Hey Hong, the easy answer is that it's worth what a buyer will pay for it! If you don't have cash flow or assets to sell there isn't a great formula to follow... Pick a number that makes sense to YOU and defend it! If you're protecting the name in a way that your buyer needs you to take action to get access to it then you have leverage.

Thank you for watching! It's not a simple answer but competence and intelligence aren't even the most important traits in this industry. More important is people skills, persistence, and being a self-starter. Some business brokers made nothing last year while others are in the multi six-figures or above!

Why is there no National BBA? Why is there no MLS for business brokering or even commercial real estate? Seems like business brokers might end up doing a lot of consulting for nothing. Why not charge for the consulting independently of the transaction?

No one really compares brokering houses to brokering businesses. A better question is what is the difference between brokering a business and brokering commercial real estate. And the answer would probably depend on the nature of the commercial real estate.

It comes down to more people and relationships involved in business brokerage. In CRE, it's all about the property. With businesses, buyers are looking to buy the team and brand that the owner has built.

I'm no expert in business brokerage but I've seen some shady brokers lie to potential buyers about cash flow and debt of a business. I've also seen owners lie about their reason for selling. Many owners put blood, sweat and tears into building their dream so when they are ready to sell those factors are not considered by the buyer. Nonetheless, in my opinion buying a business is much easier than selling due to some shady sellers and brokers. Personally, I would never buy a business listed for sale. I'd only buy from a motivated seller that NEEDS to make a deal fast. Those type of sellers are difficult to find but they do exist. Great businesses sell in day or few weeks. Not months or years.
