Eifs is exterior insulation finishing system which is an 1.5 inch foam over the exterior then scratch coat then color. Stucco is with a lath, scratch coat, brown coat then color. It’s a lot stronger than the eifs but more expensive.

Get a sales contract drawn up and if you don’t know how to do one you’ll have to get an attorney or negotiate with an agent to do the paperwork for a small fee.
