Sir as you know the property is always sold purchase on higher rate than the circular rates and the purchaser avoids to pay the Registration fee. Then both the parties adopt middle path. Moreover every man is not aware of complex laws. Few people who are not tax payers being sellers agrees with the purchasers. There may be more reasons but I have noted this.

CA भाई, आप इस विषय पर नॉलेज नहीं है। आप लोगो को गुमराह कर रहे है। जब भी प्रॉपर्टी की डील होती है, रजिस्ट्री में लिखा होता है कि कितने में प्रॉपर्टी बेची और उसका भुगतान कैसे हुआ। रजिस्ट्री में कैश नहीं लिखा जा सकता इसलिए कैश को प्रॉपर्टी का पैसा नहीं माना जा सकता।

अगर एक करोड की property बेची और एक करोडकी रजिस्ट्रेशन किया तो स्टॅम्प खर्चा बडता है,इसलीये रजिस्ट्रेशन कम किया जाता है.Pl.clearify

हमारे यहाँ कृषि भूमि का मार्केट रेट दस लाख रुपये बीघा है और सरकारी रेट दो लाख रुपये बीघा है जमीन बेचने पर आठ लाख रुपये कैसे लेने हैं,स्टाम्प ड्यूटी तो दो लाख रुपये के हिसाब से लगी हुई है ।और मुझे तीन लाख रुपये बीघा जमीन लेनी है जिसका सरकारी रेट दो लाख रुपये रुपये से भी कम है ।

It is not practical or critical analysis, for 70 yrs till 2014 , no one asked black or white money in public , hence all such transaction were normal, hence white was very low with common specific with medium service and business class, but bjp govt without understanding the core problem asking suddenly to be yudhister, when buyer don't accumulated white than how long seller wait to sell his property to fulfill his accidental need. Secondly, govt is dishonest if after getting registration fee as per circle rate, they are still chasing seller or buyer. What for public keep land it is just for survival.my suggestions mark a particular worth of land property of individual to be tax, if it more the prescribed than any agency can intervene not others.

Sir 1 cr ki property sale ki joh pura paisa check se liya aur second property 50 lakh ki purchase ki toh bache hue 50 lakh par koi tax toh nhi lagega uska bank mein fd se sakte hai aur property 1999 ki hai

जो मुद्दा आप लेके आये हो। लेकिन 60 चेक से ओर 40 केश का एक्जम्पल दिया। बाद में मुद्दे से बाहर हो गए। केपिटल गेइन टेक्स तो समझ आया। लेकिन जो केश बताई प्रोपर्टी सेल से, आखिर वो अमाउंट कैसे एड्जस्ट किया?

मुझे कोई अन्य प्रॉपर्टी नही लेनी है इस परिस्थिति मे मैं अगर अपनी प्रॉपर्टी 80 लाख रुपए में बेचकर किसी किराए के मकान में निवास करता हूँ यह मसला नही है, दरअसल बात यह है कि खरीदने वाला कुछ राशि कैश में ही देना चाहे तो क्या करना चाहिए क्योँकि मकान की रजिस्ट्री से अधिक कीमत पर ही प्रायः प्रापर्टी बिकती है। कृपया स्पष्ट कीजिए।

Can I get benefit of tax exemption if the amount received on sale of residential property is invested in other residential or commercial property. Is there any limit for tax exemption for senior citizens in this regard Thanks

Up to the 2nd property you ask for the exemption of LTCG investment in residential property. Go through the exemption rules for LTCG arise by selling land or house. You will find all the information you want.

Pehle ke Raja Maharaja Badshaho jesa hi shoshad aam janta ka aaj bhi ho hi raha hai. Sarkar ko propertu ke rate market kehisab se ho lootne ka rasta na ho rregistry rate cum se cum 50 per jyada ho bharustachar bund hoga. Jai hind ya gov open kare property bechne per tax 5 to 10 per tax laga de janta bhi degi gov ko revenu aiga. Jai hind
