Hi Paul. How do you get a copy of the benefits summary? Love your work by the way, when I studied CeMAP all them years ago I found your channel so useful. So much so I started my own (just for A Level Chemistry) on the back of my previous role as a teacher. Inspiration comes from unlikely places!

You'll need to contact your payroll department, or HMRC as you're employed. There could be a variety of reasons and you won't find the answer on KZfaq because this is a personal situation with unique circumstances. I'd speak to payroll, they may be taxing you because you earn more than £12,570

With CeMap 3 how do we do the calculations without a calculator? Is there a calculator on screen?

Yes just like your CeMAP 1 and 2 exams - at home = calculator on screen; you might get given a cheap calculator in a test centre

Our published book is posted first class to your home address. We haven't issued PDFs for a few years now as we experienced a pandemic of online sharing on social; our digital version is viewable online and via an app on your phone/tablet; it doesn't print

I’m almost CeMap qualified and as brokers we can arrange holiday let mortgages right? And that is a business loan in a way? What about pure commercial loans? For example if I have a client who needs a substantial loan to build a housing estate. Would we be able to arrange such a commercial loan?

@@PaulArcher I saw your answer on the live stream. Thank you so much for covering this. I’m now gearing up to take CeMap3 and in your 17 top tips you state to revise calculations beforehand. When I was doing CeMap2 I was asked to remove a blank sheet of paper from my desk as well as a biro and calculator. Will I be allowed these items in the CeMap 3 exam in order to work things out and to jot down key words etc?

@@DylanLloyd-qc3py No, they are paper averse! You get a whiteboard on screen to do your calculations so practise with Microsoft Whiteboard on your PC before you arraive

Has got to be the worst microphone a speaker has ever used. Its just erasing any kind of variation in tone in the voice and sometimes muffling voice.

@@PaulArcher wow that was quick…just to be honest everything is great, your content is great. Its just has an enemy thats the microphone headset….plus thanks to this video i realized i dont want a headset where the microphone is on the side of my mouth. Voice travels ahead, so id have a microphone thats close to the mouth. Secondly, it seems like you burst into energy and the message got better when you started joking….and it was a nowhere near that when you spoke in one tone initially. I think you packaged that well with humor and extra tips with those acronyms.

That triangle shaped thing on your face is called a nose and you can use it to breathe. You don’t have to exclusively breathe out of your mouth. It made this video gross to watch.

It is because everyone who quotes a figure comes with a bias - they want you to either train to be an adviser with them or join them as an Appointed Rep. Or both! As a self-employed person, you depend entirely on the number of clients you can secure and the fees you earn from each client. You'll be splitting any fees and commissions by riding on the back of an existing firm with clients. So it's very difficult to say how much you would earn. Employed positions at estate agencies are fairly low - circa £25 - £30K plus bonus. More at banks/building societies, but they're increasingly not taking the advice risk anymore, choosing to make their money from the lending risk and investing heavily in AI to sell their products to consumers directly. So almost impossible to give you an average figure as the majority of advisers are sudo self-employed now

Yeah that makes a lot of sense. I only hear of the brokers making 100k+ which is tempting me to make a career change (I'm an accountant). I do agree that AI could be a huge problem for mortage advisers and real estate agents particularly. I have a lot of friends in sales making good good money and I'm very hungry. I'm in the research phase and there's not a lot out there so thank god for your channel :)@@PaulArcher

Interestingly, IFAs earn a whole lot more and are mostly employed. Look at retraining in that sector. Alternatively, specialist brokers are another area to look at - bridging, development finance etc@@ChronicleStannis

Unfortunately i have no sorce, but every now and again, i remember reading an article about a particular shop in America, and their self check out machine's, may be Walmart... On eligible items, it upsold an extended warranty, or an insurace policy. The conversion was 12% higher than a human. Why? There is no negative self talk with a machine. It justs asks the question. Thats all you need to do as a bare minimum. So, no matter the product.. ask the question. You have way more personality than a self check out machine.

Hi Paul, redoing my CeMap 3 exam this week. One thing I remember from last time and struggled with grasping was appropriate rates for the case study clients. I have no problem indetifying different rates and their uses for the clients' needs. But, am I supposed to choosing the rates that are the cheapest in comparison to others if no real key words are indentified in the study? For example, if the study doesn't mention client's want to miminalmise their payments in the first couple of years or that they don't want their rate to go above a certain point specifically (like discounted or capped) does it then come down to me working out what rate is cheaper out of the discounted or capped by calculations? Or is it ALWAYS in terms of what the client needs via keywords or phrases? Sorry if i made that really hard to understand.

Thank you Paul, it’s exactly what I was looking for. I am an Italian living in London who has been keeping an eye on the property market for a couple of years. The fact that there are leasehold properties down here is absolutely ridiculous to me. The way the tenements are managed in Scotland seems similar to what we have in Italy. I am seriously considering relocating somewhere else due to cost of living and Scotland is appealing to me because of the non-existence of leaseholds but I wanted to understand more about responsibility for communal areas/roof maintenance etc.
