I am a 70 years old senior citizen.I have purchased 6 decimals of land in the year 1990 by Rs.45,000.Now I want sell the plot for typical financial crisis. The customer will pay me hardly 5 lakhs.But the circle rate of the plot is now 25 lakhs. Nobody wants to pay more than 5 lakhs for that plot. I am agreed to sale for Rs.5 lakhs. But if I sell it at 5 lakhs, the full amount I will have to pay as capital gain tax. So I have decided to transfer the property through a long term lease agreement or by a mortgage deed with the buyer for Rs.5 lakhs bank transfer. Will it attract any income tax liability from my side? Please give your kind suggestion.

अगर प्रॉपर्टी 50 लाख की थी और मैं 60 लाख में बेची है तो 10 लाख में कौन सी रेजिडेंशियल प्रॉपर्टी हमको मिलेगी तो जाहिर है मुझे टैक्स देना ही पड़ेगा यह तो इनकम टैक्स डिपार्टमेंट का गलत रूल है

जो मुद्दा आप लेके आये हो। लेकिन 60 चेक से ओर 40 केश का एक्जम्पल दिया। बाद में मुद्दे से बाहर हो गए। केपिटल गेइन टेक्स तो समझ आया। लेकिन जो केश बताई प्रोपर्टी सेल से, आखिर वो अमाउंट कैसे एड्जस्ट किया?

If house is purchased 50 years back or more and it is self acquired property of my father and after his demise we his children are getting benefits of the house sold after his demise and we are not intending to invest immediatly then how much tax need to be paid.

हमारे यहाँ कृषि भूमि का मार्केट रेट दस लाख रुपये बीघा है और सरकारी रेट दो लाख रुपये बीघा है जमीन बेचने पर आठ लाख रुपये कैसे लेने हैं,स्टाम्प ड्यूटी तो दो लाख रुपये के हिसाब से लगी हुई है ।और मुझे तीन लाख रुपये बीघा जमीन लेनी है जिसका सरकारी रेट दो लाख रुपये रुपये से भी कम है ।

मुझे कोई अन्य प्रॉपर्टी नही लेनी है इस परिस्थिति मे मैं अगर अपनी प्रॉपर्टी 80 लाख रुपए में बेचकर किसी किराए के मकान में निवास करता हूँ यह मसला नही है, दरअसल बात यह है कि खरीदने वाला कुछ राशि कैश में ही देना चाहे तो क्या करना चाहिए क्योँकि मकान की रजिस्ट्री से अधिक कीमत पर ही प्रायः प्रापर्टी बिकती है। कृपया स्पष्ट कीजिए।
