I appreciate how nice the unit is, however the square footage and level of finish doesn't warrant the price. It's the hottest neighborhood, but the unit isn't a 9M dollar unit. But ,they'll probably have someone with money, and no taste or idea of what bang you should get buy it . The laundry sans sink looked as common as a laundromat.im sure the amenities in the building are top notch,but the unit itself to me is a bit lackluster in what it includes.

ya looks a bit dingy for 9 million. Better off getting a smaller pad if you need to stay in boston, then a dope house on the cape/vineyard. Or if 9 million means nothing to you then just pay the price and be done.

I understand your perspective. The price is dictated by the uniqueness and lack of comparable homes in Boston - particularly within the Seaport District, on the harbor. It's an amazing property but would the unit command this price anywhere else? Probably not. Thanks for watching & commenting.

Sometimes I wonder if real estate prices in (or near) Boston are also influenced by various kinds of taxes (federal, state, and local) for real estate transactions in the area. I would suppose that sellers pay capital gains taxes for transactions, and I would suppose that buyers pay real estate sales taxes for transactions.

I have viewed many videos on this KZfaq channel. They are always good for vicarious enjoyment and education even just for ordinary people like me. It's good to see what people can accomplish if they have sufficient wealth and materials and technology. I'm reminded of an old brief poem entitled "Boston" by Edwin Arlington Robinson (1869-1935) copied here from Wikisource ..... Born in 1960, I vaguely remember trips into the area around '65-66, and what was there before this high rise went up. Unfortunately, the front of the building never seemed to attract enough of the upscale clientele the neighborhood needed. Shabby storefronts proliferated through the decades. The fact that there's a large public housing property hidden behind the block is not a plus. A nearby alley was a notorious hangout for addicts and criminal types, which the police had trouble monitoring. Was in the area almost daily until about a decade ago. Would like to think that things have improved there, but have my doubts.

Thank you for your insight. The area has certainly changed a lot over even the last 10 years but can still be “shady” at times. This activity seems to be centralized around the Brewer fountain & Boston Common entrance by Park Street. The area in front of Tremont on the Common & side streets have cleared up for the most part.

the way this church got brand new glass walled condo is amazing........... maybe this is another types of facadism but i really feel amazed and cool about this design. Maybe there should be Korean architects combining Traditional Korean house with glass walled condos like this but in Korean version.

Sorry I have to say it, 3k a month HOA. And that's surprisingly low? Yeah, anyone that buys this at 4 million might not blink but I'd look for a place with lower HOA, or a rental.

It’s low considering the price & amenities you get. Homes in this range are usually 4K+ a month.

@@malestorm234 I hear you… but it’s just the cost of living in one of the best condo buildings in the city. It’s a huge tower with dozens of staff members, naturally it’s going to be expensive to keep things going.

I like how they restored it, but the glass part in the middle is too high and dominant. If it's at least two stories shorter, the chuch tower would stick out, and the whole thing would be more balanced and more in line with the old silhouettes. I get that the top floors are the most lucrative condos, and it's great they restored the old bits, but from outside, the main addition is too unbalanced for me. The new doors and windows are good, but the church tower looks now like a glorified elevator shaft.

I looked into these residences about 2 years ago when I was house hunting with my husband. It is a really cool concept and has nice apartments, but the apartments available at the time, didn't really meet our space needs. Nice video and explanation!

Lived at 65 when we moved from NY to Boston. During storms the windows used to shake . The apartment are kind of a deal but far from shopping parking is separate but available in close proximity to the Towers.

Yes, in some instances. It depends on length of ownership and several other factors. If it’s done right people can almost live “free” in some of these buildings. Also, if the unit is purchased and leased out, rental income more than accounts for tax/hoa . Really depends on the scenario.

Anyone that can afford to live here can afford to live at raffles,Winthrop ,millennium and any building in seaport…..Winthrop and millennium are down the street from south station…most ppl living there don’t even use south station and if u did u could just walk it’s literally down the street…..entrance to ritz south station is a disaster pull up next to abunch of homeless junkies who hang around that spot because of the heat from the man hole covers…why would anyone want to pay big money to live essentially in one of the most dangerous areas of Boston…all walks of life r coming in and out of south station constantly….also views are bad ur literally looking into seaport (not ocean) buildings …this will be another st Regis disaster…when st Regis seaport recently threatened to pull the naming rights on the building because the building ownership was going to auction off apartments because the lack of capacity and lack of interest

@@apexsynthesis1 That is true, but I mean the area outside Millennium Tower isn't pretty either and units still sell at record prices. The views are actually great at South Station Tower, very unobstructed, even in the lower level units - I was just in the building with a client. I appreciate your insights & taking the time comment, you are very informed. It will be interesting to see how the building performs... I certainly hope its not another St. Regis lol.
