Last Fall I purchased the Mountain View Seed TF for Heat/Drought for my front lawn. I am in DC. We had so many days/weeks no rain. I tried to water but I couldn't keep up with the heat and full sun. My entire lawn with the MV turned completely BROWN. I just couldn't keep up. I tried using the sprinklers 2-3 times a week watering up to 45min or longer 4:30am but the browner it got. I have no shade. I watched all my HARD work just die off. I see your lawn and I go WOW, WHAT HAPPEN TO MINE? We got some rain but it wasn't much help. I had been putting down the RGS/MicroGreene/Hydrat, etc. all that stuff. Honestly, I just feel totally beat down. When I look at it, I am just tired. Put in so much hard work, Never expected this. Looking at it I really don't think it is going to come back and the rain didn't make much difference.

First of all, I completely understand where you are coming from and what you are feeling. There are a couple of factors that played a significant role in the performance of your lawn this season. The biggest factor being...this summer has been ROUGH for a cool season lawn. We went over 2.5 months without measurable rain that would soak into the soil that the plant could use. That is tough for any plant to survive that, with the combination of the triple digit temps we also experienced during that time. The second factor is that your lawn was less than 1 year old when it was forced into those conditions. When you compare your lawn to my lawn which is about 5 years old, there is a significant difference in the toughness/maturity of my lawn vs your less than 1 year old lawn. The first 2 years are establishment years and can/will have ups and downs. The third factor is that you are full sun in DC which is probably hotter than the suburbs where I am. With the way the recent years climate patterns are going, hotter and drier than ever before, I am recommending people consider a warm season grass like IronCutter Bermuda in those full sun areas. Cool season grass is just not genetically able to thrive in those conditions, its just not made for it. It will be more expensive and frustrating (exactly how you feel now) trying to keep it alive every summer. I hope this helps and provides some consolation. Its not just you, I have client lawns that are completely toast right now also. This has been a very rough season.

It depends on your location. For cool season grasses, the fall is the best time to do it. Typically, July/August is too hot for this to be successful.

So is the lateral spread with the seeds that you use from GCI working, wound you say?

Yes it is working as I have the nice lawn that I was aiming for. My position on the lateral spreading is not so much spreading but more tillering/leave blades that make for a more dense lawn and takes up more space giving the appearance that it's spreading. If I want true spreading I add KBG to my seed blend, which is what I do when seeding.

The videos I post provide the process that I follow. Start with a high quality grass seed, stay consistent with your cultural practices, and keep putting in the work. From there you will see improvement year over year.

I'm not sure of the type of ivy that you have but I'm pretty sure that this will kill or damage it pretty good. I do not recommend using this around your ivy.

You will need an insecticide application. Talstar, Proflex, Bifen, Permethrin are products that can be used with a sprayer.

I've got 10+ year established St Augustine grass(I'm in Florida) and I irrigate regularly but with as hot as it is in the summer and with the soil being so sandy my soil has become hydrophobic. I recently put out a wetting agent but too early to tell if it's done anything beneficial. Doesn't seem to matter how often I run irrigation it seems it needs more. Do you think a mixture of compost and peat spread thinly over the lawn would be beneficial or not worth the time?

I do not think it will be worth the time or money. It will take larger quantities of bulk materials to make a noticeable change in your soil performance.

Yeah, the fall is the best time for seeding. It's way too hot right now. I use Cantu curl cream, Olive Mircle Growth Treatment Oil, and water.

I've watched a lot of KZfaq videos and your lawn is the nicest I've seen. You give fact-based information. When I bought my house 5 years ago, I believed that if you had a nice lawn, you would spend thousands of dollars putting stuff on it. I had a large area of my lawn that had to be totally removed due to stumps and brush. I planted grass seed there and I started to notice that the new grass stayed green all winter and throughout the year better than the rest of the lawn. It was at that moment that I realized that the variety of grass was the most important determinate of how a lawn looks. The NTEP trials test grasses to see which types stay green through drought, heat, and winter. The A-list certifies grasses that are low input that still stay green. My advice is that someone use A-list certified grasses on their lawn to make it nice and green. A terrible variety of grass will look terrible all year long. Newer varieties stay green all year. I have a similar dry area in my front. Try checking for two things. 1, sun reflection off of windows and 2, decay from where a tree used to be. Great videos my man!

I’m in SE Pennsylvania and my front lawn just went from looking excellent to half of it looking dead now. Not sure if it’s fungus or just from these heat waves. Also fighting Bermuda grass in one spot like you are. Definitely keep us posted on the progress in your yard. Looking forward to the (somewhat) cooler temps later this week.

Thank you for making this video to show us the areas of your yard that are not doing too well. I think most lawn care enthusiasts probably are in a similar situation with their yard (my yard certainly has consistently underperforming locations). Most will only show the best portion of their property, this leads to a false belief that the property is in the same condition front, back and edge to edge, when they are not. If you carry this false belief when assessing your own yard, you can be less than satisfied with your results, when in fact your yard may look better than 95% of the yards in your neighborhood. Thanks for keeping it real/honest. Keep up the good work.

This year is the best my yard has looked during summer. Ive been watering 3 times a week faithfully for the last two months. Last year i had some sprinkler coverage issues that got fixed which are paying off this year.

Third heat wave here in Philadelphia area and temps have been close to 100 degrees the last three days. My lawn which is all turf type tall fescue and is in full sun all day and non irrigated is suffering from major heat and drought stress. I will have to do major aeration, dethatching and over seeding come mid September. What variety of Mountain view tall fescue would you recommend to hold up best during these summers

Yo Phi double check to see if your windows are reflecting too much light cooking those spots. My windows and some parts of the house reflect and radiate heat. The only thing that helps is a lawn moisturizer product of some sort.

I just did full TTF (MVS) reseeding and over seeding the last 3 fall years in a row. I'm in southern MD and haven't fully mowed since June 2nd and I stay off of it. 95% full sun 7,000 sq. feet area all day. Just watering ($$$) to save what I can and too keep the Sun from burning the soil and life out of what's left. Hoping for a change in precipitation for recovery and any directions you have to bring it back. Your lawn, back and front still look good!

That’s where I live so we’re not that far apart and my yard is going through the same stress that you have, but you look pretty good with the water that you apply to it.
