Exactly! And the auxiliary room is too far from the main (is such a small) kitchen for 420 M you still have to go downstairs to cook for such a complete meal. And the snack room (from the 3rd floor) should even have a prep sink at least. Just saying…

I watched a video of this property, KZfaq immediately suggests probably all videos available of this property.😅 Quite impressive and scary. This is the best produced video of this property from drone shots, plenty of b-roll, 4k resolution, and low-contrast high DR video quality. However, I prefer 60fps video as it feels more immediate and almost true to life-24fps is old school cinematic. Back to the property, as many already mentioned, people are shocked with asking price. I also expect more. House is so Filipino in theme, design, values, technique. Very minimal glossy materials. This would be great around 200M+ pesos then I'd spend more to personalize and put more technology and features to the property. The builder feels like experienced in less expensive Filipino homes/areas and took a big jump to AAV. The CCTV recorder-equipment with exposed multiple cables in the master bedroom is a giveaway.

Ridiculous price tag but doesnt give me that really top notch furnitures. Not sub zero and centralized ac. Floor plans are kind of practical but no wow factor 😂

@@hastensavoir7782 maybe the home is prettier BUT when it comes to real estate the most important aspect of the property is it’s LOCATION . . . not in this lifetime a home in Ayala Alabang will OUT EQUITY a home in Beverly Hills . . I have been closely following how houses appreciate in Manila and equity is almost non existent

Gorgeous house, but everything is so basic compared to multi million dollar houses in the US. With that price tag, you can get a house in Aspen or an actual mansion in TN or TX.

This is a great house, with beautiful features but the price @ 420M is just too much. Also, the 14 car-carage is a waste of space. A max. of 6 cars for a garage is enough imho. By the way, I think you can have your own dream house at a price of 100M or less in other locations. Honestly, this property is built for billioners. However, self-made and smart billioners will not spend their millions on such property. They will just invest their money on other businesses which can double their investment sooner or later. I think the likes of Manny P. who likes luxurious things whatever the price is can get this property. Anyway, this is a great presentation.

Hindi na uso ang mga pagkalalakihang mansion mansion. Unang una, yang ichura nang bahay na yan, mukhang boxed apartments. Lots of wasted space. For 420 million Php, the front door entrance is an oversized one piece of wood? A grand home should have a double door. Lastly, WHAT IS UP WITH WITH THESE MODERN LOOKING HOMES? They are ugly. I’d rather have a modern version of an old filipino home with details that says, “WOW, WHAT A NICE PHILIPPINE HOUSE.” So many people buying gigantic homes yet they end up selling it for a much simpler lifestyle. Mga biglang yaman lang ang bibili nyan o yung talagang mayabang na. $9 million dollars? AYALA ALABANG LANG? Gamitin ko nalang ang pera magpatayo ng sariling kong Lash Kashash Philipinash de Akushash.
