Great video. What Realtors are paying a 40% kickback to a lender!?! Wow. Love your content. A great lender and great Realtor are worth their weight in gold!

Thankyou! A surprising amount are giving up 30%-40% for leads. It gets funneled through a brokerage company the mortgage entity also owns. I am surprised the CFPB or DOJ have not stepped in and banned this yet as it is just keeping the cost of doing business high as Realtors instead of reducing commissions are keeping them high as so many people have their hands in their pockets. There is an ongoing investigation by the CFPB into this last i checked but it has been ongoing for 3 years so who knows. The flag this is what is occurring is if a lender is giving you an incentive if you use their Realtor . I agree 100% a great lender and a great realtor = a great experience

The only time I or my team encourage an app is if we have to look at all the details to give a good answer. We never want to say yes or no if it is something that depends on the details:)

Question, what happens if a seller lies on the seller’s disclosure regarding a HOA stating there was none. Now there is a found pretty high HOA, that was never disclosed on the home, buyer no longer wants to proceed? Any advice?

I really like Ryan Evaro. I met him years ago through a veteran client. I was really impressed with how he handled that deal. We have worked with him multiple times in those counties and he is very down to earth and hard working. He has helped people find homes that other Realtors said were impossible. Jenn, thoughts on realtors referring you to their 'team' (mortgage broker, inspector, attorney, etc)? They always claim there's no conflict of interest because 'kick backs are illegal in this state.'

They will control the entire process and you won't have any outside voices. If the Realtor recommends the lender 90% of the time the lender is going to be working for that Realtor as the client and you as a secondary since their business is depended on the Realtor. There are some Realtors who recommend people because they are amazing but I would not do it unless I verified all those people were amazing via third party reviews.

I personally only send referrals for vendors, contractors, insurance agents or mortgage professionals that have done great work for my clients or myself in the past and I always give 2-3 referrals in any area so my clients can choose the one they work best with. I never get a financial kickback but I wouldn't write-off the person your Realtor recommends.

You mentioned lenders getting a percentage of an agent's money. The agent shouldn't have to share their income w/ anyone like that. That's just crazy. Just saying.

I agree 100%. It’s larger mortgage companies where they are offering to recommend you a realtor and then give you $ if you use them. That money comes out of the realtors pocket. They run it through another company so that it is legal but it is not hard to trace the breadcrumbs.

It can be, but you shouldn’t have to wait for too long. If you’re ever nervous just reach out to the lender and I’m sure they’ll give you an update.
