To address the rental issue, I wonder if the Villages could restrict the availability of guest passes per year to keep the revolving guests out.

The Villages will not enforce their own rules with dogs off leash. We have a home here in DeLuna with two German shepherds that are always running around a pond common walking path.

Hi Jan & Debbie, A coworker of mine has In-laws who have lived in The Villages for 14 years. When I mentioned to him that I am considering moving there, the first thing he said was...have you heard about the rumors? If someone wants to find "swingers", you can probably find them in any community if that is your thing. Just like someone can find stamp collectors or baseball card collectors in a community if that is their thing.

WHY did The Villages allow VRBOs anyway? Shouldn’t they have foreseen the issue for buyers! They made $ at buyers expense.

I don’t live in The Villages, but my medical appointments for routine care are made well in advance. I schedule the next appointment when I leave the office from the current appointment. As long as there is one fool who is willing to pay the outrageous real estate prices in The Villages, they will continue to rise. Great for the seller, unfortunate for the bulk of buyers. I’ve likely said this before, but right before Covid hit, I had worked out my finances so I could afford a courtyard villa in TV. Well, then I got sick and couldn’t move forward. In the meanwhile, prices skyrocketed and my dreams were shattered. I refuse to be house poor. I still dream, but that’s all it is now for me, unfortunately.

@cynthiaamitrano8915. Cynthia there are more affordable options with lots of activities and amenities right outside The Villages area, a few just golf cart ride away, my husband and I have been looking. Don't lose hope.

Cynthia, have you looked at Spruce Creek South in Summerfield? It's just north of The Villages. It's a much smaller community, but the homes are cheaper.

Does it make sense now to buy a house ahead of time like Debbie did with the prices so high?

Hi Matt! Such a personal decision for each of us. I will tell you that when I bought, it was solely as an investment and I never knew I would live here. We didn’t make much money on renting it out, but were fortunate to gain equity each year. If it is something you are considering, definitely get with a realtor to find out the best strategy for your situation. They can also connect you with a property management group so you can get an idea of potential income. Then kind of do the math and see if it makes sense for you. Hope that helps a little!
