Great Explanantion! You mentioned the tenant costed you $25,000? Curious to know as a beginginer investor, in buying properties with a tenant in place and how you plan to recover those costs. Would'nt that mean your end numbers be negative?

A wrap can be a good solution, but it could be an issue if the note gets called due. I know in your case, Michael, you'd refinance and pay off the note. However, this option may not be available for everyoe, especially newer investors.

As someone starting off and the seller asks what company or group are you with what would you say then? Does it make you look like a shark looking for a deal if you tell them you’re a lowball cash buyer? Or how exactly would that play out?

I was an acquisition guy and with this scale i would’ve been a very well paid acquisition manager… my former employer is in CG with you… we closed a 7 figure wholesale deal… fee was 7 figures net.

Great Video. I wish you talked about qualification though. Regarding these 100 doors, were they from the fresh list of pre foreclosures? did you analyze 1000 addresses and figure out 100 properties that would fit in your/your client's buy box?, are these 100 doors pre sorted already? are these just about any pre foreclosure opportunities or did you research if some of these are addresses from people who were in pre foreclosure 100x in the past but always caught up on the payments, if the properties had judgments, liens... this would change your KPIs a bit. I am a bit analytical so I only like to work on properties that will work. I don't like to work and end up realizing that the property was no good in the first place. Of course I am not as successful as Michael or Pace but I am just a one person operation.

Hey Michael I love your content. Always have great info. I was wondering, in using the 5th option of Sub 2 how is it that you can keep the homeowner in their home. I know a little about Sub 2. Would love to know how you unravel this to a seller for them to have that option. How would you say and approach the seller with this. I know it depends on their situation as well. Love to hear your insight with this?
