Location, location, location is the saying when you're buying a house. That alone cost more than the house itself! Note that the first bedroom or a den felt like you are incarcerated feeling that Muntinlupa Vibe! lol Nice corner house with beautiful interior but quite a bit rectangular in shape as I've seen others with much better architectural appeal from the outside for about the same price. Presenter or host did a good job in describing and showing the details of the house which made the presentation more flowing and smooth not having to pause to think of words to say. Julia from Presello just found herself a good competition! lol

South Forbes sales suffered due to the rise of the Ayala Westgrove HTS next door. Kaya natengga ang south Forbes. In fact, Cathay Land sought the help of Ayala Land in selling some of their lots under the ALI banner. Ayun, nabenta din. But the ready-made homes ng SF, namely Tokyo mansions and the Mediterranean themed ones didn’t move so well. Maybe now they’re all sold, but it took a long while.

The granite finish looks a bit off. Not sure if it's the lighting or reflections, but it almost looks like the polished finish I was expecting was worn off or damaged. Also, would the grotto be included or will the current owners retrieve it if the house is sold? Otherwise, a decent sized home. I'm glad to see less extravagant homes. I know of the various Nuvali villages//subdivisions by name only. Are there completed amenities in Mirala? If so, how far is this property to the nearest one?

I did not see a laundry room and outdoor shower for the pool. There is no service kitchen. The raised kitchen floor is just inviting accident to happen, not sure why it is designed that way. The house is not PWD/elderly friendly, from driveway to main door and from the main floor to a bedroom, one will need to use the stair.

Nice location, large house.

Ticks all the boxes for me, especially the elevator. Eastern facing house to allow a sunset views from the balconies is fantastic. Spacious but not too big, which is a pet peeve of mine. It will be just me and my wife. Enough space for our offices and accommodations for when we have guests. Very tempted. Will have to do a little more research on Westgrove Heights amenities.
