faster. Investing is good but increasing my income if far faster for the amount of money I have in the end.

@@donaldlyons17 lol obviously if you need the money for things don't invest it. However, having money sitting there makes no sense if you don't have a direct use for it. Increasing wages is always the plan no matter how much money you have currently.

I used to keep around the same amount waiting for a dip in the stock market buy more. I'm now sitting at under 250k. I plan to finance my next house pending interest rate.

@@webfreakz This woman is a good reason for children to be in school, rather than home-schooled, where who-knows-what is going on. I have a graduate degree and I would never be so arrogant as to think I know how to teach. The only reason I make exception to this is that things have gone off the deep end in schools these days, so it might be better to have the kids at home.

Some people like to do the work themselves. It have nothing to do with money. It sounds like it's just renovations. Not something that really needs to be done. You can sell it like it is.

Her husband isn't factoring the time + sanity of his family in this situation. As a repair man myself, I'd rather just pay for anything the house needed and sell it right away vs fixing it myself which would take a lot of time and the feeling of stress I'm putting on my wife for having to live so far from society. Just pay for it, sell, and move in one swoop man

they're certainly not hurting but they could have well over 3m if they #1 didnt pay off their house early and instead went hard into investing, and of course invested all of that 500k. ill never understand choosing a 2-3% guaranteed return by paying down a mortgage compared to a very very very likely 7+% annual growth in the stock market. what makes daves perspective so weird about that is that he spouts of 12% average annual growth as being the norm, which is even more reason to invest rather than paying off the mortgage. time in the market is massive, and if you're grinding to pay off your house in 10 years, your money would have more than doubled in that 10 years if it was invested. yes i know hindsight is 20/20, but the trend over time is that the stock market goes up.

I don’t either. But I totally understand the psych hack of paying off the mortgage. But the balance sheet says otherwise. They focus on having a paid off home and 500k in retirement vs owing 250k on the house and having 3 million through investments

He has explained a thousand times why he recommends paying off the house over carrying a mortgage as long as possible to dump as much as possible into the market. And if you look at any of the crashes and downturns of the past it’s fairly clear why he has said that. For one when he speaks on 12% he speaks that since the inception of the markets over time it has averaged that rate of return - which obviously is not saying the market earns 12% every year like clockwork to where you know you can borrow at 3% and earn let’s even say 7% every year consistently. The average obviously means some years have giant downturns and others have upswings to come to that average. Which I am sure you are aware of and appreciate being the case. But the reason why one would pay off their home early is not a math rationale nor does Dave argue it to be one. It’s a peace and well being rationale that involves math to the extent of eliminating risk. The mental well being that accompanies having a paid for home accounts for a lot just as paper returns that aren’t realized until an asset is sold so. The leverage argument is a great one assuming an ideal world without risk and downturns and the impact that result. It’s the same reason why somebody 99.9% of the time (maybe you’re different) wouldn’t have a $500K paid for home and decide to go take a $400K mortgage at 3% to throw into the market while they pay the mortgage on it. And that reason is easy because actively doing that brings risk right to your face. But when it comes to leaving that same loan in place so that you can keep investing more into the market it doesn’t bring the risk forward and just seems smart. And if that’s what you want to do then go ahead do it. But look to even the recession where the banks all leveraged themselves to the hilt because the returns they’d make with the leverage was so profitable. And for a long time that was accurate until a downturn came and suddenly the immense leverage and declining values of everything suddenly made them illliqiid and without the government going crazy like they did many banks that a year or less prior were profitable to record highs using that leverage when things were clicking. Risk is the factor that people always ignore here and what factor they plays. I doubt you’d go get a six figure loan at risk of your home to throw the money in the market, which is the same math as leaving a mortgage around to keep throwing the money you’d be paying it off with into the market. But maybe you would do that and you have the risk tolerance for it - but it’s never been as simple as this comment loves laying it out as it being. Let’s also not ignore that paying off their home isn’t why that money isn’t in the market as if it would’ve been if it was still attached as a mortgage. The husband is very risk adverse hence why it’s parked the way it is.

The eviction MORATORIUM crowd should all get voted out. They forced private citizens to pay rents for total strangers for 2 long years while they had to pay theirs also. The pains, the headaches that landlords have been going through are unfair. They did that just on the name of a mysterious disease that everyone had to go through

I get the woman's point when she made the comment about not wanting to see the Smart-Vester Pro but swim lessons were okay. She said in the call that she was avoiding going into offices. No one does swim lessons in an office. Doing outdoor activities is a lot less risk than going into an office building. I'm not defending her not seeing the Smart-Vester, but I see her point of why she didn't do it up until now. It isn't about who has the disease and who doesn't. It's about staying out of riskier environments.

I'm talking about a large pool in which swimming lessons would be given, not eight people sitting in a child's wading pool. What difference does it make if the lessons are indoor or outdoor? Indoor pools are not in small, confined spaces. The only difference between indoor pools and outdoor pools is there's a roof overhead, but it in no way would be a confined space like sitting in an office.

If her kid is immuno compromised then she is smart. If you are healthy and relatively young I wouldn't be scared. If I was immuno compromised I would change my lifestyle a little nothing wrong with that.

There are some advantages of buying a home for cash... biggest advantage is you save thousands in closing costs. And of course, no mortgage interest. DO NOT USE SMART INVESTMENT PRO!!! I have purchased 4 properties for cash, you need to use a title company to do your closing and you need to buy title insurance, the cost in MA was $500 and in NH was $400 for closing costs. And then you need to file the paper work with the City's housing authority.

Dave should stop giving out these stupid advices. He is costing people millions of dollars loss in opportunity costs over the long run. Its a no brainer in todays historical low interest rates to get a fixed 30 year less than 3% mortgage and invest the rest. Even the most conservative index fund will give you 8%. That is a 5% compounded return annually you will miss out for 30 years following this dave stupidity.

I’m sorry but statistically, the more people she exposes her immunocompromised daughter to, the greater the chances of her contracting something, so one swim instructor is better than one swim instructor PLUS one investor pro, I have no idea why these guys don’t get this. How about we bring her daughter to a concert? According to Dave, that should be totally fine, because “you don’t get to choose who carries the disease”. Great logic right there. Also, Dave’s little helper says the investor pro can meet via Zoom when the caller clearly stated there’s no internet where she lives. Do these guys even listen?
