if it is a long term lease ... not such a good investment at all. if outright ownership, surely. If it is a lease, then the property appreciates annually and you have zero equity in that appreciation, despite the monthly payments and the cost of upkeep. when the lease ends, you have zero to pass on to your family to sustain generational wealth. but the landlord, has captured/retained the equity and will be able to pass it on within family. If it is a lease, you are pretty much leasing a hotel with a very sizeable upfront cost, which is no recoupable. and you will be liable to operate/manage/promote/market/fill the rooms continuously to be profitable . if you wanna be in that field, great. yet, you can enter that field in many markets without having to put up the actual cost of the entire property for an outright sale. we know a few things about properties, having many of them ... this is NOT a good investment if it is a long term lease. NOW, it if it is a freehold/outright sale with the title of private ownership, surely it can evolve into a solid investment in due time. and more importantly, it is yours to keep within the family within generations to come. Looking for someone to explain these transactions in ghana more thoroughly, many of us in the diaspora want to get invest (and return) to the mama land

It seems someone ran out of money. Noticed he didn't answer why the owner selling. The building is not designed properly, it's like a maze. If it's Airbnb each unit needs their own kitchen or they have to serve food on the premises. It's not suitable as a hotel with this design. Beautiful land but wrong design. It's tiresome walking up all those stairs. It needs an elevator. I'm not satisfied with his answer on electricity, drainage and water supply. This is going to be a headache to manage. There are no stores or hospital close by. What happens if a guest is sick, how far the hospital. Whoever interested please visit the area when it rains to see how the roads are.

I've got to agree.. Definitely poor design and a lack of money issue. It could be Airbnb with communal kitchens but they'd need ensuite bathrooms. For the record, the roads are TERRIBLE when it rains round there...

Is this to purchase or invest in a potential business? It needs a lot of work. I'm guessing the owner ran out of money? With 680k investment, the project is completed by the owner and you get a return provided the hotel does well? Or is it to purchase a potential business? I can see around $1m being spent in total.. I do like ur property vids by the way! I think you've definitely found a niche 👍🏾👍🏾

Most lands sold in Ghana are leasehold lands so it’s not outright ownership, it reverts to the freehold owner after 99 years for a Ghanaian and 50 years for foreigners. It’s important to note how many years are left on the lease of any property purchased and if there is the option for renewal.

@@BuildwithAmoaa to be clear ... Freehold is outright sale and Leasehold is via term and subject to renewal? That would seem like a poor investment as you purchase for 680K with generational wealth in mind and x amount of years later you are in limbo for a lease renewal ... Who is the Freehold Owner of this land? What can be worked out for outright ownership? Please make the investment make sense. Thank you.

Awesome investment, 800 per room is to much money though, I’m building in Takoradi beach front, I’m not going to charge people money like that per room! To much, to much! Not right
